Location is excellent for the city sights, proximity to the train station a big plus, but the directions from the train station to the hotel that the hotel gave mentioned to take the "New Steps" but did not mention that there are maybe 50-60 of the steps, with quite an uphill grade, somewhat difficult with luggage. It's quite a bit uphill to get to the hotel. To do with out steps go up Cockburn Street and make a right on High Street and in maybe 50-75 yards you will come to St. Giles, the street the hotel is on, and turn right. Hotel is 20 yards further. You can roll luggage all the way to the hotel doing this. For breakfast you have to go to the attached building for food, it's run by another business, you pay separately. But you do have micro/fridge and plate and utensils in the room so there are options, which we used. Thankful for that. The staff was very helpful. The room was quite comfortable.

Location was perfect, couldn't be any nearer to the centre of the "Old Town", Beautiful part of the city. Our room overlooked Edinburgh and looked fantastic all lit up at night. The room was beautiful, could not complain whatsoever. Facilities for eating your own food, cups, plates, microwave, although we ate out in the evening. When I booked the suites, I opted for the breakfast, which was a cooked breakfast and some of the photo's looked scrumptious, however we were given a "continental" breakfast which was a croissant, salami, slice of cheese, yoghurt and fruit, and tea or coffee. I was very disappointed with this as if I had known I wouldn't have added breakfast. Next door where the dining room was were in the middle of a refurb and there was no option, we had to eat what we were given. I wanted the cooked breakfast as it would've done me till dinner in the evening. The restaurant had gone and now only sold burgers or hotdogs so we declined that and found our own. Such as shame really. Frazer Suites I'd say 10/10

Paid for cooked breakfast, only to be given a cold continental one. I feel I should've been refunded for that.

Fraser Suites was one of the best places we stayed at when we traveled to the United Kingdom, on an extended vacation. We were so pleased with the accommodations, the location, and the staff! We were able to wash our clothes in the laundry room that they offer, for free! The staff was so courteous and helpful, especially Guido who helped us with our accommodations, recommendations, and always greeted us with a smile and friendliness that was unmatched throughout our three week journey. We were treated with utmost kindness and not like an inconvenience. The location was perfect and central to everything, right off the Royal Mile, in Old Town. We were able to walk everywhere easily. We loved Edinburgh and when we go back we will definitely be staying at The Fraser Suites again!

We have only good to report.

The location was brilliant. We were visiting the Edinburgh Festival and all key venues were easily accessible, which was essential as we are 75+. You step straight out of the door into the thrum of the street entertainment. A particular bonus was the atmospheric Cocktail bar next door with wonderful views over the city. The accommodation was classy and well run as you would expect for the price.

The recommended parking is Waverley Station which involves steep roads or long flights of steps. So don't leave anything you need in the car (as we did). Otherwise, everything was fine.

The location is exceptional with beautiful view, it was a real privilege to wake up to bagpipes on the Royal Mile! The finish of rooms is very high standard - real luxury feel with huge windows, heavy curtains and a huge bed. The kind of room you want to get back to to spend time with! it was also very spacious for two people. great facilities with the kitchenette. Beautiful L’Occitane toiletries were a real treat. Staff were friendly.

Our bathroom could have done with some maintenance. the bath fitting had become dislodged from its fitting in the bath so there was a gaming hole in the unit, the shower fitting was also broken and so needed a towel to twist the knob on and off. The bath was also missing a plug. The hotel reception on checking in informed us we had breakfast included, I then checked this on collecting the bags and another receptionist said we did. I didn’t recall booking this so checked again before entering the room for breakfast and was told the room did not include breakfast. at £15 per person I did feel this might have been disingenuous selling. Additionally, the hotel says it serves complimenta et Nespresso coffee however the station was dirty and the receptionist informed us there were no pods.

The location was perfect - 30 seconds from the Royal Mile, 5 minute walk uphill to the Castle and 5 minute walk downhill to the tram. The room was lovely, 2 windows, bathroom was lovely and had a bath with a shower in it (not great for those with mobility issues), lovely toiletries, big towels (a plus for the larger traveller). The bed was really comfortable. All the staff we came across were really friendly and helpful. The hotell itself was spotless

Breakfast could have offered a bit more on the buffet - maybe some sliced tomatoes/cucumber//onion.

The location was really outstanding, and the staff was friendly and helpful. The hotel was sold out when we were there. The room was very nice as well.

It said it had an elevator, but the elevator didn't go all the way to the floor we were on. The laundry facilities were not sufficient for the number of people who wanted to use them. However, one washer was out of order, and the hotel staff helped get mine finished.

WiFi: very unstable (up to unusable) in the rooms. Quite good in reception and restaurant. Complained to the staff, but it didn't help. Breakfast: quite poor, surely not for 4* hotel. After 2 mornings, on the next days we just went to eat breakfast outside, despite it was pre-paid in the hotel. House keeping: it's impossible to understand whether and which towels are replaced - it differed each day. Once, even a towel on the floor was raised for reuse again. And one day, a room was forgotten at all... Well, you can go to the reception and the friendly staff provides you with towels, but should guests do that?

This property was conveniently located just off of the Royal Mile. It was close to plenty of restaurants and sights, but enough away from the crowds that it felt like you could escape the hustle and bustle when you went back to your room. The staff were pleasant, and the complimentary Nespresso machine in the lobby was a nice touch. Our room was on the 7th floor, and provided a pretty stunning view of the Calton Hill area. The room was clean and well maintained, and also had an added air conditioner to help with the recent heat wave they experienced.

There really isn’t much bad to say about this hotel. My one complaint if I had to pick one, would be the unusual layout of the building. Our room was on the seventh floor, howevere the elevator only went to the 6th floor. We then had to walk around the sixth floor to find the stairs, and carry our stuff up to the seventh floor. Not a big deal for us as we are younger and had minimal luggage with us. It may be an issue for older travellers or someone with multiple bags of luggage, but again that was only for the 7th floor.

Stayed here for 3 nights with family and friends and the location of this hotel is in a perfect spot that is very close to many worthwhile things to see and do. Pubs, restaurants and activities are spread all around this location and we were able to walk everywhere always having something to do. Very cozy and beautiful building with friendly and helpful front-desk staff and a nice room with an very likeable bathroom and a great view. We got a good deal on price/night and will definitely return to this hotel should I find a similar opportunity to do so!

Cleaning service was said to be every other day but it seems not much was done the one day they were there. Was not a big issue though since we didn't stay long or make a mess, but beds weren't even made.
