This is an exceptional place to stay, like having your own private studio apartment on a rooftop. We stayed on the fourth (top) floor, with the balcony. The room was clean and facilities were modern. The view is very special - you can see the top of the stupa from Wat Tramit (Golden Buddha) and the activity in the streets below. We spent a fair bit of time on the balcony, just watching the world go by. The Ba Hao restaurant downstairs is pricey (somewhere between 1500 to 2500 THB for a solid meal and drinks for two) though certainly justified by the food and experience, and we went back a second time. The photos with the couch and television are of the second-floor communal area, which comes with a stocked fridge that you can use freely (mineral water, coke, milk, etc.) and there is a coffee machine as well as various other facilities. As far as we could tell, there were only two apartments at Ba Hao restaurant/residence (one on the third floor, one on the fourth) so the communal area is essentially like a private space. The breakfast as also fantastic with local options on offer that you put in an order for the day before. We also really liked the area in Bangkok - very close to the Chinatown area and Yaowarat street, which is a vibrant and bustling area, and also close to the other attractions in old town.
This wasn't an issue at all for us, but it's worth noting that there were four flights of relatively narrow stairs up to the accommodation and no lift - which is totally understandable given the style of the building. This however may be an issue for people with mobility restrictions.

This was a great surprice. The location could have not been better. Room (studio) was absolutely great and downstair’s bar offered tasty drinks. We heard that food was also great there, but we ate in China town. We read earlier reviews and noted that there had been some complaints about noice - we did not notice it but truly enjoyed our stay. I highly reccomend this place.
If anything, breakfast could have been better and yes, there were deep stairs. Honestly, this place was that great, that I feel a bit ashamed to even mention those.

Beautiful room in a gorgeous location! The room and whole building is beautifully decorated with a cool style. Bed is soooo comfortable, I wanted to stay there forever. The restaurant/bar downstairs is a super cool, modern place to hang, get cocktails and eat some delicious food! 100% will return next time I'm in Bangkok. Just a few mins from central Chinatown. The street itself is full of cool bars, cafes and restaurants 😍
Just a small thing... Some of the windows don't have blinds so privacy at night and light in the morning is not ideal. Maybe they could offer eye masks in the room?

Beautiful space - well designed and decorated. Nice touches and a lot of effort obviously went to lighting and great small touches . High end amenities- top notch room speakers etc to complementary water and soft drinks and fruits in fridge . Friendly staff - bless her - sweet lady. Breakfast was great everyday . Room was perfect and beautiful to be in the evenings . Amazing views. Well located .
Nothing loved it here . But if there is one thing I would have liked to enjoy the common areas a bit more as it’s very well decorated and has tv , kitchen etc in the evenings but not really able to if just looking to chill and watch tv , relax and eat because of noise and ambiance from downstairs bar . But very minor - just had to eat out instead of cooking or bring food in we are not permitted to eat in the bedrooms .

The Ba Hao is very tastefully decorated, great use of space and design. Lovely full windows and 2 additional windows with street view near / border of Chinatown. I had the studio and this is enough space for 1-2 pax but does not look as large as it does in Book.com. The room I had was on the 3rd floor (no elevator) so be warned if you have large / heavy luggage but everyone was super helpful and nice and helped me with the luggage. It's in a great area with bars/lounges, lots of street food options which run until midnight, 1 am...I happened to be there the night they were having a block party / and DJ below but I think all other times it must be quieter? I would definitely go back.

We stayed here for a month so have a really good sense of the place. We LOVED the design, the location, and the balcony was also pretty special. Chinatown was by far our favourite neighbourhood to explore and eat in, so if you love food/photography, this is the spot as everything is basically outside your door. It was so convenient literally being in the centre of all the things to see/do in the city and on the Soi Nana strip its on is known for excellent cocktails. The suggestions they made for the area were also pretty on point and their restaurant was delicious (if it's fully booked you can order and eat in the living room). Also having the fully stocked fridge and snack pantry was super convenient (and delicious!). Finally, the helper, the owners and the staff were all super lovely to deal with and very helpful. I can't say enough great things about the helper, she was really thorough and made wonderful breakfasts for us with surprises every now and again. We felt extremely well cared for.
Since we were there for a month, a few small things that probably wouldn't have bothered us much in a short trip started to get more difficult. I'm used to living in the middle of a city so I didn't think sound would bother us, but the window doors to the balcony do not seal at the top or bottom so sound/heat leakage is high. The A/C had to work hard to keep room cool and it blew straight on the bed which was uncomfortable for us. Finally, the water pressure is pretty low for our preference.

Incredible place for its atmosphere and design. I would love to live here. Amazing room and shared living room. It is difficult to choose which one to spend the evening in.
All breakfasts, which are provided to choose from, are Thai local cuisine. This is not bad, but you need to be prepared that the usual European / American breakfast is not here.

The rooftop balcony (4F SANTIPHAP room) with the view of Soi Nana (which you can view fireworks if you are lucky) The 2nd floor's common areas, the kitchen (they provided everything from Nespresso machine to frozen waffle/bread where you can reheat anytime with the toaster or microwave, the staff prepared fruits for us and even arranged and wrapped nicely in a plate (as breakfast before we told her we need to leave early tomorrow) You can find complementary tea, biscuits, tidbits, milk, honey, jams, chocolate syrup, milk/soy, soft drinks and various condiments in the fridge And plenty of books to read
You have to walk upstairs (level 4 or 3) by yourself but they can help you to carry your luggage up You need to pass through the bar after 6 pm before going up to your room, however the 2nd floor's tablets are exclusively reserved for room's guests No TV in your room but you can connect to the good Bluetooth speaker, you can watch TV at the share living room but hey there's only 2 rooms at the whole property anyway

The room and the hotel is amazing. The hotel is super small and the entrance is from the restaurant, but all this making it even more charming and spacial. The room is big, the bad is perfect, but the best part is the view and the privet terrace. Green and beautiful. And if here not because of the restaurant, make sure to visit it. It's one of my favorite places in the city. And this is the aria of the bests hip and trendy bars in Bangkok. I'll definitely come back!

This is a beautyifuly designed room in more quiet part of Chinatown with few trendy restaurants on the same steet including the one downstairs. They offer two rooms and common area with snacks and coffee. Our room had a huge window and an amazing view.
These weren’t problem for us but few things to know: there is no elevator and the staircase is steep and narrow; the bathroom in our room was semi- open behind the glass; the rooms is noisy but they offer free earplugs
