have stayed here several times before and it remains my favourite place to stay in Edinburgh. I know that a clean, comfortable room can be relied on. the staff as always were polite and professional. check-in and out was smooth and fuss-free and the location is perfect. the garden to the rear is beautifully-maintained and a great place to relax when the weather permits.

I’ve never had cause to be unhappy with any aspect of my stay here before, but sadly that changed this time. please switch on the towel rails!! the room was so cold. the radiator gave off minimal heat, no matter how high the setting. I was hoping to add extra heat by leaving the bathroom door open to allow the heated towel rail to emit some heat. unfortunately the towel rail was cold and unlike previous visits, there was no way of switching this on - there was a small note advising this could be done as a special request if arranged in advance. the bathroom was so cold!! I understand times are challenging and cut backs need to be made, but please reconsider the towel rails. Not even in the interests of dry towels, just as a source of heat.

From the greeting on arrival the stay at 24 was excellent. Great staff, breakfast, room, location, décor. We loved this place! Our room was huge, beautifully decorated, high ceilings, amazing chandelier, large bathroom, lovely carpet. Extremely comfortable, what a good nights sleep, very clean too. A lot of thought has gone into the comfort of guests, even a lavender pillow spray. Terraced garden at the rear of hotel is ideal for a quiet read and a G&T. The hotel in is a row of lovely Georgian properties, situated on a wide quiet road with Carlton Hill behind and a walk through a parked area with trees in front of the hotel. Wonderful bookshop at the end of the road and numerous eating places within a short stroll. About 10 minutes walk to Princes Street. We met the wonderful owner and the lovely neighbours too, Peter the barman / night ported was excellent. Its now our favourite place to stay in Edinburgh and we'll definitely go back. Thank you all.

We love the style Victorian and art gallery, the bedroom is amazing, the hotel staff are very friendly and kind. Cinthia and Alex were incredible, we loved their affection and we felt welcome. The bathroom kits are very cute, and the sleeping masks and ear plugs that I missed in other hotels helped me sleep soundly. Beautiful garden in the backyard, view from the room is wonderful, the hotel is on the most expensive block in Edinburgh.

We had difficulty using the shower (room 6), the water was super hot, in the end we decided to use the bathtub, which was more pleasant anyway. As for breakfast, the kitchen opened at 8am for hot meal (omelettes, etc.), we wanted to leave early for the tours, so we chose to have breakfast outside the hotel.

WOW what an amazing hotel! I only wish I could have stayed longer but I will certainly be back. I have been a hotelier for many years and this is a true home to home stay. The moment you walk in, you are part of the family. I traveled alone on this occasion and I felt so welcome and.. more than that, I felt at home !. My room was gorgeous , shower was amazing , shower products are really lovely and the bed was super comfy. The location is superb with gorgeous views of the city and a beautiful garden. However beautiful hotels are all over the world.. the star of this hotel are the People, the TEAM!! Peter welcome me and was so attentive and welcoming, but everyone from reception to the hotel owner.. an amazing woman by the way, who I hope to see again in the near future. Thank 24 Royal Terrace for a memorable stay!

The staff in this beautiful little hotel just couldn't do enough to make my stay comfortable. My "cosy single" room was obviously small but didn't feel small, everything about the design was clever and welcoming, and I peeked into some of the suites on my way up - absolutely gorgeous! There's colourful art everywhere and it's the opposite of a bland chain hotel while still being clean and luxurious. Best veggie breakfast I've had for years - vegetarian haggis, always delicious! Views on both sides of the building are beautiful and I made good use of the garden in the sun. I'll be hoping to book again when I come back with my partner.

Perfect stay from start to finish. I can't thank 24 Royal Terrace enough for such a restful break. I booked this as a double celebration holiday for my partners Birthday and our Anniversary. The manager gave us a complimentary room upgrade as a superior room had come available so we stayed in the Studio Apartment. The room was huge, very quiet and the shower was lovely. Breakfast was by and far the best breakfast we're had on any holiday...it truly set you up for the day. My partner had the Full Scottish Breakfast everyday and couldn't stop telling me how nice the sausages were. I had a Veggie Breakfast and the Bircher Muesli and both were delicious. I normally don't have a cooked breakfast but this was great - the veggie sausages were super flavoursome and the spinach, mushrooms were cooked perfectly. Staff were friendly, and we were in a great location for walking to the main sites but out of the way of the hustle and bustle.

It was great, my only minor comment would be the bed was quite soft and had a slight dip in the middle of the mattress but it was still more comfortable than our bed at home. I slept like a log regardless.

Staff were great, very attentive, and one had a great expertise in Whisky, which was available at the hotel bar and which made for an interesting evening. Garden was beautiful. Artful and thought-provoking art collection covered the walls. Location was super near things (10-20-minute walk from almost everything central) but quiet, which in comparison to some of the folks I met who stayed on the Royal Mile, turned out to make for good sleeping conditions.

Some of the rooms in 24 Royal Terrace look palatial, and I'd assume that the proprietors charge proportionately for what they offer. Mine was fine for a solitary traveler and had a lovely garden view but could have used more storage space. I'd recommend being clear about what room you are getting.

The hotel is amazing. Like an art gallery with interesting, high quality pieces. The room was comfortable. Good sheets, pillows and mattresses. So many room extras which gives it a luxury feel. The breakfast was the best we have ever had in a hotel. Fresh, well-presented and yummy. Such a good choice as well. The staff get just the right balance of attentive and helpful without being overbearing. Honestly the most enjoyable stay I've ever had in a hotel. We'll be back!

The sliding glass door on the bathroom prevented some privacy. But that's really nitpicking. I would recommend this hotel to anyone.

Location is perfect. On a lovely quiet street but a very short walk to the centre. Was just around the corner from the theatre. Staff were very friendly & the manager was welcoming & entertaining to talk to & gave interesting info regarding the hotel, its art work & whisky. Clearly knows his stuff. Decor was quirky with lots of artwork to look at & discuss. Breakfast was freshly cooked to order & tasty.

Partly due to me not checking things out but we ended up on the 3rd floor which was a challenge for 2 elderly women friends. They couldn’t swap our room on the first night but did offer to the next day. They do not have a lift due to building restrictions. Wouldn’t probably stay if we had to park a car. Could be parked outside the hotel but would cost extra.

Lovelysmall hotel next to Calton hill and Leith walk. despite central easy access its very quiet at night for sleep. Staff were extremely nice and helpful , a very relaxing atmosphere. The building is georgian and beautiful (although for the less fit the flights of stairs would be a problem) Excellent breakfast served in the bar, huge portions and decent coffee. the single room is tiny ( think half size of a college room in the 1970 s) but very well organised and great value for a short solo break
