Exceptional B&B. Spacious bedroom with luxury bed and bath linens. Super king bed. Fridge with reasonably priced drinks. Very quiet location. Car parking in a nearby local town car park with a pass provided by The Laindons. We thought this might be inconvenient but it was absolutely fine. Delicious freshly cooked breakfast, The Owner Karen has packed the Laindons with little touches far too numerous to mention. This place is a gem. Additionally, the local pub "First In Last Out" served us some of the finest pub food we have ever eaten The chef here is a master cook.

The location was excellent and the place very smart and clean. Breakfast was good but I prefer a buffet

I didn’t like the amount of bottles of alcohol etc in the mini fridge and on top too. There was an honestly bar downstairs so I thought it was excessive to have so much in the room and it took up a lot of space. Shower room was very tight and uncomfortable so we really did not like taking a shower and the water took so long to get hot. Also did not like clothes rack as hard to put hangers on.

Character , style and comfort and lovely Karen - She hosted brilliantly with enthusiasm and useful information- super nice and good range of breakfast options too

Shower a bit tricky for some as is tight fit and shower trap at front makes it awkward to get in and out and there time needed to get water to right temperature- a fiddle but got it sorted after ten mins - was warned on check in about this .

We had fabulous breakfasts, Karen is an exceptional cook. The B&B is in an excellent location in the old town with lots of small independent shops, and good access to the shore with its fishing boats and museums. The funicular is up the road with lovely views over Hastings from the park at the top. Pubs serving food, restaurants and cafés are all within a few minutes walk.

The only things I would have liked, would have been a lighter colour in the ensuite shower room and a chest of drawers in the bedroom, but that is really nitpicking.

The location is fabulous for exploring Hastings. The building is beautiful and our room was simply the best we have stayed in for a very long time. The furniture, the linen, the soaps, the well stocked well priced mini bar. All fabulous. Our hosts Malcolm and Karen are absolutely delightful and Karen's breakfast was exceptional. We would stay again in a heartbeat.

The breakfast was amazing! I am vegetarian and usually get offered a standard veggie breakfast. At The Laindons the vegetarian option included advacado and poached egg. The Lady (Karen) couldn't do enough to accomodate. Everything was so well thought out and attention to detail was exceptional!

Our overnight stay was in the middle of the heatwave! We were provided with a fan but it wasn't possible to open the windows. They were sash windows so can understand why for safety reasons but maybe the Laindons could alter so that the windows could be opened an inch or two?

We stayed at The Laindons for two nights and would highly recommend staying at this wonderful B&B. Malcolm was incredibly welcoming and Karen's breakfast was absolutely awesome! We stayed in the Yellow Room and everything was immaculate, thoughtfully styled and furnished with a super comfy bed and everything was thought of... there were even toothbrushes for us, that we had forgot to bring! We decided to head for the beach and offered beach shoes and a large beach towel for the day. The main attractions are all reachable on foot which was great for exploring while. We absolutely loved our short stay and will definitely return again.

The only suggestion for improvement would be to install a towel rail in the bathroom under the large mirror and shelf (a bit shorter than shelf and same projection)

Our hosts Malcolm and Karen were so warm, welcoming and attended to every detail. The breakfast was beautifully presented, with a wide choice and everything delicious. Karen kindly allowed our son (who was not staying in the guest house) to have breakfast with us. Our room was very comfortable, with a nicely appointed private bathroom down the stairs.

The breakfast each morning was freshly prepared and presented beautifully. An excellent menu to chose from , however Sour dough bread was not to our liking ,we mentioned this to Karen and she made a much softer version for us which was very tasty .Karen is a very generous host, nothing was too much trouble for her.

Everything was perfect at the Laindons apart from the very poor T.V reception, this is a problem for the area and not a fault of the owners. It didn't really detract from an excellent stay.

Amazing hosts ! Fab breakfast , lovely decor , comfy bed , fully stocked mini bar with lots of options 😍 In a really good location , around lots of restaurants and bars and near to the beach ! Hosts went the extra mile to arrange a balloon for my husband too which was greatly appreciated!! We’ll be back !!
