We stayed in absolute luxury for two nights. The building is beautiful, located within a couple of minutes walk from the city centre and the staff were lovely and friendly. There's a convenience shop which was an unexpected and handy extra. The price of our stay was very reasonable and it was exactly the birthday treat I was hoping for. I'll be recommending this place to family and friends.

This hotel suited our needs perfectly. During our 3 nights/4 days visit to Edinburgh we felt at home. The room, or should I say the apartment, was very large. Practical furnishings, plenty of storage space, stylishly furnished rooms and a great view. There were also a Nespresso machine, a microwave and many kitchen utensils. We had a Grand Suite with a perfect view towards north, ie. Dean Village and the Britannia. The fact that there is no restaurant in the house was not a problem for us. We bought a few things, put them in the fridge and had our perfect breakfast in the morning, just like at home. The location is good and it is only 5 minutes (320m) to the Drumsheugh Place bus stop which has 12 different bus routes going everywhere.

Regarding the Hapimag Eindinburgh there is one negative point. We actually had a todo list of restaurants where we wanted to eat out in the evenings. However, we liked the beautiful view in the room so much that we preferred to eat at home and have Uber Eats deliver to us.

Very large room and bathroom, tastefully decorated and it definitely feels like a treat to stay there. We got a good deal on our room where it was similarly priced as a standard hotel, even though we were downstairs. The room is well equipped with kettle, microwave, minifridge, desk, and had everything needed. There’s an honesty shop upstairs where you can get snack and drinks and they’re very reasonably priced.

Nothing really! It doesn’t serve breakfast but they can deliver something to your room from a bakery if you ask the evening before, and there’s great spots within walking distance.

Lovely characterful property with very large rooms in the suite, especially the bathroom. This is more than we usually pay for accommodation, but it was a special treat, planned for ease of walking access to the Botanic Gardens and the Water of Leith path. The reception staff were outstanding - Miriam on the evening of arrival, being patient and helpful after I'd muddled up our ETA, and Raul the following day, very kindly allowing us to keep our car in the car park after check-out until the evening, after I'd broken my arm in a fall while out on our walk, and spent the day in A&E. The on-site honesty-shop was well-stocked for snacks and breakfast items, while the suite was well-supplied with utensils.

The only suggestion I could make is some instructions on how to access the car park.

The hotel exceeded my expectations! Everything from the location to the view from the window! Located in a calm area, very close to the tram/bus stops, walking distance to pubs/restaurants. The building is in an old mansion (very cozy feeling) The staff was very nice and helpful. We stayed in a room on the ground floor with a view on the Dean Village - which was amazing (though there are other rooms on lower levels with a view on the sidewalk wall - so ask for higher levels). The room was super spacious, comfortable, had all you can ask for a short stay (incl a microwave, cutlery, kettle, coffee machine etc). The bathroom was gigantic (a bathtub, a shower, old school fixtures/fittings). I wish I could stay longer!!!

Hotel is on a quiet, safe, and beautiful side street very close to Dean Village and an easy short walk into the old city. The hotel made it easy for us to check in despite getting in on a very late train, which we appreciated a lot! Large room with a couch and mini fridge, and an amazing claw-foot bath tub. Lovely main floor seating area and an “honesty shop” with wine, cheese, and toiletries. No issues with wifi or cell reception.

No breakfast, and coffee machine was provided but coffee pods were not. No bathroom toiletries provided (no shampoo, conditioner, body wash, etc).

About 10mins walk from the Castle in mainly a residential area. Huge Georgian house with great accommodation and rooms. Doesn’t have full hotel facilities (eg restaurant for breakfast/ dinner) but they do have a well stocked ‘honesty’ bar. Also a very good cafe nearby for breakfast. Make sure you wander down to Dean and the Waters of Leith. Nice walk along the river for about 3miles out and back.

overall atmosphere, touch on the details, interior, bed was very comfortable and the overall feeling about the property; bath was comfortable and no issues with hot water

reception closing only at 8pm, for this property standard it is just very inconvenient and strange; the instructions how to get to the room were clear but still took a long while to find it considering the amount of information on the page. Heating in the room did not work, in the bathroom the temperature was 16 degrees and no heater was working regardless of being set to 5. I couldn’t ask for help because nobody was at the reception after 8pm. The door leading to the terrace were open (!!!) by default so everyone could enter the room and I wasn’t able to lock them up. Again, not able to ask for help as no staff was on site. No kettle in the room, no water, tea. The wifi was very weak, on iPhone 14 Max Pro almost non-existent. I was expecting more with all honesty.

Lays in a quiet street near Haymarket. Large room with an even larger bathroom. seating opportunity in my room: sofa plus chairs. Great view over the Dean Village, across the Dean Bridge. Wonderful for a short stroll in the morning. All members of staff I met were extremly friendly and great hosts.

I was not aware of breakfast not being served in this accomodation. However, there is an agreement with a B&B close by (30 metres) to have breakfast there. They offered a good / delicious full British breakfast.
