This is the 2nd time we have been to stay here and we would definitely come again. The owners are very nice and friendly and they definitely make you feel at home. Everywhere is nice and clean, the breakfasts are amazing and is included in the price. Hopefully we won't leave it as long for our next visit. Its so close to the centre of Blackpool right near coral Island and the tower.

There isn't a thing we didn't like. We loved our stay and we will be back again. I wouldn't choose anywhere else to stay.

Locality to central Blackpool area was the decider for us, we usually stay in south shore but decided we needed a change, Jean and Franco couldn’t have been more friendly, breakfast service was great you get what you want without question and with a little bit of humour from Franco, rooms were well kept and clean, out room had all the equipment you would need right down to a fan for the warms nights, you won’t go wrong staying here,

As with almost all Blackpool streets there’s very strict on street parking, permit holders only, there is central Car park at the bottom of the road and a secure car park a few streets away, we had a Tourer van and was to high for the secure car park but got 3 days parking at central for £26 very reasonable, so this isn’t a negative for the hotel it’s just Blackpool…

Lovely, hot breakfast. Shower hot and towels clean and fluffy. Lighting great. Beds comfortable and clean. Just enough room for three. Lots af mirrors and plugs. Small fridge in the room. Jean and Franco were lovely and nothing was too much trouble. They gave us a heater as the room was a bit cold. We would definitely stay again.

Getting ready to go out meant we had to take turns in using the bathroom mirror as the overhead lights were subdued.

As a married couple who hadn't been away for years we thought we would have a couple of days away in July in Blackpool. Based on reviews, we stayed at the Kirkstall Guest House, which is a very handy short walk away from Blackpool Tower and the shops etc, The couple who run this guest house (Jean & Franco) have done so for many years, nothing was too much trouble for them, they are a very accommodating, wonderful couple who will go the extra mile to make sure your stay with them is enjoyable. The price was very reasonable, all we wanted was a comfortable clean room with a tv, toilet / shower, and that is what we got, there was even a mini fridge in our room. The amazing hearty breakfast was a full English for one of us and a vegetarian version for the other (it was a breakfast that you would easily pay £8 - £10 for in many other guest houses / hotels) it also included a choice of a variety of cereals / fresh orange/ tea or coffee. Thankyou Jean & Franco for your hospitality, we would definitely stay again.

We stayed in room 7 for over a week with my dad and it was such a lovely place. Literally a stones throw away from the beach which was perfect for us and not far from the actual town. Such a good little spot. The shower was lush in the morning.

Where we was at the top floor the WiFi is a bit temperamental but other then that everything was perfect!

The staff were really friendly breakfast was delicious the bed was so comfy nice size TV and cosy room. Check out time was good timing. Also the owners let us leave our luggage there until our coach home so we didn't have to carry it around all day. The accommodation was so close to everything would definitely stay again and would recommend to anyone wanting to stay in Blackpool

Omg you couldn’t have met nicer hosts they are both lovely and go well beyond if you need anything, ,The breakfast is outstanding, Frankco is always round to make sure you have enough toast , Coral Island is just on the door step and so is the tower its so close to everything absolutely amazing

Absolutely nothing to say here it was perfect for my family

Ideal location for the town, promenade & all amusements. Quiet room on 1st floor with plenty of tea, coffee & milk. Nice hot shower & lovely freshly cooked breakfast by the lovely hosts Jean & Franco who were very accommodating.

Lovely friendly welcoming hotel. Home from home. Super clean and nothing was too much trouble for Jean and Franco! The breakfast was really tasty and the coffee was the nicest I've had in a hotel. The room was plenty big enough and there was plenty of storage space and a iron, ironing board and hair dryer was a nice extra touch. It is in a great location a short walk practically 2minutes from coral island.

Jean and Franko was amazing so friendly nothing was ever to much. I don't like green top milk and bless Franko he went and got me a pint of blue top milk for me for the rest of our stay. The room was fab, mini fridge in there and the bed was so comfortable. Breakfast was amazing so tasty. Great location close to the sea front and coral island. Nothing was ever to much for Jean and Franko will definitely be back again
