The property is even better than in the photos - room is spacious, clean, bathroom has all the facilities and utensils needed (cottonbuds, toothpaste and brushes, shower caps, shampoo and shower gel), it was very warm with several windows. The receptionist was super friendly, they were able to accommodate our luggage before and after check out which was great. Perfect price-quality ratio. And the location is just outstanding - near Guglie canal where locals meet and walk around so no tourists and expensive tourist restaurants. True Venetian experience!

Everything was great. Maybe something which can be improved is the shower in the bathroom - the shower head was a bit blocked and needs cleaning/changing.

the room was delightful and the hotel is very well situated, an easy walk from the train station in Venice. The hotel is not offering breakfast at the moment but the little restaurant/cafe at the corner opens early and we had a pleasant breakfast sitting outside by the side of the canal. they also do takeaway coffee for your early morning cup in bed (if you can convince your partner to go downstairs and get it).

Great location just ten minutes from the train station and bus stop but still five minutes removed from the huge crowds of tourists; overlooks a canal. The staff is truly wonderful -- every employee I encountered was very helpful and a pleasure to deal with. Quiet rooms. Nice decor, clean, and they give you free water every day (and perhaps some Prosecco for return guests!).

I stayed here twice in the last couple weeks and one time the shower was nice but the other time it was hand-held only. Reception is not open 24/7. You can leave your luggage if you arrive before check-in, but the area you leave it in is out of of the view of the staff (who of course are not on-site all the time anyway) so I had some concerns about the security of leaving my bag there.

This hotel is a delight! It's quite beautiful inside, the staff were gracious and accomodating and our room had a canal view. Lovely! All you need to do is step outside the door and walk a few steps for fabulous cafes, coffee shops and sightseeing. The room we stayed in was large enough for three of us to feel like we each had space. The extra sofa bed was very comfortable and was made up for my son before arrival. There were cold waters waiting which was a lovely addition on a very hot day. The hotel staff (family) were very gracious and welcoming. Thank you for the hospitality!

We got a surprisingly nice and elagand decoration, with Europe wide first class bathroom! Some countries it's a minumum 5 star or at least 4 superior! Our room is on the street's floor, but the windows was very very good quaility: nothing brothers us: we had the quitest evening in this vacation so far! This is our third time in Venice, but we sadly miss this region till now! Lovely quiet (oh, at least compared to the other main streets :) ) and lovely nice place! Small and beautifull streets and buildings. Fascinating part of Venice! (surely don't miss the opposite side's restaurant: The Parlament!)

Room was different as adverted with little sofa and table but still very comfortable. Shower pressure good. Our room did not have any view. Mattress very comfortable. Only minus’s you can hear neighbours talking and moving next door. Breakfast place - great pancake place across river, just 3min walk. Perfect location to arrive with boat from airport. Stop for boat is just outside.

the location was very convenient as it is 100m from the water bus station, Guglie. this station is also a airport station and hence pretty sweet. The Room was very classy and royal. The staff especially Fabio was very sweet and helpful

there were no elevators to go up so if you are taking up a very heavy luggage, good luck! also; the bath tab didn’t have curtains if you use the shower and the water spills over and makes floor wet which kinda is annoying

A very nice hotel located on one of the lively canals of Cannaregio, the more beautiful and less touristy part of Venice, which however has enough places to eat and drink along the canals and is a 20 minute walk from the main sights, but much more peaceful. The staff is nice, the rooms are big. The canal facing junior suite style rooms with a great view and a nice seating/sofa area are very nice and great value for money. Nice and fast wifi. A rare thing in Venice.

From the moment we arrived, the hotel team was welcoming and helpful. We were led upstairs to our room (which definitely gave a proper Venetian feel, one which my mom described as 'ornate'), and shown where everything is as well as how everything works. The room was comfortable, spacious enough, and relaxing. I quickly felt at home there. Generally speaking, all the hotel staff was friendly, talkative, and helpful. Even the cleaning staff were super, as they saw that I had used a folded duvet as an extra pillow and promptly gave me not one, but two extra pillows. Was really sad to leave, and will definitely use them again on my next visit.

My only complaint is that the shower didn't have a door, screen, or curtain, so water splashed out while showering, but this was more a problem for the cleaners than for me

Nice room, we managed to lift bags, my son was with me, he did help me. no elevator. Great location, next to the canal, many places to eat, next to the airport boat /bus station. Near the jewish quater/Ghetho. Fabio was super nice and gave us many information. Clean, A/C , all was great.

The blanket on the bed, old fashion ,🤩 and the mastress was not so comfortable for me, my son said it was ok for him.
