Continental buffet style breakfast included (cereals, fruit, toast, croissants, eggs, smoked salmon, great selection of drinks & jams/honey) good quality and left to eat in relaxed way. Chose this B&B as wanted to be away from the hustle and bustle of the city. Walked there from the station and plenty of buses regularly from either the bus stop outside the B&B or just round the corner (£2pp wherever you want to go in the city)
The room we originally booked on top floor with a bath was not available on arrival (due to unforeseen circumstance) so we both missed having a relaxing bath on our holiday) but the en suite shower room in the alternative room was lovely and we still had a great stay/holiday.

organized host ready with tables set. choice of cereal, yoghurts, fresh fruit ready to help yourself to while toast, croissant and Sunday only prepared cooked option made and served to your table. Tea in red teapot which I loved Big spacious room at the top of the house with double bed, soft quilt. Lovely open box filled with teabag of every kind plus milk, sugar and bottle fresh water. drinking glasses suitable for keeping hot and cold beverage enjoyable. Private bathroom was exceptional. clean, relaxed and kitted out with shower gel, soap, bath crystals, cotton wool and much more. Slippers and bath robe also provided. Detailed map to help find the nearest restaurants and park walks. enclosed information for taxis and house WI-FI
only one negative comment a feeling of being rushed at breakfast. Down for 8.30 and table required for 9.10 for clearance and get set for next guests at 9.30. Breakfast sets you off to a good start to your day and taking your time and pace is as important as being ready to serve others.

We booked this for the Elton John concert and didn’t want to be in the centre. The room was huge and clean, my husband loved the antique furniture. John was a very hospitable host and extended breakfast time for us so we could get to local parkrun, which is just across the road. Breakfast itself for very tasty and just what we needed.
Absolutely nothing to do with Square Tree but check for birdies before you leave your car 🤣 Cleaning rock hard bird poo from the car the following morning, we should have noticed the amount on the pavement before we walked off!!

This b&b is managed by John and his wife. We only stayed one night and checked out early, so we didn't meet his wife. But the attention to detail, warmth and level of communication and advice offered by John during check-in and breakfast was outstanding. The breakfast was superb and exceeded my expectactations. Plenty of free parking available in the street. A bit far from the center, but with plenty of amenities at walking distance.
Only minor things that didn't really stained the stay: - we used the only bathroom with a bath tub (all the rest had shower trays) - a screen here would have been desirable to avoid messing the room. - no lift, only stairs - this can be a hindrance for elderly people of people carryingh large baggage.

We had a very spacious room with nice touches and comfortable beds. The bathroom was also extremely well equipped. John is the very sympathetic owner and manager, who managed the wonderful breakfast and gave us lots of advice for exploring Liverpool. The location of the B&B is great. It’s right across from a nice park, not too far from some inviting restaurants and several buses take you to the city center in no time.

The host was very helpful with a problem that arose before my arrival. He also provided detailed and helpful directions about the best way to get from Lime Street Station to the property. I loved the fact that the surrounding streets were residential and quiet. The house itself is lovely and there were some beautiful furnishings. It felt very secure.
The door between the bedroom and bathroom was hard to close and swung open during the night. As there was a boiler in the bathroom which came on at odd times, this was a bit disconcerting.

The friendliness of John, the owner. I really enjoyed our conversations about the local area and the history of the property. My room had a stylish, vintage charm and the facilities inc toiletries, hot shower, dressing gown, slippers & lovely cosy bed, we're enhanced by the charm of the furniture and view from my window. The local pub, The Queens was admirably just as enjoyable.
Might have enjoyed a TV or radio but tbh it was refreshing to enjoy peace & quiet and be "encouraged" to get out and see Liverpool 👍

John and Francis run a beautiful guest home right next to Princes Park in Liverpool. We stayed for three nights in the middle of July. The room was spacious, clean and lovingly furnished. Even though we were there in the middle of a heatwave, the room was not too hot. John is a wonderful host and a great conversationalist who tells great stories about Liverpool and is very helpful with tips on what to do and how to get there. Breakfast was delicious and we also enjoyed the tea selection in our room. If I return to Liverpool I would hope John has a free room for me again.

John and his wife have created a beautiful little B&B in this big house. There is attention to detail everywhere and thoughtful touches you wouldn't expect to find in a B&B. John was always up for a chat during breakfast and told us a little bit about the history of the house and the original features that still exist. Breakfast is nice and the toast and croissant perfectly timed to the time slot you have chosen so they are fresh and warm, and on Sundays they also offer cooked breakfast. Rooms are very big as well and ours very bright.
If you have to be nitpicky you can say that the building as a whole needs some TLC, but huge old houses like that will always need work and maintenance.

We had a great stay at this charming B&B and John and his wife are friendly and delightful. We were given lots of advice and tips for our weekend stay. Breakfast was good with some nice individual touches like the Christmas poached pears!
The double bedstead was a lovely antique BUT it creaked with every movement and needs some attention or I think a new bed is needed! On arrival the bathroom was very chilly but I managed to turn on the radiator.
