Everything! The location, the room, the cat that stayed out side our door and hung out with me at 3 am as I listened to the sounds of things going bump in the night. The rooster crowing at 4:15 am. Close proximity to downtown Waco.

Having to pay. That kinda sucked. Lol.

Fantastic experience here. It is just far enough outside of town to give you that secluded woods feel. Close to the homestead and also close to the silos. Retha and Dana were incredibly friendly. They upgraded our room at no additional charge just because they wanted to out of their kindness. Breakfast was great. Get the French toast! I got up early and walk the property and ended up having a long conversation with Dana on the history of the property, family, and it was a great conversation. You absolutely must stay here rather than trying to find something in town or something you even further away. Can't say enough about the experience. Will absolutely stay there again on my next trip through texas.

Location is excellent- close proximity to many attractions and restaurants. Dana and Retha are the best hosts! Beautiful and peaceful surroundings! Both breakfasts were delicious. Would definitely recommend and visit again.

We did not love that the air conditioning did not seem to cool well after the lights turned off for the evening/bed. It worked great during the day, so this was probably a user error on our part and we should have asked how to correct it. Also, the house we stayed in was older and it had an old and musty smell that you notice upon entering. The smell did dissipate with time. Neither of these issues were deal killers. The positives FAR outweighed any negatives at this bed and breakfast!

Our accommodations were in a beautifully rustic setting with parking right outside of our private entrance, which included a porch and chairs. The suite is loaded with windows for natural light and included a separate living room area and TV with many viewing options. Situated at the base of the bed was a table and chairs for two(where home made cookies under a mini dome awaited our arrival). With a cute kitchenette that included a coffeemaker, refrigerator, microwave and sink, we had every thing we needed. The sumptuous breakfasts (which are enjoyed in the main farmhouse, at a long community table), are freshly made-to-order, and include(among other items) your choice of eggs, omelets, pancakes, waffles, biscuits (all home made), bacon, sausage, and a beautiful bowl of fresh fruits . Coffee, an array of teas, and juice will be at the table as well. Every thing that you experience at this amazing getaway is prepared and executed by the lovely husband and wife team of Dana and Retha, from cleaning and sanitizing of rooms, to preparation of your breakfast. Their gracious welcome and attentiveness during our stay has guaranteed that we will be annual visitors going forward. Lastly, the grounds and neighborhood is perfect for a leisurely stroll, or energetic power walk.

In the interest of full disclosure, I will mention the grounds surrounding the Main Farmhouse. They are a work in progress, and the proprietors are diligently working to bring some additional beauty to outside of the property. Their primary attention, however, first goes to ensuring that accommodations are CLEAN, SANITIZED, and BEAUTIFUL, which has been done. This property is a beautiful gem, and we were not at all distracted by any landscape improvements that our hosts desire to do in the future.

The couple are very sweet and welcoming. The main house where you have breakfast is Beautiful and makes you feel like you're at home. The cottage we stayed was perfect! It's a piece of country nestled next to town, just the perfect getaway to unwind and reconnect with the one you love. I Highly recommend this place! :-) We will be returning!

If I had to say something, it would be the grounds was a little cluttered, but Dana did mention that he was renovating, so that's justified.

The breakfast tasted great and was actually home cook meal and not fast food. The location was perfect, not too far from town but far enough to feel like you were in the country. It was easy access to the Baylor Stadium and was able to avoid the traffic.

They probably should invest in bicycles to ride around since they have a great trail in the area. However, there really isn't anything I would change. The couple who runs the B&B are great people and make you feel like you're at home. The atmosphere is so nice and peaceful.

Everything...friendliness of folks, closeness to the Silos, comfort of the room, walking trails...it was a home away from home! The grounds were well kept and homes were evenly spaced but not too far to prevent being neighborly. Definitely will be back if I find myself back in the area.

This is hard to say. I cannot pinpoint any one thing that would even make me not like this place. Sorry but can't think of anything. I wouldn't hesitate to recommend this place to all.

We went for BU graduation, which is a little further from campus than the normal hotel but still close enough to hop in the car and get there in 15 minutes. Located right down the road from the Homestead Settlement which is a MUST visit spot for Waco. The property set up is really cool, room was huge, loved the set up with the couch area and kitchenette area. They have wine openers and glasses ready for guests! Lovely property and owners.

Nothing to complain about. The property is super cool, the owner came out in the night to guide us in with a flashlight to get to our parking spot. Breakfast was really good. Coffee always available to run in and grab to go. Very nice people and would recommend to anyone.

This is a great place to stay, and I can't recommend it highly enough. Spotlessly clean, in a very quiet and peaceful location. We would like to mention that every detail and every corner of the interiors and exteriors are built with love and perfect taste. The owners are very nice people with a gentle character of hospitality. The breakfast was impeccable. This may have been the first time we stayed here, it certainly won't be the last!

I absolutely loved EVERYTHING! Dana and Retha are the most gracious hosts! The breakfast was delicious and the whole atmosphere of the place is just lovely. From the amazingly comfy bed to the sensational tub. RELAXING at its best!! I will definitely be back!! Ive already recommended this place to friends as well
