The location is beautiful, tucked away in the hills. I loved watching the birds come to feed while having breakfast, all cooked fresh with locally sourced sausages. Jim and his wife were lovely hosts and very knowledgeable about the area, and there was a lovely, warm, and homely feel about the room.

I had asked for the room to be made up as a king-size bed, even though it was just me; I wanted the space and comfort after being in a tiny single bed sharing a room with friends for the previous few nights. However, they had only put a single duvet on the bed, which defeated the purpose of having it made as a king-size.

Beautiful B&B in a very quiet location off the beaten track. We stayed in the Garden room on the ground floor, which was very nicely presented, clean with comfortable beds and a lovely bathroom including shower and bath. The room looked out of a secluded private garden area where we saw lots of bird life. Breakfast options were numerous and included home made bread and preserves, home made muffins and the best sausages we’ve ever had. Jim & Trine are excellent hosts, interested and very informative about the surrounding areas, places for dinner etc without being intrusive. We would definitely recommend and hope to return again in the future.

Although the meet and greet was great . I personally didn’t like it in my room .. I felt my privately invaded and was too long After a long day at work then the drive .. I just wanted to relax and shower Didn’t like the size of the tv and the signal was very poor .. after a long walk in the mountain we couldn’t enjoy a bit of tv .. the idea of fresh milk is great but when guests wake up they don’t want to get dress to go down to get it .. for the cost of a small camping fridge and provide a small container of milk in the room would be idea The bath needs the wall repaint And we had a double bed but single duvet it’s hard to get intimate so please get some double duvet And we didn’t get the pack lunch we asked for ..

Great B&B in a nice setting, breakfasts were good with plenty of choice. There was the option to have pack lunches for your daily activities, which we had one day and it was nice. Service was excellent and nice to watch the birds feeding through the window during breakfast. Jim was also incredibly helpful in recommending local walks, providing maps and suggesting further activities. Rooms were nice and comfortable, maybe a double duvet would have been better as we had two singles pushed together. However, it was still very comfortable with a good variety of drinks in the room too. Location is great with walks from the doorstep, plenty of nice restaurants nearby to try but you will need to drive, which means one person will be on driving duties if you want a drink. 1863 was excellent if you want a special treat and nice meal, amazing food.

Jim is a superb host. He is friendly yet organised and runs a tight ship. Exactly what we needed as it takes all the stress away. The day before pre-order system for breakfast made our mornings much more relaxed which with two older kids was valuable to us. Jim was also very accomodating helping us with anything we needed, be it an extra heater or fresh towels - and we loved the daily muffins. The food here is incredible, both the range of choice and the quality, all freshly made too. Rooms are spacious, clean and have real charm. We couldn't have hoped for a more pleasant 4 night stay and our two children thoroughly enjoyed their first ever B&B experience in their two floor 'suite'. We have had to warn them though that this is probably the best they will ever stay in, downhill from here. We hope to be back next year.

We had a wonderful stay. The whole place is quite romantic and relaxed. Decoration is very good and has a bit of history, that the host will tell you about. The bedroom has a bathroom (with a big bathtub) and another one with just a toilet, a small living room with TV and sofas, and a room with two twin bed, that they kindly displayed together since we were a couple. Toiletries, towels and bathrobes were provided and good quality. Everything was quite clean. The place is very quiet, no noise whatsoever and quite close to Ullswater. The hosts were amazing, giving us plenty of suggestions of what to do around the area, they respect your privacy while being completely available. You have a place to park easily, and the hosts gave accurate directions. Honestly my favourite part was the breakfast which was excellent!! Probably the best breakfast I ever had on a hotel/BB! Everything was very fresh and made with excellent ingredients - you have a time slot and let them know what you want in advance (you have several options) and they will cook in for that time, so everything is fresh and warm. We were very glad we chose this place and would definitely stay again.

Not really a problem for us but WiFi was very weak and so was reception, but it is to be expected in the Lake District. I would say the price is a bit expensive for a room, but for what I gather is normal for the area, and honestly we considered it was worth it for the excellent service!

The breakfast was excellent with a wide variety of cereal, nuts , dried fruit, yoghurt, peaches and nectarines served warm in Carson on and lime syrup and fresh fruit juice. There was also a wide variety of cooked breakfast available which could be ordered the evening before. This was served with homemade white and brown bread and a selection jams and tea or coffee. Fresh muffins were also served which we opted to take on our onward journey.

Not really meant as a criticism but we arrived 5 mins early awas no answer at the door. Jim was apparently using the lawnmower and could not hear the doorbell

We had a fantastic stay in Jim's and Tine's place! Highly recommended. Hosts are very friendly - you can feel that everything is done with great love - nice rooms, super delicious home made breakfast (even bread!!) by Tine, Jim was very helpful providing tips on best hiking routes. other great thing - you can get very nice packed lunch every day for your hiking trips. lots of places for dinners in local pubs nearby - Jim was very helpful to suggest and recommend. Car is needed, but everything is very close. we are looking forward to come back again!

Quirky building with the most amazing furniture in a beautiful setting. Friendly informative hosts and an amazing breakfast menu.

Nothing it’s unique, however maybe a sign directing guests to reception door would be a good addition as would a small fridge in the rooms. There is a fridge in the dining room guests can use but for sheer convenience and access to water etc through the night a fridge would be a great addition.

The hosts were very friendly and informative. The breakfasts and packed lunches were delicious with homemade bread. The room was large, beds comfortable and tea coffee and homemade cakes available. The area is beautiful and quiet away from the bustle of other areas of the Lake district and the walks around Ullswater superb. We thoroughly enjoyed our stay.

Maybe the television could have been better but that's trivial.
