Location (few steps to reach Kayabachõ station) and cleanliness. I also like the non daily cleaning programme as it saves energy/ressources.

Small space in the room, especially when having big luggage, but not really bad for 1 person. It can be manageable.

The staff were very helpful, the breakfast buffet was excellent with both western and Japanese options. The location is great for central Tokyo with Kayabacho metro station right on the doorstep, only 3 stops from the JR station at Akihabara to change to the Yamanote loop line to get to Shinjuku, Shibuya, Ueno etc. It's also only a 20 minute walk (or 10 minute ride on the Tozai Metro line) to Tokyo station for main line and Shinkansen services. The area is quite quiet of a night so outside noise isn't an issue.

The decor could do with a refresh and if you have a noisy neighbour in the next room the thin interior walls can be a problem (it was presumably built as a business hotel so noise insulation was probably not a factor in it's original design). The single room I had had little provison for storing clothes, which again is probably down to it's business hotel roots In particular, my room had a missing rubber seal on one side of the window so there was always a draught coming in (luckily it wasn't cold enough to be an issue).

amazing location, only a 10-15 minute walk from Tokyo station with links to the metro lines within seconds of walking out of the hotel. a lot of convenience stores nearby, each floor of the hotel has a vending machine for drinks. they have smoking rooms available which I find very convenient and it’s good that they cater to different guests as best as they can. There is a nice restaurant downstairs - would recommend eating there at any time without breaking the bank!

The location is amazing, it's a 15 minute walk to Tokyo station (and very close to the Imperial Palace/Ginza too) but Kayabacho station is right downstairs. I liked not dealing with the maze of somewhere like Tokyo/Shinjuku station on our first time in Japan but still being well connected to multiple lines through this station. The staff were friendly and nice on every interaction. The room is small but very functional and house-keeping did a phenomenal job whenever we requested it; vending machines on every floor and coin laundry. We ended up liking Smile Hotel more than some of the more pricey places we stayed at.

Light comes under the blackout curtain which is right over our head in the room - laying a towel there resolved this but it would be nice if the curtain was a longer length. I think to improve eco-friendliness they could only provide new towels and water on request - we ended up with a lot more water bottles and towels than we really needed given that the tap water is drinkable. Would be good to have more coin laundry machines (one machine was also out of order).

The location is convenient and close to the metro subway station (Kayobacho Station). It is affordable and as good as its price if you would like to travelling around Tokyo including Disneyland and Disney Sea. They provided free luggage storage too. The staffs are responsive and ready to help.

I liked very much how the staff has been kind to me. I also appreciated That even if you leave the "please do not disturb" the cleaning staff fave me a botte of water and clean towels every day. The hotel Is very simple in his style but at the same tame very good for families or couples Who don't want to spend too much, having at the same time a good quality of service. Another good thing Is the location, less than a minute for reaching the subway, where you can find Keyo line and tozai line, two Lines which can take you almost everywhere in Tokyo.

The staff are very kind and helpful. They are so friendly & helped us book a taxi to the airport. The location is perfect. Between 2 stations, one which takes you directly to Tokyo Disney( only 5 stops) and the other that takes you easily around Tokyo. Great value, yes the rooms are small but it’s Tokyo. They have everything you need. Second time I’ve stayed here & will definitely stay again.

Bed and Pillows were a bit uncomfortable and the bathrooms were a bit small compared to another hotel we're currently staying at in the same price range.

The room was small but clean and comfortable. Great location and the breakfast was a great start to the day. I think I would have paid the room rate for the breakfast alone! Also very convenient location. I don’t think the photos do this hotel justice :)

The room was small but that’s just nitpicking really, it was super comfy and clean.

For the city the room was adequate. Location was what I wanted. Breakfast was really good value and would certainly encourage this is what you should promote. Overall I believe the property did provide value for money.

This is just me from the southern hemisphere - rooms were very tight. But is the norm for Japan / Tokyo.
