Truly stellar breakfast and lovely old mansion of a B&B. Quiet, lovely view over Dean Village (so easy walk to get there, to walk along the Leith, and over to Strockbridge). Love the old library in the place, which is always open, and very moody. You'll never be short of reading material. Great price.

Is a bit of a walk from Old Town & New Town (with sights and restaurants). But very quick cabs called -- costs about 8gpb to get Old Town sights. And is walkable from New Town restaurants in about 15-20 min. Excellent for price. Could possibly be spruced up with newer carpet and decorations and such, but then they'd end up raising the price, so I prefer it this way! Slightly worn-chic and very, VERY affordable for such a pretty mansion in such a quiet neighorhood.

The atmosphere of the historic building/house was wonderful. The staff was great throughout the facility - helpful, kind and responsive.

I was on the fourth floor during a warm/humid spell. The fan was rickety and didn't help much. Sleep wasn't great as a result. This is a hospitality business where comfort is key. Invest in decent fans made of something more substantial than plastic. I'm fit and can handle the stairs, but it was tough for the older and/or less fit people to do that hike. Maybe update the elevator so that you don't have a months long wait on bespoke parts. Factor that cost versus the potential risk of someone falling or having a medical problem due to that facility shortfall.

The location was fantastic, very close to everything but on a quiet road so easy to sleep at night. Breakfast was good, nice selection and staff was very helpful. Room was big by European standards and the view was AMAZING. I loved the old architecture and antique features in the library and lobby.

There were no hooks in the bathroom for towels or toiletry bags, just a small wooden rack that barely fit a towel. Bathtub didn’t drain properly. There was only one bedside table and lamp even though the room was big enough to accommodate two. I booked this hotel because I liked all of the antique features I saw in the photos but almost of the furnishings and finishes ended up being ultra modern, wish it had been more original feeling.

Staff, locale, and location were just superb. I recommend a visit to their library and to learn about the house! The bed was comfy. Breakfast is lovely in the dining room, with a gorgeous view, and don't be afraid to ask for special parts of the brekkie menu.

Their elevator was broken so we had to walk three floors of stairs, so that gave us horrible amounts of exercise! The shower had a hard time being as warm or as strong as I'd prefer but it's an old house so pressure in the pipes can be an issue. The duvets were a bit too warm for us and were down-stuffed, so be aware of that if you have allergies.

We loved the decor and grandness of this hotel, especially the library available to all guests! The coffee machine down at reception was a treat! We had a good view of the castle from our bedroom window. Location is great-Dean village a 5 minute walk away, and the walk to the city center was easily manageable. Staff were all friendly and helpful, never stressed and showed great team work, for example the receptionist would help in the kitchen and serving breakfast when things were busy! We found it to be very good value for money!

The lift was not working during our 3 day stay there. This meant climbing up and down four flights of stairs which was particularly trying with large and heavy luggage! The extractor in the bathroom had no chance to work anymore as it was completely blocked with rather a lot of ancient dust!

The hotel is in an excellent location - it’s close to bars, restaurants, and is an easy walk into town. It also has the delightful Dean Village on its doorstep. We had a beautiful view from our room which really added to our stay. The breakfast is incredible value for money, and staff were friendly and extremely helpful. The library is beautiful and always open for guests to use. The building has a rich history. We would definitely stay here again on another visit to Edinburgh!

No “do not disturb” signs available. Walls quite thin (but to be expected for an older building). Make sure you get to breakfast earlier as there will be more choice of continental breakfast options.

The hotel has retained its character from over 100 years ago and I wish I had stayed longer! The library was amazing, like stepping back in time - loved it! Girl on reception was lovely friendly and welcoming (and took time to give us a little info in the building history!)Breakfast was lovely too with a great choice of food, would definitely stay again - thank you! (And bring our dog) 👍

Room, although very spacious and spotlessly clean, some of the furniture was a wee bit dated! In no way affected the enjoyment of our stay though and we would go back!

B+B Edinburgh is a beautiful building right near Dean Village/ West End and about a 15 min walk from the centre. The dining room, entrance, and library are exquisite. The bed was comfortable and we went end of May. The staff are extremely helpful and kind, and the breakfast is very good. It’s also well connected to the airport via tram and 5-7 min walk.

I believe they’re working on the elevator, so this may be an issue for anyone who has a lot of luggage or knee issues. Our room was on the top floor so we had nice skylight windows and got good exercise

The staff were so friendly and our room was fantastic (room 1) as was the view from it. Breakfast was freshly cooked and delicious with a good variety of options. Hot drinks and bottled water were available on demand from the lobby which was nice to have as was the lounge bar. Everything was clean, characterful, warm and cosy. The shower was powerful and the hot water was plentiful. The icing on the cake however, was the fabulous library stocked with medical texts from which we were able to watch the fireworks at Edinburgh Castle on New Year's Eve. The B+B was well situated being only a short walk from Princes Street with lots of local bars and restaurants even closer.

There was nothing that we didn't like.
