Great B&B just located right in the middle of Centro Storico. The owner arranged a parking place and the ZTL permit which was fab! But I took a wrong turn & Google Maps wasn't a big help and drove around for a while in super narrow alleys trying to find my host who was waiting for me to take me to the parking. Plus side I saw a lot of Palermo 😃 and the parking spot was very close to the B&B. The location really couldn't be better! The room was comfortable and clean. Liked the themed room. Great breakfast incuding eggs, nice surprise! And some good sweet stuff. Had coffee outside on the terrace in the sun afterwards. Could leave my luggage for a few hours the next day which was very convenient.

An extra bin or a bigger one wouldn't hurt! The room was quite dark but didn't mind because I was only there to sleep. Beware of the stairs, there are a lot of them! He helped me carry my luggage up (thx again!!). Some traffic noise but I slept with the window open and it did not bother me.

Location of the property is perfect. All the key attractions are within walking distance. There are restaurants just opposite to the property but my room was still very quiet. If you are planning to visit other cities on Sicily, the central train and bus station is about 10 mins walk from the property. I got lost and the hotel owner came to pick me up and helped me with my luggage. Breakfast was delicious and it was great to start the day having breakfast on the rooftop. The couple managing the property were super nice, friendly. Although I don’t speak Italian but I can tell they are really trying to give me a friend fly and nice experience.

Location is right in the heart of everything. Very secure and lovely apartment. Great terrace overlooking the main drag for bars. Very good breakfast included which was a bonus. Owner provided maps and a written guide in English to all the places to visit.

We had a suite and the only disappointment was that there was no coffee marking facility in the room. We had to go upstairs to the communal kitchen to make a drink. For the price we paid I would expect that as a basic, hence not full marks for facilities. Other than that everything was excellent.

Luca was a responsive and welcoming host. Breakfast went above and beyond your typical included breakfast - with fresh eggs, coffee, fruit, and pastries. I made a point to book a room with 2 beds according to booking.com - but host hadn’t been notified of that. Luca was responsive and was able to get us 2 beds in a pinch. (This was an issue on booking.com’s side - booking.com needs to work on communication on such matters.) Room was cute and cozy. No elevator but Luca kindly carried up our luggage. Would highly recommend.

Luca was very welcoming and patient. Very comfortable and safe location. LOVED the delicious breakfast he served! Enjoyed relaxing on the terraza. Il Proverbio restaurant and the bar next store are excellent and attract a friendly crowd. Location is central, near the Quattro Canti and Via Roma.

Truly can't think of anything to put here. Highly recommend Ad Hoc Rooms.

Superb central location in the middle of the historic centre and very near markets and restaurants. The breakfast was very good with choice to eat outside on the terrace. Spacious room, modern bathroom and very comfortable bed. Our host Luca was very helpful during our stay and he even came to meet us at the end of the road when we arrived! Would definitely go back and recommend.

Excellent location, very near to Quattro Canti. The room itself was more than genereous in size and the bathroom has both a shower and bathtub, which was a very nice surprise after a long day of driving. Very kind host that prepared us an atypical omlette for breakfast the following morning, which was very appreciated, after several days of colazione on the go :)

Breakfast was very good. Location was excellent, close to restaurants, etc. Bonus was the roof terrace, where we could enjoy the sunshine and relax after a day sight-seeing.

Only issue was the accommodation was on the 4th floor and there was no lift. Not a huge issue as Luca met us on arrival and took our luggage up. We are both very fit so the stairs was not a problem for us but it was for others.

The location is very central. The decor is nice. Breakfast was above average, though not great.

The side street on which the building is located is one of the noisier spots in central Palermo, because of a handful of bars on the little street. This makes the area very lively, but quite noisy at night. The bed was not comfortable and there was no fan in the bathroom, so it got stuffy.

The rooms were spacious, clean, it has a beautiful terrace, also the location was great. We enjoyed very much the themes used in the decoration throughout the property. The breakfast was excellent, the work that Luca puts into preparing it, is amazing. Will highly recommend it
