Villas Geminis is a really lovely place to stay. Spacious and comfortable room in lovely surroundings, this is a small and very friendly hotel which is very close to the town centre of Tulum but still quiet. The hotel team are very very good - friendly, helpful and always smiling. Cleaning is of a very high standard, the team work extremely hard to make Villas Geminis sparkling clean. It’s hard to imagine that anyone wouldn’t enjoy using this as their base whikst in Tulum.

There is nothing to dislike. Maybe a bit of variety with breakfast but absolutely everything else is perfect.

Beautiful garden in the middle of the city, there's a pool inside so you don't have to go to the beach (which is pretty far away for the record). I liked the location because it's closer to the ruins and I had to walk there a few times. I was also able to borrow a bicycle and go to a nearby cenote. Room was big and beautifully furnished. Breakfast was nice too.

Some of the light switches in the room didn't work or were barely working, they should probably check that out. Also a tip for wi-fi users, at first the network from the provided list didn't work too well, but there was another with a similar name that had much better reception and had the same password, so make sure to try different networks even the ones not on the list.

The staff is fantastic! Jesus at the reception helped us a lot organising our time in Tulum, he provided us with excellent information before and during our stay. The breakfast team was very nice and attentive to our needs. Delicious breakfast: fresh fruit and coffee plus eggs either scrambled or in omelet. We could leave our luggage at the hotel after check out and come back to pick it up much later. The apartment is big and had space enough for all of us. The kitchen is well supplied. There was a filtered water container for us, it could be refilled by request. This is excellent! in other hotels only 1 bottle is provided and we had to go to the supermarkets around. The swimming pool is very nice, we relaxed there every night after our visits, lovely atmosphere. We had also a clothes line available in the apartment, very practical to dry our swimming wear. The apartment has very good and quiet aircon but only in the bedrooms. The short time we spent inside, we were all in the bedrooms. This hotel is only 3 streets far from the main commercial street but in a very quiet area. It is also very close to the car rental offices and has 3 parking spots however, we could also easily find parking place around the hotel. They have bikes available but you have to be early if there are many guests in the hotel. The ADO stop is only 15min walking away but if too hot a taxi could take you there for 50-100 pesos.

The WiFi was a bit weak in the apartment resulting in impatient teenagers.... The glass insulation could be improved.

- The internet was not stable. Often did not work - The breakfast is nice, but same every day

Great location and lovely pool area. There were bikes available at no extra cost which was super handy for getting around. The breakfast each morning was great and the staff were very helpful!

the staff is so friendly and helpful, they give a great deal if you want to extend your stay, beautiful pool area and very clean

there were a few ants but with all the trees and plants around I expected a couple bugs - nothing around the bed area

Villas Gemini was awesome. The staff (especially Alfredo and Jesus) were so helpful and very attentive. The breakfast far exceeded our expectations as well. One of the fans in our living room didn't work the first day and they purchased a new ceiling fan and had it installed during our stay. The water pressure was really good in the shower. It was great to have outdoor places to dry out clothing after our daily adventures. We really enjoyed the pool and chilling outside in the late afternoons. This was the perfect place to stay for our 8 days in Tulum. We rented a car during our trip and were able to park on the street outside without any issues.

No dislikes.

The continental breakfast exceeded our expectations. Everything was made fresh and cooked to order. We ended up upgrading our room to the "penthouse" suite which was absolutely adorable with an outside tub. It's a very boutiquey hotel, so much personality which we enjoyed. Coming from a fancy expensive resort in cancun then to this condo hotel was a huge difference but I liked it more than the fancy resort. The locals were friendly and very helpful. It felt more personal and romantic.

My only complaint was the water pressure in the shower wasn't great but not a deal breaker and the outside tub took a long time to fill and the hot water ran out. We tried to boil pots of water to add to the tub and it helped a little.

perfect location. close to the centre but without the noise of the cnightlife spacious rooms, breakfast is great

our hanging chair broke, we did not get a new one. they don’t clean everyday- I would expect that for this price
