Though I booked this room with a bit hesitantion for how the location and the room would be like. To my surprise, this was the best of the rooms of all the other destination rooms that I booked on our trip to Italy. First, the reception was very welcoming and we were very pleased by the approach. Second, the room was of good size with a king-size bed and very comfortable. Very easily accessible from the ferry station with just 4 mins walk. Also, there was a kitchen with a coffee/tea option with milk and sugar. The host is very helpful and always available, I would say do not hesitate to text to request and you would get a prompt response. If I am going to Venice again this is the only hotel that I would book my stay.... :)

The property does not have a lift/elevator and if you are traveling with big luggage might be a bit tough to drag them up the stairs.

The apartment was pretty close to the center of Venice. They provided little snacks and coffee. Breakfast is not served in the accomodation but in the coffee like 5 min away.

This place is wonderful! Honestly, we didn't expect it to be so wonderful! The photos do not fully reflect the character of this place. The owner is a wonderful person who always greets you with a smile on her face. We have never experienced such nice service. The rooms are clean and with soul. Comfortable beds and pillows. Delicious coffee and snacks available on site. Even the cosmetics in the hotel have a wonderful atmosphere. The district itself became our favorite precisely because of its peace and quiet. You can sleep with the windows open and not worry about street noise. A modest but delicious Venetian breakfast included in the price at a nearby pub. We will definitely come back to this place <3

The location is excellent near the laid-back Dorsoduro neighborhood in Venice. This means it’s relatively quiet and less crowded, but still close to the central canal (so easy to get to and from the train station), and a perfect base to explore all of Venice. The breakfast voucher for the cafe nearby was a nice touch. The host gave me helpful recommendations for restaurants and off-the-beaten path things to see as well.

There is no elevator. This was not unexpected, just something to note for heavy bags.

Decent size room with modern en-suite bathroom. There was a comfortable bed and the room was very clean. The hotel is in a quiet location with a nice bar around the corner (Sudest 1401, less than a few minutes away) and right by the waters edge. The staff were really friendly and accommodating, with plenty of water bottles provided in the shared common room. Breakfast provided by a local cafe (5 minute walk) that have a few vegan options available. There is also an outdoor bar/cafe (Al Chioschetto) a short walk away on the edge of the water that makes delicious Piadine. Overall this was a wonderful stay in a quiet area, which we preferred compared to being in the busier areas of Venice. It feels really peaceful and we loved how close it was to the water.

A little tricky to find as it is down a small alleyway.

The coffee machine wasn’t working on 2 separate occasions and because this is a guest house the staff weren’t there to sort Breakfast (coffee and croissant) is at nearby cafe Given 1 bottle of water to save on plastic but toiletries were in lots of plastic packets Milk in the communal tea/coffee are would have been a benefit for the tea

The breakfast was disappointing. We would have preferred to have a hotel which offered breakfast on site. But they had a nice coffee machine and fruit available when we chose not to go to the offsite breakfast location. The location was lovely, quiet. And we really enjoyed being in a neighborhood setting. The staff are very friendly and accommodating. The hotel is really more of a guest house. We did not see other guests, and there was no real public space for interaction. This is not a negative, but it’s different than a hotel.

Breakfast was not available within the building. There was an excellent coffee machine, with specialty coffees, bottled water, and some packaged snacks available in a lounge area. We were given vouchers for a nearby coffee bar. The staff was warm and responsive. Allesandra and her staff were more than helpful to us. She maintained good communication through texts and phone calls. On our arrival she came out to help us find her canal and helped with our luggage. Her staff carried our luggage upstairs. She helped us with restaurant and transportation options. At the end of our stay, she arranged for a taxi boat to take us to the airport. We appreciated this charming, quiet place and how immaculately clean it was. We highly recommend it!

There were 2 very steep flights of marble stairs to get to our room.

Large room and nice bathroom. Two large windows that opened. Close to Grand Canal and restaurants by Lagoon.

Difficult to find. While standing beside it, the Hotel name is on the 2nd level and there was a small sign on a door that was only about 20cm long so we missed it. Main door was in alley but no sign pointing to it. Thin towels. No TV. Weak internet connection. At check-out Mastercard was not accepted (I was able to use same MC at next hotel).

The perfect stay! Great location, not too busy and just set away from main areas of Dorsoduro. The rooms are spacious, comfortable and very clean. The facilities are generous on site at the hotel and whilst breakfast is off site at the moment (possibly linked to Covid and spacing of guests) there is still coffee, water and small snacks available in a quiet, small lounge room. Very considerate and generous for guests. Staff were friendly and on hand with any requests. A highly recommend!

There wasn’t anything not to like!
