Breakfast exceptional and will set you up very well for the day. The black pudding was awesome. Eggs cooked fresh and just as they should be. The cold selection of fruits, cereals was amongst the best you’ll see at a much more expensive establishment. Room was a good size. Mattress as good as a Marriott. Quality cotton sheets. Bathroom immaculately clean. Coffee tray had good selection. All of the staff we came into contact with were courteous and helpful. You sensed that they really did want to help and were not doing this because it was their job. They were genuinely interested in making your stay as pleasurable as possible and they succeeded in doing so. Tks.
The only thing I could fault (and it didn’t really matter as the room had black out blinds anyway) was that one of the curtains was hanging of its rail. The second day (after housekeeping had cleaned the room again) it was still hanging off. That is only a small fault but could easily have been fixed by maintenance. On a safety note. The notice outside the lift on the second floor which should read DO NOT USE LIFT IN THE EVENT OF FIRE - has multiple letters missing. Whilst I obviously would know not to use a lift in such situations anyway it is important that these types of signage are clear and it should be repaired.

Excellent hotel, breakfast had plenty of choice, the staff were very polite and nothing was too much trouble for them. We would definitely stay again. The hotel doesn’t look much from the outside but the rooms were very nice and larger than average
A mirror near a plug please to see to dry your hair. The walk back from Edinburgh was all uphill however it was only £7 ish in a taxi, or you could catch a no 14 bus, which wasn’t a problem.

- Very nice, spacious room - Lovely surroundings, we especially liked the university gardens -The beds are SOOOO comfortable - Great breakfast!!! Go for the full Scottish, it is amzazing! - Very nice touch: the tea and cookie selection in the room, not just standard but really nice and they replaced it the next day, not like so many hotels that put some there only on the first day - Staff generally very friendly - A rarity in Edingburgh: there is space to park your car and you are still in walking disctance to the royal mile (about 20 minutes brisk walk)
Had a bit of a hick-up when we arrived - there was nobody at reception, so we assumed it must be the big building at the front that we had to go to, so we went back there, waited for ages for somebody to have time for us only to learn that the hotel where we were at at first was actually right, so they phoned them, we walked back and then we finally got our room. This took us nearly an hour and since we had already arrived quite late (late flight) it was not a good way to start. But then everything got better (see above) :-)

We stayed for 3 nights dinner bed and breakfast and the food on all occasions was very nice. The staff were very friendly and helpful. Very nice bar area and bedrooms were spacious, warm and clean. Comfortable beds.

We had the best nights sleep we've ever had in this hotel. The beds were extremely comfortable, the room is spacious with a large bathroom and large shower. The breakfast was exceptional, with freshly cooked scottish breakfast and buffet. The staff were very friendly. There is onsite car parking which is free. The location is great for Holyrood park and Arthurs seat, literally minutes away. The castle is approx 30 minutes walk away.
There is no air conditioning (not usually needed in scotland, i know) but we were provided with a fan when we asked. I know the Tattoo was on while we were there and everything is expensive but we still feel this hotel was very expensive and despite it being excellent it did not give us value for money.

I will stay here again. Very comfortable, good facilities and a nice location. Staff were friendly and the food was really nice at the restaurant.
I did ring to change a booking in the restaurant and I was told by a staff member they would ring me back to confirm.I never got the call but made the booking anyway. Parking is available but it isn't clear from the website they will give you a permit. It would have saved us a struggle to find a space had we of known.

Location is fabulous, including parking, All felt safe and quiet. Staff friendly, polite, and helpful. Room spotless and comfortable, felt very luxurious and well laid out. Huge room and bathroom, top floor. Breakfast delicious and staff helpful and polite. Coffee, toiletries all fabulous, towels and bedding comfortable. The overall feel of the place is lovely, the art, photography and wallpaper, wooden keys and room signs , the design and presentation is gorgeous
Room in the morning was very very warm, nil options to open windows or cooling, I know not a common thing to complain about Scotland being hot, but for future summer stays, will need to consider this.

Great location within the plesant grounds of the Univ Halls of Residence - at an 'it's a treat' price - for dropping child at Uni for Freshers' Week (and exploring Edinburgh from.) Modern, fresh-feeling building. Lovely staff too - makes the difference! Very large room, a nice surprise. Enough parking spaces - having arrived by lunchtime, really convenient so get there early!
Disappointingly variable-quality breakfast, but we didn't leave hungry either. Good array of yogs, fruits, drinks, cereals et, thanks. Sorry to feedback on super-dry scrambled eggs (cooked too far in advance of ordering), and a middling vegetarian offering also featuring an unusually unappetising white 'sausage'! While I'm at it, the bar is a bit thin on decent beer, but that's a personal-taste thing that didn't detract from great staff and a good launch-point before heading into central Edinburgh.

Everything was perfect. The room was small (a single) but very well appointed, comfortable, clean, pretty. The bathroom looked new. Great shower. They cleaned the room daily without having to request it. The staff was pleasant and helpful. And the breakfast was amazing (hot food from the kitchen and a nice buffet). The attention at the restaurant (where breakfast is served) is outstanding. The hotel is not in the touristy center of town. I find that a plus. There are 3 different buses just outside the door. They all take you to the Royal Mile in 5 minutes. Two go on through Princes St. One takes you to Leith, where you can tour the yacht Britannia. The setting is beautiful, next to Arthur's Seat, in the university area. I've been to a number of three star hotels in the UK. This one is clearly better.

Well appointed room, excellent welcome by the hotel receptionist. Has been upgraded nicely since we last stayed. Nice good quality breakfast. Excellent location with parking.
The price appears to have disproportionately increased compared to previous stays - we have used this hotel for many years (husband an Edinburgh Alumnus 1996 & 2010)…. Staff serving this morning, however polite were a little slapdash!…. And we did not enjoy the self-service for tea/coffee (previously this was served to you)… long queues at the coffee and tea making facilities which was rather disappointing. The quality of the machine coffee wasn’t very nice.
