The reviews that give this hotel less than 5☆ must either be very pickie or after a discount For the price we paid and so near the centre we've no complaints whatsoever the room was spotless the staff couldn't have been any more obliging anything we asked for we got Transport into the city centre is on your doorstep literally 30 second to bus train tram or taxi stops A big bonus was all the eateries within 2 to 3 mins I highly recommend the Argentinian steak house" Los Amigos" literally across the road Falls we can say is DONT believe the review find out for yourselves what a great little hideaway this hotel is

The room itself had a wetroom ,staff,clenliness, location to eateries and pubs , and convenience to transport links into town.

This is a clean, comfortable and fantastic value hotel in the city centre. The communication from the host prior to my arrival was very good and also very friendly. The person who checked me in was very kind. The hotel is just across the road from Haymarket train station and the tram goes right past the front door, so it's very easy to go to the airport, or into Princes Street or on to Leith Shore. I stayed in December and it was lovely and cosy. It was also very quiet, I wasn't disturbed by any noises at all in my room. I had the choice of a room without a window with en suite, or a room with a window with a private external bathroom. I chose the room with en suite and really, the lack of a window was no issue for me at all. Key card access was very easy to use and I felt safe as a solo traveller. Great value, I would definitely stay here again.

The mattress was very soft, but that wouldn't put me off staying again.

This is a fantastic hotel in a central location right beside tram and train station. Lots of amenities on the hotels doorstep. Staff are very friendly and helpful, couldn’t have done more for me. The shabby chic style of the room created a home from home feel. The duck tape used to decorate the room gave a kinky Berlin vibe in the heart of Edinburgh. Don’t hesitate to book this fabulous hotel. Ideal for honeymooners and families with young children.

The bedroom (windsor suite) was enormous with a four poster bed that was very comfortable. Bathroom was big too. The hotel is located opposite Haymarket Station and therefore excellent for getting around. The hotel has no amenities: no breakfast, no bar and the staff leave by 10pm. The decor is dated and the bathroom tap was a little wonky. But it is charming in an old school way. And you won't get a bedroom like it for the money anywhere else. Also there is a bar next door at the Scots Guards Club and the Haymarket area is full of great pubs, restaurants and cafes. I'd happily book again.

The bathroom could do with a bit of attention: a sink tap came off in my hand, the shower door doesn't close properly, the loo flush handle clangs against the cistern.

Hotel is perfectly located. Literally in front of the Haymarket station. (If you are arriving to Edinburgh by train, Haymarket station is one stop before (we arrived from England). So better to get off at Haymarket rather than at Waverly. Room was clean and as shown in pictures. Staff was extremely friendly and helpful. There are no stairs but staff took the luggage to the room.

The only problem we faced was with the bathroom door. It couldn't be locked from inside. Would like the hotel to look into this.

My friend and I had come to Edinburgh to go to see Joseph and we booked the guards hotel because it was right next to haymarket station. The staff were lovely when we arrived too early to check In we left out cases with hotel and went shopping then came back and the gentleman show us how to use the swipe key and even took our cases up the stair to Our room. Great view from room. My friend was delighted we had a bath as she likes a bath. Would visit again

There wasn’t anything I didn’t like about it.

I'd seen some awful reviews and so was quite worried about staying here. I was pleasantly surprised to find it was absolutely fine. The room was clean and spacious. Ensuite Bath /shower room was very nice. The staff were friendly. Ok if you are going to worry about some scuffs on the wall, mixmatch furniture, threadbare carpet then it's not for you but if clean, comfy beds, working tv, hot water etc are more important then it ticked all the boxes at a price very reasonable for Edinburgh.

Draughty window. There is a gap at the bottom and it didn't help that it was blowing a gale when we stayed. If window can't be fixed, it would help if there were longer curtains

The room was lovely (with available electric heater for cold nights) and very peacefully located, despite central location. There are supermarkets as well as other popular eateries in the area. Great connection from/to the airport (tram). The staff was very kind and cooperative. Would come back if in Edinburgh ✨

The room was lovely but I would suggest inspecting the mattresses (with consideration of replacing the old ones). The sleep was comfortable but with this awkward feeling of a “sunken” body.

Very welcoming guy on reception. Room was a good size and very quiet as away from main road. Towels, soap and toilet paper was replaced every day. Clean bedding and a comfortable bed. Shower OK. Would stay again.

All of the bathroom was on a raised platform with a shower curtain instead of a door and there was little privacy when using the toilet. Drinking the water from the tap in the room is not advised as there is only a cold/hot mixer tap and it made us feel a little unwell.

Not sure why other reviewers have complained about old furniture. Why visit Edinburgh unless you're charmed by old things? Age notwithstanding, the bed in my room was perhaps the comfiest I've ever slept in! Very near the Haymarket train station, this is very easy to get to. A Tesco just down the road and lots of late-night fast food opportunities.

The staff have been scammed and will only accept payment in cash, not card. I was emailed about this a few days ahead of check-in, so I can't say it was a huge inconvenience.
