The location was great , a walking distance from St leoarnd warrior Square station, no need to get a taxi. Staff were friendly, Food was good.

There were no fans or air conditioning in the rooms which made it hot. Had to leave windows open. The toilet in room 23 was very noisy when flushed. It had a boxlike thing that the waste poured into hence making a weird sound. Needs some work there. Room 21 was much better, We booked 2 rooms for the family. Would have been nice to have big family rooms for families with young children. Otherwise , our stay was alright.

The hotel is a beautiful building in a quiet area, relatively central in St. Leonards, not far from the train station. The hotel includes a beautiful garden in the backyard. Rooms are clean, staff is friendly. Check-In was uncomplicated and fast, even at 11pm. The shared bathroom was hardly used by other guests during my stay and I never had to wait in line. Breakfast was tasty and on inquiry they even were able to provide vegan options.

If I ask for vegan options, the answer shouldn't be "vegetarian?". In 2023, I should not have to explain people in gastronomy or the hotel industry what "vegan" means (to be fair: they ultimately were able to provide vegan options). The rooms could use a bit more storage space, such as more drawers or a wardrobe. Hooks for hanging towels would also be very useful!

We really enjoyed our 3 night stay at this hotel, it was excellent value for money. First benefit is the free parking in the private hotel car park. Our room (23) was on the top floor with a lovely view over the large back garden, it was very clean, warm,quiet and comfortable with a kettle, tea and coffee, a good quality wall mounted TV and a private en suite bathroom with shower, toilet and sink.We had an excellent nights sleep every night with no noise from other guests. The breakfast each morning was superb, there was cereal, fruit, yogurt in addition to the best full english breakfast that we have ever had in any hotel.......although we don't normally but we had the full english each morning as it was so good !! The staff were very hospitable and helpful and made us feel really welcome....thank you. The location is also pretty decent (apart from the awful potholes in the road) and its about a 15-20 minute walk down a slope to the seafront and then left towards the pier, there are few restaurants within easy walking distance.We had an excellent pizza in Forte on Warrior Square and a superb curry at the Ocean Spice towards the Old Town.

Very minor points ; Our power shower was a bit weak with a poor water flow, however, the water was nice and hot and it did the job. The only other issue was the quality of road surface leading to the hotel. The potholes in East Sussex as a whole are horrendous and Pevensey Road is pretty bad..........obviously not the hotels responsibility but take it slow to avoid damage to your car. The local council need to sort this out rapidly !!

Great value, basc accommodation. Clean and bright rooms, quality bedlinen. Friendly staff, who are always available. Breakfast options are good as it is still a short walk to the nearest cafe, view of the garden. Car parking spaces on site. Never needed to queue for shared bathroom (and this is my third stay here). Bus stop into town just outside.

Could have used some more hooks or hanging rails in the room, nowhere to hang towels without using clothes rack. Front of building is on a road, traffic noise when the windows are open.

Travelled with my husband and 2 kids below 5 for my husband birthday. We informed the staff and he gave us free drinks on the house, he upgraded our room to a bigger family room . We where offered an extra foldable bed . The accommodation has Wi-Fi , plus bus 21 one minute walk bus stop takes u directly to old town where all the fun things happen . The location is also a walking distance to the seafront . We also enjoyed full English breakfast in the hotel this was part of the hotel payment . For dinner we enjoyed some food from the African restaurants ( Mama putt) this is a walking distance to the hotel . It was a wonderful experience

Everything was perfect but the room we stayed in The carpet needs urgent changing

I ordered a breakfast on my last day. It was well worth the money, I only wish that I on the other days stay. Staff were friendly and helpful. I gave the location 4 stars, simply because it is a little out the way, but I had a car so all was well. There is parking at the hotel, which others I looked at, did not have. I would stay there again as it was value for money.

Shared shower room was shabby and no soap dispenser or paper hand to dry your hands after going to the toilet.

There is nothing I can fault this hotel on, after reading some of the reviews left by some other guests I'm wondering if they did actually stay here or another place, the room was spotless, the breakfast was great, and the bed was very comfortable. the staff were very pleasant and very obliging We stayed in room 8 and had the window open all the time didn't hear that much traffic noise through the day or evening

Good location near to the beach. Breakfast was included in the fee , which wasn't advertised , which is great Spacious double room Parking is on site but if there isn't any available , there is ample parking along the side of the road by hotel .

OYO Head office kept telling us about a £100 cash deposit which didn't exist because we already paid for the room Breakfast wasn't advertised on OYO website or booking.com which was a nice surprise . So we cancelled an alternative booking somewhere else

The staff were friendly and polite, it was very clean. Better than anticipated. The dining area was beautiful, the breakfast was very good. Reception area and bar modern and clean. Twin was a spacious size, as was the bathroom. Easy to use tv

Beds were creaky, and they moved around. I kept losing my pillow down between the fixed headboard and the head of the bed. A few snagging issues like some peeling wallpaper and grouting on the shower etc but didn't affect the stay. It would be helpful to be told to pull the ceiling cord to use the power shower, or have a sign to say this as we only worked this out on the way out. For a budget place this was all minor. Value for money.

Basic but clean and tidy. Staff were very helpful. Room over looked the garden. A children's party with a bouncy castle was held. Clearing up was excellent nothing left to indicate anyone had been there. Good value for the price paid..bulb on head board out.

Noisy bed base. Evey time we moved it Squeaked. Door hinges to Bath room need fixing. Grouting around shower door could be better a little mould forming.
