Carol and Jim are very welcoming hosts who ensured our stay, as part of our attendance at a family wedding at the nearby Teasses Estate, was a memorable and enjoyable weekend. Their cooked breakfast was delicious, especially after a late night of dancing at the wedding! ;-) Our room was comfy and bathroom were spotless. We also enjoyed our conversations with Carol and Jim who clearly enjoy hosting. It was lovely to have a short morning walk from outside Lomond to Silverburn Park walled garden and its woods. Plus it's a short walk along the coast to Lomond from its train station.

Wonderful little guest house in Leven-Fife, with access to nearby shops and amenities. Right next to the sea with a 30 second stroll to a beautiful view across th water. The service was fantastic as Carrol di a wonderful job of settling me in and accomadating an early breakfast after driving up from Birmingham. Lots of street based car park space, very quiet rooms, warm, great light but great options for shutting out the light for a decent nights sleep. Overall a great experience, and excceptional value for money, with great service as well.

The beds were a little less supportive than I'm used to, but by no means uncomfortable. It is a guest house so the toilet facilities are not en-suite, but they are clean, spacious and very nice, and quite litterally a strides from my room.

This is.ran by a couple, Carol and Jim who clearly love what they do and love making sure their guests feel at ease and at home. We were walking the Fife Coastal path and were checking in alot later than we expected. We kept Carol updated and she put us immediately at ease and even offered to pick us up. In the guest house they have thought of your every need. It's amazing. Very clean, and very safe. We didn't have en suite but this was not a problem. We still had our own shower room and did not cross paths with the other guests when using it. It's in the perfect location for the Coastal Path. And lastly breakfast. The breakfast was delicious and set us up for the day and actually meant we didn't need to stop for lunch along the way.

Great menu with plenty of options & the food was lovely. Property is right next to the beach front & easy walking distance to the town centre. Beautiful house, very clean with big airy rooms & good beds. Proprietors are very welcoming, friendly & accomodating...and also very helpful with local information. The nearby town centre has plenty of shops & eating places inc a few hotels & golf club restaurants.

Possibly a later option time for breakfast.

Everything, it felt like walking into my own home, the owners were so friendly, couldn’t do enough for you, so so that they even supplied ear plugs, tea, coffee and biscuits. Filled our water jugs up for the next day. You get to pick what you’d like for breakfast and it’s all freshly cooked with endless refills. Rooms spacious, immaculate, towels provided. Absolutely perfect. Short walk from the best chippy in Leven

Lomond Guest House was very pleasant. We had a very nice twin room with a view. There were 2 arm chairs & a coffee table, a large wardrobe & a dressing table. Carol & Jim were lovely hosts and made us feel very welcome. We enjoyed the breakfasts we chose and being able to bring takeaway salad dinners and use the dining room. They provided crockery cutlery and a jug of water which was great. The decor was lovely and the room was light and airy. We were able to open windows and met the sea breeze in. Parking was on the street and handy to the house. Extra supplies of tea/coffee & sugar were available downstairs.

The mattresses were uncomfortable with the springs sticking into us - a topper pad. The pillows were very flat & need replacing.

Great location just off the sea front. We had the small double room with separate private bathroom, which was perfect, and immaculate. The owners were wonderful, and welcoming. Breakfast was just the right size, and we were offered more toast, coffee etc.. we had a full Scottish breakfast, lovely sausages & haggis!

Breakfast times are quite early here, but we were offered a slightly later time, which suited us. Hairdryer in room would be nice.

You've covered it already. Very clean (looked recently painted, bathroom was spotless), comfortable, great breakfast, friendly and helpful hosts. The owners were not just doing their job, they were enjoying the jobs of meeting everyone's needs and ensuring they were welcomed.

The temperature control on the shower wasn't that variable, more like an on/off switch. I'm prepared to accept that may have been my incompetence!

Could not recommend this Guest House enough. Its location is perfect for a relaxing stay, close to the beach (just at the end of the road) as well as walking trails and golf courses. It’s a perfect home away from home. Carol and Jim are the loveliest couple and most incredible hosts. They are generous, friendly and always go above and beyond for their guests. Excellent stay.

Sweetest little B&B close to the coast; I could see the waves from my room! I stayed one night for an interview in Kirkcaldy & couldn’t have been made to feel more welcome by Jim and Carol. They went above & beyond to provide me with helpful local tips and kind encouragement for the interview itself! I felt very much at home, welcomed, and totally at ease, which was exactly what I needed. Would 100% recommend.
