- quite area - very good location - spacious room with huge comfortable bed - fresh and clean bedding and towels - quite and powerful air conditioner - good soundproof

- the room is in need of some repair and update (window locks, shower door) - no TV - wi-fi not stable

Italian breakfast 7 Euro. Nice view from our windows onto the garden restaurant. We noticed later, that it takes only 15 minutes to walk to the hotel from the Piazzale Roma bus station, so at the last day we did not waste money on the water bus but took our luggage to the store room at the bus station. From the hotel it takes only five minutes to Academia or the Guidecca canal.

First evening we went to the restaurant for a light meal, but the waiters showed openly that they expected us to eat Italian style. One of us ordered from the appetizer list the vegetarian dish, which was indeed a very good choice. She couldn't have eaten any more. The attitude of the waiters was not pleasant.

The hotel is tucked away on one of the many canals of Venice and with a beautiful view from the balcony, quiet area and peacefully set out room, this is a must when in Venice! Jump on a water taxi from the main train station and you're a short walk to the hotel. It is run by a family that are so lovely and with a restaurant downstairs that serves incredible dining in a courtyard littered with trees.

There isn't anything I can think of that I didn't like about my stay, it was a fantastic stay. There is no elevator though, just as a heads up especially if you pack heavy like I do.

This hotel was absolutely fabulous! It has so much character. The location is perfect, it's located in a residential area so night time is nice and quite. It's also within walking distance to all the sites with a fantastic choice of restaurants, bakeries and coffee shops. Our room had a balcony with a beautiful view of the canal. The room was much bigger than the picture and the bed was so comfortable. The garden restaurant looked absolutely stunning, unfortunately we didn't get s chance to eat there. Hopefully next time!

The WiFi wasn't great in the room, it didn't bother me at all but my teenage daughter found it annoying because she had to talk to me! Haha

Check in/out went smoothly, the staff was very kind and helpful. The room was enough big for two, and it was spotless. I really enjoyed the atmosphere, it was unique with a hint of surrealism, dadaism, avantgarde, and modernism. I loved the enterior, it met my taste. The hotel/restaurant has a great history, check it out! 😉 The location was also great, 20 minutes walk from train station, 30 min to San Marco. Vaporetto stop was also close, like 8-10 min walk. Jus t a suggestion: an electric water heater would have been amazing at least one per floor, but there was warm tap water, so it's not a big deal. Next time I visit Venice, I plan to stay here again!

I felt completely at home in this relaxed pension which is situated in a quiet Dorsoduro neighbourhood . I loved my simple but functional room overlooking the canal. It was a quick five minute walk to either of the Ca’Rezzonico or Zattere vaporetto stops. On one evening I ate dinner in the Locanda Montin restaurant and the meal was very good. Otherwise there are many places where you can eat around the nearby Campo San Barnaba. Artworks cover most of the available wall space throughout the property and antique furnishings add old style charm and character. There was no TV in my room but I found this to be a blessing. I would definitely like to come back here during warmer weather when the garden restaurant would be open again. My four night stay was a delightful experience.

Some ham and/or cheese would have been a welcome addition to the breakfast menu. I would have happily paid more for this.

The room was simple but quiet, a good bed, it's own shower bathroom and cleaned with fresh towels each day. The restaurant below us was great. So popular we could only get a table mid week. The semi-outdoor courtyard setting was romantic but also a real buzzy atmosphere. It is obviously place for those 'in the know '. The food is classic venetian done well. The hotel is on a really quiet side street yet a short walk from.the Accademia one direction and Zattere the other

The shower was a little weak, but we are used to a 'power shower' at home!

Spacious, clean room - we were lucky to have one overlooking the canal out front. Location provides an excellent base because it's a quieter area that is within a few minutes of the transportation hubs (train, bus plaza, ferry docks from Croatia). In less than 30 minutes you can stroll to almost any sestiere and the main attractions. Terrific lounge just outside our door on the second floor. Amazing garden area in back for dining. We had quick, helpful responses to our inquiries in the weeks before our trip. Thank you!

Located in a quiet residential area of Venice near the Accademia. Great bakery (Pasticcaria Toletta) and gelato shop (Gelateria lo Squero) a short walk away. Private/keyed entrance for hotel guests. The hotel restaurant was very nice and the covered outdoor dining was lovely.

AC was not the strongest/coolest and shower was small with slick floor. Bring something to hang your toiletries in the shower.

We had no issues with late check-in, staff was very friendly. loved the vibe of this place with old pictures on the walls and old furniture. location was convenient as well - very quiet street, although we could walk to any place we wanted. in our room we had a lovely small balcony.

Wi-fi worked very poorly, breakfast for 7€ looked too small
