The hotel is in a very good location in my opinion. All castles are within 15~20min on foot, which was the most important part for me. Heyan shrine is a 30min walk away. Ginkakuji and Kinkakuji are about 40min away by bus. Nishiki market is about 15min away on foot as well. The neighborhood is very beautiful and safe. The room came with toiletries and towels. The room and the beds were very big, which was a pleasant surprise. The staff was also very kind and helpful. Coffee and tea is available for free in the lobby. It was raining for part of our stay and the hotel also provided guests with umbrellas free of charge. It was a very pleasant stay.

We booked this hotel for the really amazing rate and proximity to Kyoto Station (since we'd expected we might be doing a few day trips during our stay) -- and for that, this hotel more than met our expectations! Staff was super friendly and it was nice to have a little lounge area in the front as well as a Family Mart just at the end of the block for any snack/beverage cravings at any hour. The hotel is a short walk away from a big covered shopping arcade and Nishiki Market in one direction and the lively Pontecho area in the other direction. There's a coin-operated washing machine and dryer on the second floor which is also useful for anyone who could use it. All in all, despite some of the things listed below, you absolutely could not find a better value option -- which left us with some welcome wiggle room for local shopping, as there are lots of lovely local artisans :)

Although the rooms were actually decently large, the photos make it looks like there woud be two double beds in the room -- it was definitely two twins. The pillows were also a bit small/firm. Water pressure etc in the bathroom was great, but I'll note for those with "splashy shower people" in their household: the bathroom is set-up more like a shower room, with the toilet area separate, so there's no shower curtain separating the tub from the sink area and the shower head is mounted on the other side of the sink... so things can get a bit wet/challenging washing your hair with the handheld. (Honestly, if they just added a mount over the tub area, this would work really well!)

For the very good points : excellent location, in a quiet yet not remote area, close from Karasuma Oike subway station and bus stops, 10 min. walk from Sanjodori or Nijo, 20 min.walk from Shijo or Kawaramachi. Outstanding good price for a big room. Very friendly and efficient staff. Green hotel : minimal wastes.

Comfort wise, the beds are not very nice and one of the twin beds was quite smelly. The rooms are very bare and, due to their policy of maintaining the covid-19 prevention measures, there's no real room cleaning, unless you really need it. Might be a problem if you are planning a long stay - but it was ok for me. Not that much places to get a breakfast in the area.

The hotel was very nice, convenient and exceeds our expectations. From the moment we checked-in to our check-out, everything was smooth. The staffs were very nice and approachable. Speaks good english and filipino (Kudos to you Kim) Free water and coffee at the lobby which is a great bonus. Room was very spacious and clean. Location of the hotel is also superb. Supermarket around the corner, convenience store and the metro station was close also. There is also a good breakfast resto nearby which I would recommend. Overall, it was a good and pleasant stay, we hadn't had any problems at all. Will definitely stay on this place again the next time I visit Kyoto.

Had a problem with the dryer. We decided to laundry our clothes on our last day, however, it seems the dryer don't produce much heat. We've used the drier 3x but still, our clothes was cold but not dripping wet.

Location was central to everything, we walked everywhere and it was perfect. The street was quiet at night. Loved the use of the laundry and the umbrellas. The beds were a good size and the bedding nice. The WIFI was fast too!

I wish the coffee in the lobby started earlier - the machine is not working until 8:30 am, a very minor issue. Instant coffee was provided in the rooms, along with tea to hold you over until the machine is on!

A very stylish reception area leads on to spacious and comfortable rooms. The layout of the room gives it a homey feeling and helps to keep the room quiet as you're not right next to the hallway. Separate toilet/shower facilities are a nice touch. Plenty of storage space. Bed was comfortable and the room felt clean. The reception staff were outstanding. All of them were helpful, friendly and efficient. The location is quiet, with easy access to public transportation, and very nice to stroll around at any time of day. Convenience stores close by. I very much enjoyed staying here, would happily stay again, and can thoroughly recommend.

This point is so minor- the curtains could be a little more opaque to block out the early morning light. The hotel is so nice I feel petty even mentioning it!

Location was very convenient and staff extremely friendly. English friendly hotel. Was very easy to walk everywhere. Small boutique hotel with coin laundry available.

We had 3 people which added a bed and made for very little room to get around in room. Not much space to store anything out organize belongings except along walkway to bathroom. With 2 people the room would have been fine.

Great location - few minutes walk from the subway and the popular Nishiki Market. Nice clean spacious rooms for family. Lot of places to eat within walking distance. A supermarket and convenient stores right around the corner.

The only sink for the bathroom was where the shower was so if you use the shower, the ground is wet if you need to use that sink afterwards. It was not a big issue, just something we noticed and had to get accustomed to.

Very spacious bedroom for Japanese standards. Possibly because of two single beds. The bedroom was very clean and had all necessary toiletries for someone traveling light. The staff were very friendly and helpful. Great hospitality and would definitely stay here again. Location was also better than anticipated

Bathtub and shower were separate and shower combined with bathroom sink which can be messy if you just need to wash.

The hotel is very nice, so as the staff . The location is great and the room is very spacious.

The only downside was that our rooms window was blocked by a high building that was next to it. The light couldn’t get to the room, we couldn’t open the window or see the sun. I would recommend you to ask the hotel if your room has a view window or a blocked one.
