Lovely old building with character and comfort. Nice bath and a quiet top floor room

Heating wasn’t on so not as warm as I would have liked.

Our room was comfortable and clean, the bed linen was fresh and the home cooked biscuits were a nice touch. Nice little bathroom with a good shower and clean towels. We didn't have the breakfast so can't comment on that but we loved the little honesty bar which was a nice touch after an evening out. Front of house and the two housekeepers we saw briefly as we left our room on the Saturday morning were smiley and friendly. All in all a good stay and we would return, thank you!

Bedroom carpet had some marks on it, but that's common in high occupancy rooms. The room didn't smell dirty or grubby though so I'd say it was just marks that maybe haven't come out. It didn't put me off the general cleanliness of the guest house.

I treated my friend to a weekend in Bath for her birthday as we had a really lovely time whilst staying at Brooks Guest House. The hotel is well presented and the room was clean and met expectations (the in house made biscuits were also a delicious addition!). The staff were also lovely and they kindly looked after our bags on the day of checkout so we could continue to explore the city in the day. Breakfast the next day was also extremely delicious and I was particularly impressed with the hot chocolate as I am not a tea or coffee drinker. An easy walk into the city centre so we will definitely be coming back next time we stay in Bath!

The only improvement would be parking options as I had to drive. Bath as a city is known for being hard/ expensive parking wise but a cheaper parking option would have been ideal.

The house is impressive and the interior design matches it's Georgian style. On cold nights the fire in the chimney of the drawing room is an excellent touch. The place is clean, comfortable and cozy. The staff friendly, and helpful. We also appreciated having an electric kettle in the room.

The heating in the room couldn't be adjusted by us. It wasn't a big problem though, generally the room was warm enough. The radiator in the bathroom was not working well. The room was too small to have even a small refrigerator in there.

We were looking for a good alternative accommodation in a very high-cost area for one night. This is a charm. We booked the small, double, It's not that small. More than adequate for our needs after a grown-up night out. Car parking locally in an enormous car park and only a short walk. Uber is available in Bath. Buses run right along the route into Bath City. The decor within is decent, sitting room is pleasant. The breakfast room has some window aspects with a cooling breeze. The room was comfortable, shower was decent. The staff were friendly and accommodating. It's ideal at the price point and worth the money.

The Room fan was not great.

Entire room was very clean with comfortable beds and sheets. The bathroom was modern with great lighting and selective toiletries available to use, shower was nice as well. The decor was charming and pretty, as was the rest imof the Guesthouse. The location was perfect as it was just a 10min walk into the city centre and we were able to leave our car parked in the city car park 3min away from the property.

Had to pay for parking in a nearby car park as there was no free parking available, and limited short-term stay parking on the street so made getting our bags out more stressful. The breakfast was priced too expensive so went elsewhere.

Location was close to the theatreand the town...straight road just 10 minutes walk. Managed to park car in Victoria Park ..guided by staff ,,,expensive at £17 for 24 hrs , Room was very nice quality though a little dark. Bathroom very good and access was good provided you could climb the step steps to the front door. Tasty breakfast was very good except for the coffee which was very weak.

Just the coffee at breakfast and the car parking charge at the park behind the houses. Otherwise everything good quality.

Very helpful, welcoming staff. The location was ideal for the city centre- an easy walk.The room was very comfortable and clean. A lovely breakfast room with a really good breakfast and lots of options. The honesty box for snacks was a nice touch. We were also able to leave bags after checking out and when we picked them up, we were invited to rest in the lounge which we thought was very hospitable. Would stay again.

WiFi signal wasn't the best but it wasn't an issue. We found the room a little warm but that is just personal taste. Generally, no complaints.

Everything was so thoughtfully put together in the room, sockets near mirrors, good lighting, lovely decor, hooks on the back of doors, all the things that often let a place down. The bed and bedding was super comfortable and the room was very peaceful at night. Staff were very pleasant and helpful and breakfast was really nice.

I was with my elderly mother and she struggled a little with the steps up to the front door and stairs up to the bedroom. It was also a little walk from town, perfectly manageable for younger people though

I booked the single room last minute, needing a place to stay before starting a job placement. At first I was hesitant to book, due to the distance, but then I realised that the location is not far from the city centre at all, as Bath is a very walkable city. I'm glad I picked this guesthouse, as everything about it was amazing: comfortable and spacious room, strong shower, hot drinks, delicious breakfast included, friendly staff and guests, a nice communal lounge, books. The guesthouse is located in a residential area that is close by to Victoria park, just a few minutes up the hill. I would definitely stay here again in future.
