This was easily a ten out of ten stay. The hotel was spotless clean and very comfortable. There was tea and coffee facilities in the room and guests are also able to use a shared kitchen area.There is an outside deck area overlooking the river that guests can also use. The towels were good proper sized towels, not always the case in some hotels.
We stayed on a very warm night. Our room overlooked the road and we had to have the window open. A family living opposite were on the balcony until 3:30 am talking and laughing, kids making noise ( yes, kids up that late ) This probably wouldn't bother most people but I sleep very lightly and have sensitive hearing. So despite all the good things I slept very badly.

We had a very pleasant stay in this characteristic hotel in the Old Sunderland area. We were travelling with three friends and had a great spacious room with three separate beds, a couch, a big television and everything we needed. There's no breakfast service in the hotel, but we could use the kitchen (that has a roof terrace with a nice panoramic view) where our frienldy host left everything for us for a continental breakfast. Absolutely a hotel to come back when we are travelling trough the north-east of England again for a football trip.
The bathroom was a bit outdated.

Diana was such a lovely host. She took her time to show us around the place. The room was very cosy and it felt like a home away from home. There is no cooked breakfast but she does provide bread, tea, jam, milk etc in a shared kitchen which you can help yourself to. I actually preferred this set up. The view from the terrace area is gorgeous especially if you get some nice weather. We would definitely stay here again and loved the character and atmosphere the place provided.

Diana is a lovely host. Property is above a very nice Italian restaurant. Due to a cancellation, as we were returning guests we were given a free room upgrade which made our stay even more comfortable. The property doesn’t do breakfast but guests have use of a full kitchen where cereal, bread, fruit juice, milk etc were all provided and being able to store food for our package lunches in the fridge was extremely helpful.
Didn’t stop us coming back but just an FYI it’s a quiet a quirky old building on different levels witha variety on steps and stairs. The access staircase is quite steep with narrow steps so something to consider if you’re bringing a lot of luggage or have mobility issues.

Homely and genuinely welcoming, the view across the river and up to the bridges is the heart and soul of Sunderland. The history of the region is in the walls and timbers of the building, with memorabilia on the walls to match. The Laura and hardy correspondence displayed along with the pictures are of historical importance adding even more comfort to the already comfortable lodgings. Dianna has her heart in hotel it was obvious on the greeting and the walk through. I will be back
Nothing to dislike , even the first flight of stairs where quaint.

A lovely, quirky hotel with history a plenty, we loved it! Our hosts were the warmest, friendliest people and we loved hearing the story of how the hotel came to be in their hands! The room was clean, beds comfy, shower hot and our little window looking out to the river framed the view perfectly and was spectacular at night. The shared kitchen worked well and there was plenty of cereal, bread, tea, coffee etc for a simple brekkie which was perfect. The restaurant downstairs was fantastic, definitely recommend eating there and again, the views were fab....apparentley the Sunday roast is something special.....next time we'll make sure we're there for that! Would stay here again for sure!
Nothing bad to say but perhaps the rooms could do with a revamp at some point but still doesn't take away how much we liked staying there.

The room was warm, comfortable and clean. The host welcomed me and helped settle in and if I needed anything.It has character with an interesting history. It is very close to the Metro station and hence Newcastle as well as direct trains to London. I went in late Autumn but would look forward to coming back in the summer. The Italian restaurant which was part of the Hotel was exxceptional. Their staff were very helpful and friendly. Ther food, antipasto, Ragu, Salmon ravioli, recommended wine was exceptional.

Had a really good stay - the host Diana was very accommodating. Allowing us to arrive earlier than the stated check in time due to the early kick off on the last game of the season. We only requested to be able to park the car here and check in later but the keys and rooms were ready for our arrival. We were shown around on arrival and very informed. Also free wifi was good. Communication as well was amazing. This was a big positive for us and we really appreciated this. Rooms were clean and comfortable. We had 2 rooms Peggy Potts and Jack Crawford - both fine! We had researched the facilities so knew of the stairs (as stated in description) they were of no issue to us. It was nice to have the use of the kitchen area and the cereals/ bread provided for breakfast. The outside area just off the kitchen was nice - giving views of the riverside. We ordered a take out cake from the restaurant downstairs which was delicious and would definitely love to eat in there next time. Decor was very interesting to read - a lot of pictures showing the history of people and the place.
if there was one negative and this was not on the hosts at all but just want to make a mention so others who stay can be bit more courteous to the other guests: the building is an older building and some of the doors to the rooms are heavy doors. We had one set of guests who would let their room door just bang close behind them instead of holding it to close it (like what we did) when they were coming in and out of their room. This was a tad annoying when they were in and out a few times in quick succession ( one time at 7am). So again not on the owners but would be nice if the other guests had thought about this.

Diana , the owner , met us on our arrival and showed us around the property. She was very friendly and extremely helpful. Breakfast was cereals / bread / toast / preserves etc ,which was self service in a communal kitchen. Great views over the river but sadly the weather wasn't warm enough to use the outdoor area. An Italian restaurant (Knowledge) is situated on the ground floor of the hotel which was very nice and reasonably priced.
There wasn't anything we didn't like . The stairs to the first floor are narrow treads and may not be suitable for guests with poorer mobility but this was mentioned in the description.

The room was clean & tidy, Diana was very nice bringing me in and accommodating me. Parking on site is nice, Wifi is provided (suitable for videos on youtube), the building is in a good location next to the main sites of Sunderland and is close to venues which are all in view from the terrace.
The shower was a little small for me (Im 6'3, so kind of expected), it is an old building so adjusting it now would prove difficult. The price could be more competitive with the commercial hotels around Sunderland but it has a more homely touch which I appreciate.
