Location was perfect - walking distance of everywhere we wanted to go but away from the noise of the very centre areas. Staff were really friendly and approachable, they really made us welcome. The room itself was beautifully appointed and very comfortable.

Not a huge issue but the tea/coffee facilites are on the first floor landing. The machine was really quite noisy so put me off making a drink when up really early for fear of disturbing the other guests.

The location is smart. Near the city centre, yet in a quiet area and adjacent to green grounds. We walked countless times back and forth to central tourist attractions. Just behind the hotel is a hill. We found the steep path up, knowing nothing. The top turned out to be a fine landmark of Edinburgh. At the hotel the level of hospitality surpassed our expectations, personal but not intrusive. The food was a a special experience to remember, and the ambiance was good. The room was large and bright, with a view to a well-tended back garden. In the room there were just the right complimentary drinks on a table in the warm summer weather - and we became acquainted with sloe gin! At breakfast, which was effortlessly tailored to our preferences and enjoyed in an intimate dining room, we met two sets of tourists who were pleasant, entertaining and interesting.

Maybe they could have slightly lower prices, so that we could stay longer and eat more often next time?

Staff very friendly and approachable; sorted out our issue with the bed immediately and without attitude (which we see alot of these days). Very eclectic decor and ornaments which lent an air of attention to detail you very rarely see in the hotel chains. Room 2 was a suite and at the back, very quiet and we did not hear any traffic. Built-in wardrobes perfect to hide away clothes and suitcases, and the bathroom had an opulent, but modern feel. As it was my wife's significant birthday the hotel kindly accommodated the bouquet of flowers ordered from a local florist.

Because of its Grade listing there are no elevators/lifts, so please be ready to ascend the stairs with suitcases. Needed more for breakfast for the £12 per person and certainly not another £7.50 for the eggs and bacon. Only drawback to the whole week.

21212 is an exceptional restaurant with rooms in a beautiful Georgian Town House in one of the most sought after parts of Edinburgh. It has been modernised to a very high standard with gorgeous, very chic designs. Our room was huge , effectively a suite with an enormous bed and lovely sitting area looking out over the city to the sea. A massive bathroom with twin basins, full sized walk in shower and roll top bath completed a luxurious ensemble. The restaurant is outstanding.

There was nothing to dislike.

The room (room 1) was large and comfortable, as was the bed. The location was great and an easy walk into the city centre. Dinner in the restaurant was exceptional.

No tea and coffee making facilities in the room, which in itself is not a problem as you can call reception and they will bring a fresh cup within minutes. however, when reception is closed there is a coffee machine on the landing right outside room 1’s door - convenient but not very quiet when your neighbours are making drinks at 7am on a Sunday morning.

no curtains or black out blinds, meaning that light comes into the bedroom in the early morning. also, they had the heating on a timer so in the evening the heating stopped and the room was cold. we needed extra blankets to sleep at night.

Breakfast was very ordinary, not much choice or variation, considering this is a fine dining destination. Room and on suite bathroom were spacious and well appointed. A plus factor was the quiet location close to the old city centre.

Breakfast was not great. The stairs up to the rooms were a challenge particularly when carrying one's luggage . A porter would be an advantage

We stayed here for a couple of days, had a really friendly greeting when we arrived, our host was excellent and all of the staff were of the same standard. Our room was stunning with an amazing view and an extremely comfortable bed. We went to the drawing room in the evenings for drinks before going out which was beautiful! It was very comfy with excellent service. As a beautiful old town house, there are lots of steps so be aware of this when booking but we would fully recommend staying there on absolutely every level!

There really wasn’t anything we didn’t like.

Such a lovely place to stay - a beautiful Georgian townhouse. Room super comfortable, spacious, great bathroom. Excellent separate gusta’ sitting room - perfect spot for reading and looking out over the park sipping tea and shortbreads delivered by v kind staff. Had brilliant dinner in the restaurant too. Highly recommend.

This hotel is located in the center, near beautiful park, one of the sightseeing must haves. Hotel has a beautiful design, each room is special and is very private.
