The room was nice, cosy (old-style decorations) and clean and had its own bathroom and a mini fridge. It was a quiet area even if it was by a busy little walking path to San Marcus Square, just a few minutes away. Having breakfast was the only real contact we had with the actual hotel apart from the friendly staff at breakfast and reception. It was a basic breakfast with some bread, yoghurt, juice and a hot drink, just as advertised on the website.

The only downside was that the room was located a 2 min walk from the actual hotel - so getting breakfast required going there. The Wi-Fi was a bit unstable but worked well most of the time.

Hotel was very near a church so we were woken up early with songs and chimes which seemed to go on every every half an hour, for a couple of minutes we didn’t mind as it was beautiful but just be mindful if you are booking and need sleep hairdryer broke and told staff about it before we went out and came back to hotel door wide open and hairdryer not fixed luckily our hotel door was slightly hidden off main hallway and everything was fine as we had all valuables with us bit disappointed but didn’t ruin stay

Great location just a stone-throw from San Marco square, but in quiet narrow street away from the massive crowds of main flows. Room wonderful, clean air-conditioned and well equipped (even jacuzzi bath tube function and mini fridge for those who want to use it). Breakfast nice and tasty, someone might miss bigger choice of different meals, but good for us. Staff on reception might use a bit more smile :) but could just have been not the best day :)

charming, quiet, interesting decor in the room with an Italian feel, close to everything, comfortable, good breakfast - we saw many bad reviews about this and think they’re wrong - the breakfast was substantial for the day with quick and friendly service (yogurt, croissant, bread bun, with spreads, coffee and juice), all staff were very polite and accommodating.

The only issue we had was that our double bed was made up of two single mattresses that would slide apart through the night and was a little annoying! But we didn’t address this with the staff as we didn’t see it as a major issue

It was just a few steps away from San Marco plaza. When exiting at San Zaccaria vaporetto station, proceed towards the plaza, pass the San Marco basilica on your right and go through the clock tower. That's the main thing. The hotel is just next to Zuilan church, steps away. I looked at Google map for directions and read in the reviews here.

Just like all reviews said, the "breakfast" is really ridiculous. just a few rolls and a croissant, which wasn't very fresh.

Location is great, the staff very helpful, couldn't fault them. The hotel is located so close to San Marco Square, there's a Spar right in front of it and even a gondola pick up spot next to the hotel, also several good restaurants nearby, basically just seconds away.

The breakfast is about 1000 calories - sweet croissant, jams, honey, nutella spread. Was very happy that breakfast was included but after the first day we didn't bother having it again, a bowl of cereal or a sandwich would have been better. There were dead mosquitoes on the walls and furniture, took me about 30 seconds to remove them with a wet wipe, it should have been done by the cleaning person

the hotel is in a great location, but then again everywhere is a great location in Venice. The rooms are a bit dated and basic but that they are clean and functional. Surprisingly I found the bed to be extremely comfortable & I had undisturbed nighttime sleeps every night during my stay.

I stayed on the ground floor in room 98. no outward view from the hotel. but it did have a window that overlooked a small inner outside space that was the smoking area. I felt I couldn’t open the window blinds or window as I didn’t want smoke smell in my room. it is also near to the kitchen. The breakfast staff seemed to chat very loudly each morning. I wasn’t impressed by the standard of breakfast. very basic, a selection of breads with various spreads available and a yoghurt. I wasn’t after a cooked breakfast but was expecting perhaps the offer of fresh fruit, granola, cooked meats, sweet pastries, to choose from.

location in the middle of Venice. good AC unit, nice clean bathroom but might be to small for big people. the staff cleaned the room every day.

the room was not the one in the picture but fit the description. sadly the double bed was 2 separate mattress that moved. also, the room I received was a bit ruff even if it was cleaned, nothin that a paint job can fix. probably they will fix this in the low season. the room was located in the attic of the building, might be a problem for some people but I didn’t mind, it had 2 lovely small windows.

We got a recently renovated, very nice room. It was huge, with a good and comfortable bed, a nice bath room with bath tub. It was very comfortable. The location is unbeatable, just in the middle of everything and for work this was ideal.

Since the room was very new, a lot of things like bed lamps, a big mirror, storage space for clothes, a small lamp on the desk were missing. But that was manageable. The breakfast is very basic but we managed to buy our own fruit and vegetables and have our tailor-made breakfast in the breakfast room.

We stayed for 3 nights, the bedroom was nice and very clean, towels were changed every day, good stay.

Breakfast - for people who like a good breakfast in the morning not a good idea. One croissant and one very small bread roll per person that’s all.
