We liked this property so much we stayed here twice this trip. The family apartment is very spacious for a family of four, the building is quiet and convenient to the Karasuma pike subway and we loved the computerised hot tub in the bathroom that converts into a clothes drying room. Great strong shower. A nice part of town within walking distance of many sights. Sentido coffee further south down the road is very good and the pub around the corner a great bolthole with reliably good, affordable food.

A toaster and iron would be welcome additions. The garbage system is confusing if you don’t know what’s burnable and non-burnable.

I liked that the hotel provided laundry detergent, hangers and drying function in the bathroom. The is also a sofa for relaxing and watching TV. The room is also spacious.

It’s not something I don’t like, it’s just something that was listed but not provided. In the list, it mentioned that there is a stove top but in the room there isn’t any.

I can’t recommend this hotel enough! My niece & I had the best stay here! Close to station & 7/11. Very quiet area, and just overall a great stay. The hotel is very clean, the balcony looked over a beautiful local street. The room, bathroom, beds EVERYTHING was super clean! The staff is so beautifully welcoming & had no issues with our room!

Few minutes to the palace, surrounded by shops and restaurants, newly built so all facilities are clean and new. There isn’t anything we don’t like about this place. People are kind and friendly!

As I stated above, everything was good. So much so that we extended our stay!

Honestly, I cannot fault this hotel. Ive never stayed anywhere that has rooms as sound- proof as these. We never heard anyone in the lobby outside our room, not anything from a neighbour. We were top floor and on an end, so only one neighbour. Windows were exceptional at keeping out noise too. Beds super comfy and we loved the in-room washer and the fabulous drying room in the bathroom. Location is also perfect. I've visited Kyoto many times and always stay around karasuma oike station because it is so convenient. For a budget priced hotel, it feels like something much,much more expensive. I will absolutely be staying here again.

Absolutely nothing

The room and clean, towels and bathroom products felt lush. It was a large size family room with plenty of storage. Nice set up with two tvs and small couch so don’t always have to sit on beds. In room laundry was super convenient and easy to use. Free coffee and snack was lovely every morning. Location is close to the train station(5mins walk) and convenience stores (1min walk). Lots of great restaurants nearby. Staff at reception were friendly and helpful with restaurant booking. Definitely would recommend for family of four.

Like most Japanese properties the sensor light in hallway would get triggered by kids moving in bed. If only there was a switch off function. Minor issue only.

The room is very big and the location is wonderful. Quiet area but close to plenty of restaurants, coffee shops and bars. There is a convenience store right on the corner. Great area

The AC was right above the bed, it was super noisy and freezing at night. Also the room has an automatic light with motion sensor. This was SUPER annoying. It was turning on during the light even if we turned around on the bed. Also the curtains on the room are not good to keep lights out. 90% of the staff doesn’t speak English.

Nice modern hotel. We had a great room that was larger than expected, with a washing machine, fridge and microwave. The bathroom had a setting specifically for drying clothes, which was very useful. We were on the ground floor and could open the back door to a nice little garden with flowers. The staff were very helpful and helped us send luggage to Tokyo. The neighbourhood streets are relatively quiet but still have numerous shops, cafes and restaurants, and it takes 15-20 minutes to walk into the more central shopping area/Nishiki Market. A very comfortable stay, highly recommend.

Beautiful hotel and room. The lobby smelled great every time we entered the hotel. Staff was friendly and helpful. Our room was large and had everything we needed. Very clean and new. It was amazing to have a large bathtub and a washing machine. We also appreciated having many coat hangers which allowed us to hang and dry our clothes after washing. Beds were comfortable and cozy. Lots of towels were provided. Rooms were cleaned every 3rd day (2 times during our 7 night stay), which was ideal. The location was perfect, easy walking distance to the city center, station, and anywhere else. Several convenience stores close to the hotel.

This is me nitpicking, because we had a great stay! -the motion sensor light in the hallway was very strong and turned on easily, and (to my knowledge) there was no way of disabling it. -I would have loved an extra mirror closer to the window to be able to get ready with some daylight. There is a mirror in the bathroom and a large mirror by the entrance door, but they don't get any natural light.

The location was incredibly convenient, and the rooms were spacious and accommodating. The rooms were clean, and the beds were comfortable. I enjoyed how it was close to a convenience store and a train station. They also provided free coffee and other hygienic supplies if we ran out.

Unfortunately, we didn't have enough privacy as all four beds and the living area were connected. Trash also had to be manually taken to the first floor if you wished to dispose of it. Regardless, these are minor complaints to an overall excellent experience.
