Quiet part of town

Can hear people in other rooms but not too bad

The staff were super friendly and helpful, provided instructions and were very patient. Easy check-in and check-out. Good facilities in general, room very clean and quiet. The air conditioning worked fantastically, this is a benefit as it was hot in September still. Nice local restaurants just steps away from the hotel, a great gain when we wanted to dine out late at night. We had a great stay.

We stayed on the top floor where the ceiling was lower than the rest of the floors. There is a limited view from our room and the shower/bath was too small in height for my boyfriend.

The staff were great, very welcoming and a pleasure to talk to. They allowed us to drop off our luggage and go to explore Venice while our room was being prepared. The location is around 15-20 mins from the touristy area of Venice, which is great as it is very quiet. The Annex rooms are only across the street from the main hotel. Taxi/Trains are about 10 mins away. I recommend the water bus from the airport (~15 euro), The Alilaguna blue line to Zattere (1 hour) you will be about 15 min walk from the Hotel. This way you get a full boat tour around Venice before you even arrive! You will see the Bridge of Sighs, Basilica of Santa Maria, Doge's Palace, St Marks Square etc towards the end of the journey. Worth the 15 euro ticket price.

The rooms are small for the price but we only had one night so was not a huge issue (I expect this is the case all over Venice). Breakfast was not a huge selection but ok to grab a quick bit to eat before we left.

Really lovely hotel, comfy bed and was even a free room upgrade! Great location, nice and quiet and out of the hustle and bustle. Not too far to walk either ( around 20mins) Would highly recommend to anyone looking for a nice comfortable stay! Staff on reception were really helpful, gave us a map with lots of detail which set us up for a day of exploring and a great restaurant recommendation located just behind the hotel!

The door was very difficult to unlock on most attempts and quite often left us sweating with panic on the very hot landings before we hit the air con in the room!

The hotel has been refurbished newly and is so clean and comfortable bed everything we needed was in bathroom toiletries every day cleaning our room and very good location as well in central and very quiet with sound proofing we will definitely come back we really appreciate Andrea’s help who went out to meet us when we arrived and also came with us when we left hotel to meet taxi very friendly and welcoming she also showed us all restaurants and attractions where to visit ok map excellent breakfast variety of options vegan as well

We received an upgrade to an apartment, which was a pleasant surprise for us. The apartments were very spacious for two people, had a small kitchen and a living room area with a comfortable coach. Floor heating was a great plus. The apartment was very stylish, with a combination of modern design and vintage elements. Everything is made of high quality materials. The color scheme is fantastic, especially impressive are the doors and windows. There was an amazing bathroom with a rain shower. Very friendly and helpful staff :)

The only issue of this room was cleanness. Generally, it was clean, but one could see very obvious finger prints on the microwave and on almost all the windows and doors. It’s a pity, because otherwise this apartment would have been perfect!

The hotel is located away from the tourist routes, so it was very comfortable to live: it was quiet and there were restaurants and cafes nearby, which mainly serve local residents. The apartments are located almost on the roof and the windows face 3 sides. Therefore, a lot of light and air. And you can see the dawn. Everything is eaten in the apartments: equipped kitchen, washing machine, modern air conditioning, two TVs and a beautiful balcony.

we were beautifully greeted upon arrival and upgraded to a corner, top floor room overlooking the canal. the hotel has been restored from a residential situation and is lovely. loved that the neighborhood was quite and in a more "local" and artsy part of the city with colleges nearby and hip vibe :)!!!

would love for there to be and even greater true local pulse to the neighborhood; however, again, our stay was truly lovely and will return to this hotel and this neighborhood in the future.

The staff was accommodating and kind and went out of their way to help us. The location was outside of the center, but it was quite nice to return to a quiet area after the hustle of Venice in the summertime. The room was clean, comfortable and a good place to retreat to from the heat.

No laundry on-site, and we couldn't get it taken out because the off-site services were not open on the days we were there. Small complaint, we loved our stay.

We were allocated room 202, second floor in the corner overlooking the entrance and canal. Well furnished, very clean and spacious. WE chose this hotel due to others reviews, we weren't disappointed. A short walk to local bars and restaurants, of a good quality and not overpriced.

The hotel only offers breakfast and has no bar, but you do get a bar fridge in your room (very expensive). But with the surrounding bars and restaurants, why stay in?
