Its in a quiet neighbourhood and takes 30 minutes to walk to the main St Marks Square where the Basalica and Dogi's Palce are located. We quite enjoyed the walk despite the hot weather, lots of sights and sounds to take in along the route. The smartphone and googlemaps made life a lot easy to find whatever we needed. We ordered breakfast using their QR code system, we got a confirmation that our order had been received. But following morning no breakfast arrived in our room, when i checked with the reception they said they hadn't received the order. By then it was too late as we had to head out, so we grabbed a coffee and croissant en route. If you order breakfast phone reception after to confirm they have received it.

We had a pleasant experience during our stay in the hotel. The staff are friendly and professional. It has a great location as it’s around 10 mins walk from the train station and 18 mins walk to the city centre. It was a trip for our honeymoon and they arranged a cute decoration in our room. When we checked out we ordered a water taxi to take us to the train station, but due to unforeseen circumstances we didn’t get one. However, the hotel staff carried our suitcases to the train station. We truly appreciate their kindness. And hope to come back to Venice and stay at this hotel again.

The location was in an easy walk from the bus station and train station - there are obviously a lot of small bridges in Venice so with luggage the walk is a healthy one - however the hotel will arrange a direct transfer for you if required. The location was away from the main hustle and bustle of the city and was in a quiet region of Dorsoduro. Everything is in easy reach. There is a water bus stop a couple of minutes walk from the hotel and the Ponte dell' Accademia is just a 10 minute walk away. The breakfast was excellent and the staff were welcoming and friendly. Offered to help rearrange our connections when our flight was cancelled. I've read complaints about the ground floor, we were on the ground floor with a garden view and even with a party going on one evening we never felt as though our privacy was impacted. Breakfast in the garden was a treat and plenty of choices to eat. Room was very clean, well presented and a good size.

In all honesty, nothing. The hotel staff were welcoming and friendly. There was nothing about my stay in the hotel that I would warn people about. In fact the only thing I didn't like was leaving!!

Amazing hotel in a lovely location in Venice. The staff were excellent! We had to change hotels last minute during our stay (so we were very upset and stressed) and they were so friendly and welcoming upon our arrival - they offered us a coffee in the beautiful garden whilst they checked us in and looked after our luggage for the morning, whilst we explored the city during the day, until we were able to check in later that afternoon. Our room was spacious and clean, with a comfortable double bed. We would definitely stay again.

Our trip to Italy started off with several setbacks (flight cancelled, lost bags). When we arrived at Excess, we were tired & cranky. The gentleman who greeted us was amazingly pleasant and friendly. Upon entering our room, the staff had provided a bottle of champagne to celebrate our anniversary. The trip turned around for the better from that moment forward. Excess is on our agenda to revisit in the future.

The confort of the hotel and elegance. The staff was very friendly and very nice dressed. The location of the hotel is very close by the Big Channel and also close by Main station , San Marco Square and all important objectives. I highly recomand this hotel !

The garden was on renovation but it was beautifull

The excess hotel boasts an exceptional location in the heart of Venice. The staff provide outstanding service, imbuing a sense of warmth and hospitality. Could have been a few more options for breakfast.

one of the best hotels we have ever stayed at. Staff were exceptional - so kind and friendly. the location was excellent, quiet, but walking distance to all main attractions. room was beautiful, really nicely decorated with all facilities you could want plus the best shower ever! breakfast was amazing. I would recommend this hotel to everyone staying in Venice, especially as it was a fraction of the price of other 5 star hotels nearby.

only negatives were that the room was a little warm and the air con was hard to work out. opening windows let in midges from the canal, but that is not the fault of the hotel

Beautiful room in an older building with a beautiful setting. Had all the modern conveniences. A bit away from the main tourist area but still able to walk there which was much more enjoyable. On a canal for water taxis and a short distance to the vaporetto stop. Enough local and canal side restaurants to choose from. Very comfortable place to stay as well as be pampered if you wish.

The price of the breakfast (€25 each) We did not use this service as there were local places that provide lighter breakfast.

Staff was so helpful, friendly and professional. Location was superb. We booked a few days ahead because of inaccurate location given by another hotel previous booking. Would recommend highly.

Room was small but this is typical for Venice.
