There are no cooked breakfast offered and by the third morning we were starting to want something a bit different, however the fruit platter was beautiful, the pastries were lovely and there was toast and cereal available as well as usual drinks. There is a car park at the front of the house. The bus stop is right outside, there are buses all the time and so easy to use and get in the city! It was a perfect location. The host was fab - kind warm and helpful! I would definitely recommend it!

I think if there could have been a hot option for breakfast even if it was only breakfast baps.

The lady who hosted us was very polite and helpful with every need. She was super accommodating with our requests and gave us great travel tips. Breakfast was very filling, the room was big and quiet and the bus stop right outside the property made the journey into town very pleasant and fast (approx 10 mins by bus or 30 mins walk). Also if you are renting a car, they have a car park or the road just before has plenty of free parkings. The property is also close to the motorway which makes it easy to start your car journeys and also only 30 mins away from Edinburgh airport.

There isn't really anything that we did not like....

The property is very close to the city centre and easily accessible by bus or by walking. Bus stop is right in-front of the house. Restaurants are all in walking distance and even have a shopping mall near by. Rooms are very clean and warm and have the old Victorian vibes. Can’t close the review without mentioning Cath, she is incredibly kings and immediately made us feel welcome. She shared all the information a tourist need to navigate Edinburgh. Will return to this property for sure if we travel again to Edinburgh. 100 percent recommended

Nothing much, only the car parking space is limited and on first come first basis which is understandable.

The house, room, Cath and the breakfast all exceeded our expectations. The property was also much closer to central Edinburgh than we were expecting, a 7 minute bus journey which is capped at £5pp per day so you can go back and forth all day for no more than £5. The bus stop is DIRECTLY outside the property. 24/7 access to the property with a key code in a lovely, quiet neighbourhood. Cath was absolutely lovely and took the time to speak to everybody at breakfast daily, asking what your plans were and to give advice and recommendations if you needed it. The house was gorgeous and the room far larger than we expected from the photos, it felt very grand, with a lovely modern en-suite. Breakfast choices could be made for each day and we always left feeling lovely and full. Would definitely stay here again.

The breakfast is very simple, you get a fruit plate or danish plate with various cereals, a natural fresh yogurt, toast and tea, coffee, juices etc. But the highlight is actually the host! She was the most welcoming person I've ever had the pleasure of meeting, it was my partner and I first time in Edinburgh, she gave us all the buses for our main destinations, all buses to get back to the hotel, made sure everything was right and clean, cleaned and topped up our pieces in the room, always asked how our time there was every morning. She is so polite and made the trip much more pleasurable. It's the only place il be staying.

Nothing at all, everything was perfect, only thing would be wish had an hot option for breakfast but that's just personal preference.

There was a good choice of food for the breakfast. The fruit and yoghurt was amazing, the plate was overflowing with fruit! When I asked the owner not to include kiwi, the owner replaced it with mango or melon. The room was really big and spacious with lots of windows to open for fresh air! We had a beautiful view to the back. The room was nicely decorated and fresh. A comfortable double bed, tea and coffee making facilities, plus Lotis biscuits! There were 2 comfortable chairs to relax in. The bus stops to and from the centre of Edinburgh are only a few steps away, the buses stop regularly and you can get any bus into town. Easily accessible from Edinburgh Waverley Station or the airport via a bus and a tram or airport bus. The location is very safe.

Nothing- I wish I could have stayed for longer!

I really like the host. She was absolutely lovely and really helpful about the city's attractions and how to get around.i likes the rooms and it was really clean which I appreciated.

I would have liked a hot breakfast which I thought it was from the advertisement so maybe either state that its a cold breakfast or have a hot breakfast option if possible. Nothinf crazy just like egg, mushroom and sausage maybe?. I like the room but would have appreciated warmer blankets or throws. Got a bit chilly in the night. The shower is a bit tricky and water was cold one of the days but may have been once off issue.

The guest house was close to bus link into Edingburgh 6 buses too choose from.About 20mins journey .We parked in the drive which was ideal Peter and Cath the hosts are a lovely couple who gave us a warm welcome .We had room 3 too the back of the lovely walled garden.It was very peaceful .The bed was a Queen and ever so comfy .I really liked the pillows .The room had good wardrobe space we only stayed 2nights a longer stay still ample space in the two closets .We had a nice large tv .Kettle ,tea bags ,coffee , the on suite shower room was fair size a large shower which was very good power good too .We had a continental breakfast .Choice of fresh fruit plate which was delicious .There is also a pastry option with 4 mini pastries.We shared pastries and the fruit plate .Tea ,coffee,orange juice , apple juice , Toast, It was a very nice breakfast which you preordered on the evening before .The House was spotless .We both enjoyed our stay and would stay again if we are in Edingburgh.

Lovely small hotel just outside the city centre, with on-site parking. The owner was lovely and very accommodating (we ended up with a very late check-in due to an impromptu climbing of Ben Nevis). Also very helpful as a travel guide with what to do and where to eat. Beautiful building and furnishings. Very quaint and spacious room with modern bathroom and excellent shower. On bus route, so easy access in and out of Edinburgh city centre without the hassles of driving and parking.

Wonderful experience of living in an old house with its own atmosphere. Lovely breakfast, caring hosts, addressing all the inquiries and ready with recommendations for making the trip exceptional. We’ve got a bag with food when we went for a trip to the Highlands - that was really sweet. The location is easy and quick to get to the center with many busses, which stop just across the road; although walking works as well and takes around half an hour from the center.
