Great location, we were able to walk straight out onto the beach. Had a lovely breakfast each morning, able to help ourselves via the breakfast buffet, as well as have items we ordered the night before for a cooked breakfast. Hosts were lovely, very accommodating to questions or requirements we had. Did need to sometimes ring the outdoor bell to ask the host a question as wasn’t around at the time upstairs. However, was always very helpful and accommodating.

We did buy some food while out and about, and it’s quite warm when we stayed so there wasn’t anywhere to store things to keep them cold for guests when we came back from trips or going out the next morning. The room we stayed in, did get quite warm at night so was difficult to sleep. Had to keep the bathroom/bedroom windows open. A fan for the room would be a nice idea for future guests. It’s another reason why food and drink wasn’t best kept for long. Didn’t want to have to ask to use a main kitchen fridge all the time, as aren’t able to come and go as you wish.

The whole thing suited me. Everything was easy and sufficient. The host was friendly and yet didn't overdo the niceties. The room was basic I suppose but clean and fully functional. The bed exceptionally comfortable. The cooked breakfast wasn't lavish but was well cooked and tasty. The location could not have been better for my needs and was not too far from town and was easy enough to find. I'm well over 6 foot and it was a pleasure to stay in a single occupancy room where I didn't and couldn't easily bang my head.

Personally I like my tomatoes fried for a bit longer. That is really the extent of things I didn't like, and I still ate them. Value for money is a difficult one. I didn't need too much and I think anyone expecting a luxury stay may have been underwhelmed. However, I thought the price charged reasonable for what was provided.

Matthew was extremely warm and welcoming and always had a smile! The breakfasts were delicious with lots of choice and always cooked fresh. The location was stunning, we had a sea view and were across the road from the beach and about a 10 minute walk to the pier and central Eastbourne. There was plenty of free parking nearby including some parking spaces behind the b and b. The room was spacious with a cute window seat. Very clean and spotless room and en suite.

The host Mathew is an extremely nice guy. His breakfasts were perfect. Definitely recommend this BNB.

We found this BNB absolutely perfect for us. This isn't a criticism but... We stayed in the balcony room, if I could improve anything at all I would recommend a 2/3 foot screen (possibly willow) around the balcony as it did feel slightly uncomfortable with most cars looking up at you as they drove by when we were sitting out on the balcony. A screen of this height would be perfect as you can still enjoy the views out along the seafront.

Location was good as we love walking. It was quiet aswell and the parking behind the B and B was a real bonus and meant we could get around on buses once we arrived. Bus stop just 2 minute walk away and buses every 20 minutes.

Bit disappointed we couldn’t have bacon or sausages but we understand the reason why and were told in advance.

The breakfast was plentiful and very well prepared, delicious. We really liked the balcony room, spacious and very comfortable with plenty of cupboard space and drawers for our clothes, it also had a fan which was very welcome. The drinks tray was very well stocked with plenty of tea bags, coffee, milk and sugar, etc. We liked the system of filling in your breakfast preference for the following morning which meant it went smoothly and we always sat at the same table which was good. Will be back to stay again, and would highly recommend this clean and comfortable B & B.

Only a couple of very minor things - the kettle could do with a descale. And the TV has audio description on which we couldn't work out how to switch off. Some noisy traffic in the evening but once the balcony door and windows were closed not an issue.

Great location near the sea. The room was just what we needed for a short stay, the beds very comfortable. Breakfast was excellent with a good choice and quality food used. Everything was very clean. Matthew the owner was friendly and accommodating but not overbearing. Would certainly book again.

Parking was difficult to find at times but this was no fault of the property or the owner.

Lovely place to stay, very clean throughout, our rooms were comfy/clean and facilities very good. Breakfasts were great, lots of choices and we thoroughly enjoyed them. Matty looked after everyone superbly, very pleasant and always smiling!

The only criticism is one of the rooms we stayed in was on the top floor, a lot of stairs, our fault for not checking this though. This wouldn't stop us from staying here again.

We loved it all the place we stayed was amazing our host matthew was very friendly and welcoming and nothing was too much trouble. The breakfast was good fried breakfast and cereals with fresh fruit and toast and tea and coffee and juice. Everywhere was very clean and it was bright and fresh painted. We are going to book there again as really enjoyed our week.

As an ex hotel manager for the Hyatt group, and others, my daughter booked me in for 3 nights, on my trip over from my home in Thailand, I was not disappointed in any area, l really can’t see it disappointing anyone, l would certainly rate it as a five star guest house in all areas, even 5 star hotels have disappointing areas, this small guest house has none, believe me, and what a breakfast !!

I really can’t think of an area that was disappointing, and that’s a fact. it is exceptionally good. l personally would not fault it in any area, as there was a lot of little extras touches, that mean’s one thing in my experience, they really care for there guest’s.
