Breakfast was excellent with various excellent options every day. Excellent location in a quiet neighborhood with walking distance from cafés, restaurants and supermarkets. Excellent service, all the staff were very attentive, ready to help answering questions, given directions, recommendations, really nice. Excellent and included happy hour with a good selection of wines and hors d'oeuvre. Social areas are very nice.

Being an old building with wood floors, the noise when you walk in your bedroom is high. I guess that is normal for an old house but if you are a light sleeper that is a problem. It needs more maintenance in certain areas. The beautiful deck needs painting, wood repair.

Very quiet location and a twenty minute walk to downtown. Friendly staff and every evening there were complimentary drinks and hors d'oeuvres which were delicious. Lots of space around the hotel to enjoy. Great changing breakfast menus in the morning.

Had to report that the AC unit in the bedroom was faulty and it was not able to be repaired during our stay. The ceiling fan helped and they did offer a portable unit if needed. However the error light could not be turned off and was very bright at night.

The Princess Anne ended up being a lovely location. Staying in the heart of Asheville itself is nothing to write home about. All the staff were superb! Breakfasts were excellent, the wine every early evening a super nice touch, the antique elevator was a hoot and worked perfectly, and the easy parking was very helpful.

Seems Booking.com puts on a great deal of extra cost for all their bookings. We were really shocked at the total costs for each night, and discovered they were way out of line with the reality of the hotel's rates. Lesson learned!

Such an attractive hotel. Near downtown, but not in the thick of the noise. The parking was free and always available — a huge benefit, both in terms of cost and convenience. Outstanding complimentary breakfast, with an interesting menu that changed daily. My only complaint is that I couldn’t have stayed longer to try more options! The rooms themselves were spacious and comfortable. The staff was kind, funny, and generous. The Princess Anne will be my hotel of choice in Asheville moving forward.

Beautiful classic boutique hotel with great staff. We were upgraded to the suite which was beautiful and we enjoyed very much. Parking is for free next to the hotel. The breakfast is great! Fresh, healthy and every day changing menu. Staff was very helpful and friendly and we liked the wine and appetizers provided every day!

Although we understand it is an old building, it can use some renovation and painting inside and outside at some spots and in the room.

Reluctantly I'll share a secret with you...just promise never go here the last week in June! The Princess Anne in Asheville, NC, is a wonderful bed and breakfast, which unabashedly welcomes all guests, provides over and above service and comfort, then spoils them with included "extras." From the outstanding breakfast (real chef) and superb coffee, to the wonderful hors d'oeuvres and happy hour, plus daily prepared homemade treats, to the pleasant, attentive and capable staff, this BnB is a must stay for couples when visiting Asheville. We stayed 7 nights and wished we could've stayed more. Well done Princess Anne.

Nothing.

We arrived late at night and we were greeted by a staff member to help us with our room and key to our room since the front desk was closed as well as offer us beverages upon our arrival. The entire staff was friendly, kind and extremely helpful. We had an issue with the original room and the temperature feeling like a muggy day outside and the staff did an excellent job of addressing the issue and ultimately providing us with a comparable room to move into since the temperature issue could not be solved in our original room. The breakfast was a nice treat to be able to sit in a dining room with linens and pick something from a menu that changed daily. Definitely a step above the traditional hotel continental breakfast. In addition to the amazing staff and wonderful breakfast there were "goodies" available in the common area downstairs that were made on property and individually wrapped for a mid-day or midnight snack.

Unfortunately the internet connection was not great which I am sure was due to location in the mountains and no real fault of the property. However even when connected to the wifi there wasn't much improvement. This was a business trip, and my business is run online and on social media so this presented an issue. I had planned on going "Live" as we were in town for a local Gem Festival and uploading content from the room, but the poor connection made it impossible to go "Live" and uploading content to social media proved to be a headache. Just keep in mind if you are traveling for business and require a fast moving internet connection prepare to be patient and/or plan around the internet connection. If you are simply traveling for pleasure the internet should not present any issues.

We spent the weekend here while in Asheville for a wedding and it was perfect! The breakfast was exceptional, the staff was kind and accommodating (willing to last minute change to room service instead of dining service, asked thoughtful questions about our visit, and always had a smile). The building itself is on the older side, but it adds to the charm, and the rooms are well updated.

The AC could have been better, and you could hear room noise since the walls and windows are thin, but it did not impact our stay

This hotel is absolutely delightful!! My wife and I travel all over the US and stay at a lot of different properties both upscale and budget and can tell you with great confidence, if you like the charm of a historic property that offers not only a step back in time without having to sacrifice our modern needs, this is well worth the visit. The staff were all nice and helpful. The breakfast was amazing, the suite was huge and well appointed. All and all beautiful! Give it a try if you are coming to or passing through Asheville, NC.

I wish we stayed here longer! ;)

Food was diverse and well prepared and creative, most of all delicious. Staff was excellent and made you feel welcomed. The location is great to access many eateries and or activities. The grounds are nice as well.

The replacement of the furniture with cheap metal and glass is a mistake. The tub sets on an angle and is difficult to enjoy. The kids in the suite next to our room, anniversary celebration looses its luster if you know what I mean??
