This was the most luxurious BbB in which we stayed in NZ. No jokes, this is 6 star luxury. We stayed in the apartment at the end of the building, on the upper floor. It is very large, and could be a spacious one bedroom luxury apartment for a couple. The apartment is beautifully carpeted, the furnishings are immaculate and very elegant, the kitchen is particularly well equipped. The bedroom is large with a big, very comfy double bed, loads of cupboard space, and a magnificent large bathroom with a spa bath and a walk-in shower! The lounge is also very comfortable and elegant. There were many brochures about local activities to review. The views from the windows and especially the balcony are glorious, overlooking all of Rotorua and the lake to the east. What a sunrise! The large balcony has a table and chairs to sit outside. The owner met us to show us around and provide instructions where necessary. She was very welcoming, helpful, and a proud owner. Everything was provided for a really great breakfast. What more could one want?

I would say super-friendly hosts and great house . Our room was on the garden and it was very nice . From the garden , great view on the valley and on the town . Mrs Lesley was so nice and she provided a nespresso machine and a capuccino milk frother too !! We had a good breakfast with fresh bread and home made goods . Mr Ron is really a very nice person , we had interesting talks with him and he gave us as gift a bottle of NZ chardonnay ! I really recommend this beautiful B&B , but I must point out that it's better if you have a car

Amazing views from our private patio (we stayed in the self-contained apartment) and beautifully furnished place. Every little detail had been thought of. We had a really friendly welcome from Ron & Leslie and they had filled our kitchen with everything we needed for our stay.

It's not really something we didn't like, but something that might put others off; it seems like a random location, but don't be put off, as there is plenty of parking and Ubers are easy to get into town if you don't want to drive.

The residential area was quite nice and the house was on the top of the hill, so the view was beautiful from the Breakfast area. Well kept and clean room.

The driveway is long, steep and narrow, but the owner will turn your car around for you. You need to drive into town to get to all of the restaurants. Next time I would stay in town so I can walk to the restaurants. Also, we like full breakfasts at b&b with hot meals. The breakfast provided was Continental.

This was a return visit to a place and couple I really enjoyed the first time and enjoyed even more the second. Lesley and Ron warmly welcomed us and made sure we were comfortable. One can't help but be comfortable in the apartment which is soothingly furnished, has exceptional views, is warm and has all the amenities required for a great stay. We spent an evening at home, enjoying the ambience, and an evening out. It's only a very short drive from the main activities and city centre and we made the most of Rotorua over our 2 night stay. We'll certainly be back for another stay at Karanda.

The view to the back of the property was relaxing. There is a pond and chickens. A cat came to visit and was most polite. Breakfast included toast and croissants. Upon check in, I asked for wine and a cheese platter so that I could work and relax. I was totally accommodated with my requests. Everything was so enjoyable. I highly recommend everyone to take the opportunity to stay here.

Nothing could have been better. I drove up to the entrance and was greeted immediately.

It's a beautiful house with a lovely view. Nice breakfast in the morning. We stayed in a room in the house, which is different than the 'unit' next door. Hosts were just terrific, accessible with input and thoughts for everything, lovely people. We had wine outside on the balcony a couple of times and it was terrific (see comment below). In this part of the home, there are 3 rooms, so we had breakfast with 4 other people, and it was very pleasant. Ron made special coffee drinks in the morning, very lovely.

Pics can make you think this is a designated B&B, but you are in a person's HOUSE and the listing can be a bit deceptive. So some of the pics show the home, but you don't use any of it... not that Ron and Leslie don't allow it, but they're living there. They moved rooms when we were in the balcony. Our room had a bathroom in the hall, so probably the least desirable of the rooms. Also, the sun beats in on that side of the house, very hot when we'd come back from the day. Maybe stay in a different room if these things matter, or in the other unit for more privacy.

Staying in Rotorua during one of the wettest January weeks in recent history, we were lucky to have this great b&b as our residence. Fully equipped with a large kitchen and breakfast foods provided. Spacious living area that even had a fire place to keep us warm during the cold nights. Large private outdoor area with an impressive view of Rotorua and the lake. Nice extra: we could see one of the area's main geysers directly from our bedroom window.

Going down the driveway can be a bit tricky but the hosts are always there to help you manoeuvre the car. At the same time, there are several public parking spots next to the street with easy accessibility.

From the moment we arrived (early due to bad weather) Ron and Lesley couldn’t have been more accommodating. It really is home from home. Lesley even managed to book us a table despite the restaurant being full that night. The room was exceptionally comfortable and we spent a lot of the first evening chatting with other guests and our hosts as if we had known each other for years! They had plenty of suggestions for things to do and were keen to hear our feedback on anything we had done. There was more than enough choice for breakfast and we were sad to leave.

Unfortunately it was very heavy rain the second night we stayed which kept us awake.
