We stayed at Jan’s for 3 nights. Jan is a gracious and warm host with great recommendations on where to visit. It’s clear that Jan takes pride in hosting guests - the home is beautiful, comfortable, clean and well maintained. The bed is very comfortable and the home is very well-equipped with high quality cookware and branded appliances. There’s also a library stocked with books, magazines, and board games. This bnb is also really convenient- just a short drive away from the main area in Rotorua. Despite the proximity to town, it’s situated along a quiet road in a residential area so it’s pretty quiet and we had a restful time after busy days of exploring. We’d love to return one day and will definitely stay at Jan’s!

Jan is a wonderful host and we had a lovely stay in her place. From her friendly greeting to her delicious cooked breakfasts to her great local advice, this was one of our best stays in a long holiday. Her place is comfortable, spacious and has great facilities and you are made to feel like a friend of Jan's as soon as you arrive. We would definitely stay there again if we revisited Rotorua

Long walk into city centre but we knew that when booking. However, there is lot of free parking when you drive into town.

This place was so easy to find, even though it was dark when we arrived. Jan, our hostess, made us feel welcome, and we settled in for a very comfortable night's sleep. The living area, separate from the bedroom, made so much sense as one of us had some work to catch up on. The hot breakfast Jan served us was very welcome. She is warm, caring and very helpful and introduced us to her lovely garden. We had an early start the next day and she happily agreed to serve us an early breakfast to save us time. This place is in a quiet and charming neighbourhood yet is so central. We had a car and drove around, but the beach is close by and has many dining options.

We absolutely loved our stay in Rotorua! Everything about our experience was fantastic. Firstly, the bed was incredibly comfortable, ensuring a restful night's sleep after our adventures in the area. The homemade breakfast served each morning was a delightful touch and truly made us feel at home. The water pressure in the shower was excellent. Additionally, the delightful home decor was right up our alley and added to the cozy atmosphere of the accommodation. We couldn't have asked for a better host than Jan. She was incredibly caring, helpful, and exuded warmth and friendliness throughout our stay. Her hospitality truly enhanced our overall experience. We would highly recommend this accommodation to anyone visiting Rotorua and looking for a comfortable, welcoming stay with exceptional hospitality. Thank you, Jan, for making our time in Rotorua so memorable!

We have only positive memories of our time in Rotorua and would gladly return to this accommodation in the future.

Jan was a superb host. She was really friendly and welcoming. Her breakfasts set us up really well for each day's activities. The apartment was spacious, spotlessly clean, well equipped and felt like a home from home. Jan's local knowledge helped us choose some excellent restaurants. The garden was great for sitting in the sunshine and relaxing at the end of a busy day. If our travels take us to Rotorua again, we would love to stay with Jan again!

Imagine a brand new, spotlessly clean, fully equipped one bedroom bungalow with off road parking, washing machine, fast internet etc. in a quiet location but just minutes from the town centre and local attractions and with an award winning fish and chip shop around the corner and then having a friendly neighbour pop to the back door every morning with a lovely cooked breakfast and you have Rotorua Central Hosted B&B. Jan has created a superb self-contained annex to her property and could not have been a more friendly and helpful host.

Nothing - it exceeded our expectations in every respect. On arrival we both said ‘This is better than our own house!’

What was there not to like! Jan’s place is immaculately clean, well fitted out, comfortable and Jan is an excellent host. It is located a few mins out of Rotorua central. So best to have a car. The place is well insulated, making it feel cosy in the cold snap. There is a lovely little courtyard, the bed was very comfy and fabulous to have a washing machine. The kitchen is well fitted out to self cater and Jan provides a generous hot breakfast each morning. This has been our favourite place we’ve stayed in NZ and couldn’t recommend it more highly.

Quiet location outside of CBD with an easy access to everything Rotorua has to offer. Walking distance to Redwoods, Maori village, golf course and even to Countdown on the other side of Fenton Street if you need to make any groceries. The place was perfectly clean and tidy, fully equipped with everything I could think off. I felt honestly blessed I could stay there. Jan went beyond and above as a host starting from a warm welcome through serving delicious breakfasts based on your wish and even offering a lift back to Information Point at the end of my stay. I would strongly recommend Booking.com hiring Jan to teach all hosts worldwide how to make their guests deeply happy :-) Thank you so much Jan... God bless you!

Perfect home in neighborhood less than 10 minutes from downtown. Serene light grey and white leave a crisp clean impression and the back garden was in bloom making the small courtyard charming. The house stood out as having everything you might need and a host with a great sense of hospitality- if we can come back we will!

There is very little to dislike- it took me a moment to figure out coffee and without help I would not have had foamed milk- but it was all user error and the host was cheerful and sweet giving me my lesson.

Jan was a lovely host, she was cheerful and charming but not intrusive, was very flexible with our changing breakfast times, cooked my eggs and bacon perfectly!! The unit was clean, modern and well furnished, bed was comfortable and sheets soft. Shower was good and hot with plenty of water. There is off street parking thats covered by her security camera so we rested easy knowing our rental was safe. The location is perfect, 5 minute drive from CBD, Polynesian spa and food courts. If your looking for a good nest for a weekend away then I highly recommend Jan's BnB!!! Absolutely loved our long over due weekend away and Jan's spot absolutely made it!!! 10 stars!!!!!!
