Amazing hotel, the best hotel of our trip! The rooms were large, thoughtfully laid out with a beautiful modern and sophisticated feel. Beds were large and comfortable. It was meticulously designed, from charging points above the beds, lighting design, coffee machine, separate toilet and large bath / wet room. It was absolutely quiet and safe as well, despite being in an entertainment area. The location was perfect for restaurants, bars, shopping and sightseeing. Easy walk to everything. Will be back!

Very spacious, modern room. Small amenities like pyjamas, toothbrush, razors etc were provided. Plenty of towels as well. The room was incredibly clean and comfortable. Also massive for Japan standards. We had plenty of space for our luggage. Electrical sockets by the bed are equipped for Global/EU plugs so you don’t need an adapter. The toilet is in a small private stall. The shower is huge and separated from the toilet area. Plenty of bathroom space also. We stayed for six nights and were comfortable. Would stay again! Location was also great, right in the heart of Gion. It was also really quiet and peaceful. Just note, cleaning isn’t provided every day. During our 6 night stay, housekeeping only came once.

This property would get a 10 if it weren’t for the shower smell and lack of ventilation. When we arrived, the room was extremely humid and damp. There’s a dehumidifier/air purifier in the room which we had on constantly. You can’t open the windows which makes the problem even worse since there is little ventilation. Every time we would come back to the room, it was really warm and humid. Secondly, every morning the shower had a pungent sewage smell coming from what seems to be the drain. We tried airing the shower and turning on the ventilation system for the shower to get rid of the smell/humidity after showering, but it didn’t help. This isn’t a deal-breaker for us to come back, we actually would stay again however at this price level, it’s not something that can be overlooked.

Location. Wonderful location to walk to many sightseeing. Walk to Gion, the river, and bus station nearby. The staff are polite and friendly. They help to call for the cancelation of an appointment. They are greeting me each time we meet. The room is very big, and the toilet is amazing. The bathroom is very functional.bath and shower are separated. The bed is comfortable.

No laundry service. This is inconvenient in summer. Taxi can not stop at the hotel door, you need to walk through a narrow alley to get there. It's only 1 or 2 minutes.

Immaculate, quiet property with an incredibly spacious room. The fixtures were all updated and functioned well and there was lots of storage for toiletries and clothes. It was easy to keep everything organized. It was nice having a separate powder room. The bath was very comfortable.

The water in the bath wasn’t as hot as we would have liked. Very warm, but not hot. Would have been nice if there was tea /beverages in the lobby, as the coffee maker in the room would have used up all the bottled water.

- omg… probably the best sleep I have in Japan. So lucky I booked five nights here so I could rest up, for good. - great staff!!! Chiharu is very responsive in getting back to me via booking. Brook was helpful making suggestions and he speakers really good English too. - the attention to detail the owner spent to make this hotel unique and special… if they keep up w the maintenance I would stay here again! - a true smoke-free hotel. Finally I can breathe again in my room. I look forward to the day when Japan finally bans all indoor smoking.

- is it a 4-star hotel when there’s no pool or onsen? I’ve seen other hotels claiming to be 4 stars but also lack the facilities to support them.

1. The staff is very polite and professional. They are also English-speaking. 2. Location is superb, and we could walk to most of the things we wanted to see in Kyoto. Also a very short walk to convenience stores and coin laundries. 3. The rooms are spacious, it honestly blew my mind how much space we could get for the price! 4. All sorts of amenities are included, you can pick up more by the elevator if you were to run out of anything. Shampoo, conditioner and soap is provided in big bottles. You also get slippers and pyjamas and 2 bottles of water. 5. The TV in the room is a smart TV, so we could use our own Netflix easily. 6. The front doors lock at night, and you can get inside with your room card. I think this is really good considering safety, so I felt we had a very comfortable stay.

Super location, 3-4 mins from being in the middle of the Gion shopping streets, but on an unassuming backroad when you want a bit of peace and quiet! Getting to the main tourist attractions in Kyoto was also easy, as they were around 30-40 mins away by bus. Plenty of bars and restaurants surrounding the hotel too, including a pizza restaurant opposite. We didn't get to sample the pizza though as the chef was in Naples doing a pizza competition (as you do) but we were pretty confident based off that it HAD to be good! Very tasty Korean restaurant nearby too that would recommend. The room itself was gorgeous and I wish I could live in it forever. The beds were amazingly comfortable, the pillows a bit high for my liking (but I'm weird with pillow preferences) but I always got a good nights sleep. The separated shower/bath and toilet was great, and the toilet itself was decked out with automatic seat opening!!!!! The bathroom is more of your traditional Japanese wet room, with a seat and detachable shower head - I loved it! I also loved the panel to help dry the wet room quickly. Staff were super polite and always greeted customers when they entered.

The lack of facilities like vending machines or coin laundry is unusual for Japan, and the nearest one is 5 mins away near a local university, so it is always busy with students. I would also recommend putting a rail up in the bathroom to help with drying clothes, as we managed to wash ours in the nearby coin laundry but not dry them. Not a major complaint, but given the facilities nearby would be worth bringing an extra set of clothes! No meals provided, which is again a little surprising but they are quite a small and tucked away hotel. Maybe even a snack bar or having a communal hot water / microwave available might help a bit.

The location was excellent. On a side street. Generally pretty quiet, but being only 5 floors, you could sometimes be awoken by loud people partying. Lawsons close. Starbucks close. Walking distance to the main strip and old parts of town. Plenty of stations and buses. The main station and bullet train going to nara etc was a $15 cab or 30ish min walk. We did both.

No laundry. Split air con and heating between rooms. This was the biggest complaint. The hotel decides if it's turned to heating or cooling and since there was another guest in the next room obviously, they wouldnt switch to cooling mode. For price we paid this was horrible. Room runs hot and if you want air con. Too bad. Turn it on. Put it on air con and heat comes up. I wouldnt stay again just off that but some people run cold who knows. And this was in spring.

Nice location in the heart of Gion combined with a spacious room and good facilities. There are a lot of restaurants and also some attractions in a few minutes away. In total, a good value for the price we paid.

Our room was located in the ground floor and due to the minor distance to the enxt building, we had no natural light. However, the room was quite spacious and we mainly spend the nights there. Check-out is a 10 a.m. in the morning. Usual time according to our experience is 11 a.m. which would be more comfortable in our opinion.

Our room was located on the 5th floor. It was clean, spacious and bright with lovely natural light. Thank you for storing our luggage from Tokyo and helping us send souvenirs to a friend in Shimane. We love chatting with Miho. She is the sweetest, friendliest and obviously our favorite receptionist. She always brightened our days with her warm smile and cheerful personality. We look forward to staying here again on our next trip. Thank you for a lovely stay!
