The staff was exceptionally nice! It was great being right on the bus line. Parking was free.
We were in the lodge portion of the hotel. It seemed a bit shabby compared to the main hotel, but it was very clean and the beds comfortable so I didn’t care.

Close to old area of town. Nice facilities. We first had a room in lodge, which was newer and did not look as fancy as the pictures. When we switched to a room inside I was more impressed. Easy to catch a bus or Uber. Our friends didn't like the hardness of their beds but when we traded rooms we were okay with them.
No elevator and those are some tall stairs! But someone helped us carry bags Breakfast was only take it or leave it and I didn't want to spend big money just to have toast and coffee. Would have liked a less expensive option.

I was in Edinburgh already, I decided to stay one extra night, and I gotta say I was very lucky to find this hotel: what a gorgeous place. My room was one of the grandest I've ever slept in with a magnificent Victorian vibe, stunning bay windows, and impressive ceiling plasterwork. The bed was comfort at the max, and I had a great night's sleep in a very quiet environment. Breakfast was freshly cooked and very tasty — I got all I needed to start the day properly. The staff was extremely friendly and made me feel welcomed as soon as I stepped in. Wish I had stayed longer!

The staff was incredibly helpful. This is a beautiful old home with a lovely lounge for an evening wind down with drinks and quiet. It is accessible to an easily navigable bus line minutes from Auld Town so one need not drive and find parking. We were in the main house, not the lodge building. There is free parking.
One of rooms we received was not what we had booked, the other was as booked and comfortable. They were both unexpectedly modern from the photos I'd seen. The attic room had a switch outside the bathroom that worked the shower! Be sure the staff explains all the tricks of the room to you! Including how to turn on shower and towel bars! Things have seen the use of time and are a bit worn. After having breakfast there the first day, we opted to have breakfast elsewhere. Breakfast is not included in the rental of the room. I would have enjoyed an outdoor bench or chairs.

Breakfast was very good and staff were very attentive and service was excellent. Comfortable bed. Great location for catching the bus and access to the city of Edinburgh. There was a problem with the plumbing on our first day and it was repaired successfully within the day.
The bathroom became very steamy after showers. The fan did not cope well. Very moist. A fridge would have been nice and a room safe. We did expect some room service during our 3 night stay although it was offered in the evening of our first day after the plumbing incident.

Living room with fire, a bar, and christmas decorations was amazing to relax in and very cosy! The staff were very accommodating and helpful, and the breakfast was delicious. Buses from right outside the hotrl ran to the city center every few minutes so location was absolutely perfect too!
We had the executive king room and although bed was comfy and very large, it was two singles pushed together and the join was noticable.

Excellent location, bus stop right outside the hotel. On check in, Lewis was amazing, full of information about Edinburgh and very helpful. Breakfast was very good and the room was comfortable but dated. I believe the hotel is in the process of being updated. All in all a very good, reasonably priced hotel close to the city centre
After reading the reviews I was disappointed to find that there was no complimentary sherry in our room. I think this is only offered in the main building

The location of the hotel was excellent: there is a bus stop right outside that takes you into the city centre in less than 20 minutes; our host gave us a little slip of paper with city centre bus numbers on it. The breakfast was superb and cooked to perfection! Also, our room in the Lodge was beautiful, spacious and comfortable. Both the Lodge and the main hotel also have a little library selection, and a common room, which is just a lovely idea for some quiet time!
There was nothing we didn’t like, although if you are in room 1 in the Lodge, be mindful as the bath/shower is raised with tiled steps into it. Not a problem at all and we loved the luxurious look of it, but could get slippery so older or less able visitors might need a different room.

The hotel was in a great location bus stop just outside hotel to anywhere you wanted to get to staff were warm and friendly nothing was too much trouble. Breakfast amazing. Rooms really comfortable. The conservatory and garden were great places to sit and enjoy the honesty bar. We had a evening picnic because the weather was so good (bought from Sainsbury just down the road) again nothing was too much trouble plates cutlery etc glasses provided by the hotel. thank you so much the six of us had an amazing time and Edinburgh is brilliant friendly people great taxi drivers
there was a slight musty smell in the downstairs rooms of the lodge they had had a small leak I think

Breakfast was lovely although I do struggle to think about what I’ll fancy to eat 12hrs plus in advance. The bed was extremely comfortable. Staff very friendly and helpful.
The room was a little disappointing. There was very little wardrobe/drawer space. The room was supposedly ‘serviced’ every day but apart from fresh water and biscuits, the bed was hardly touched - just pulled together. The pillows were left as we had left them and the bathroom floor was rough underfoot as it needed re-grouting.
