We didn't opt for breakfast, cause it seemed like dinner to us (ramen and stuff), so I cannot speak about breakfast. The location was in Kabuchiko so the area is lively full of people all the time and bars. Hence you needed to close the windows in order to isolate noise from people passing and yelling at any time of the night. The room had a good a/c and a fan so this wasn't a problem. There were some noises coming through, but overall this wasn't a problem (we are a family with teenagers). The room was clean and you get the option for them to either "light clean" the room, or "ordinary clean" or not clean at all for each day. The ordinary clean was charged extra unless it was on the 4th day of your stay, that they would ask you to do it themselves, for free. You need to communicate them the type cleaning your room needs (if it is needed) through a card you leave at the reception. The room was very well equipped with anything a family could need. The personnel do not speak English, but they use their tablets for translation all the time and try their best to assist you (even in finding taxi on a rainy day). The hotel provides many free stuff like drinks and food at any time on the lobby, which you can take up to your room too (refreshments, cold water, desserts, noodles, coffee, scotch, etc) Being in Kabuchiko, you are in an area were you have many options to eat and drink at walking distance. There is a "7-11" very close. The Shinjuku station is 7-8 minutes walk. Although people could believe the area could be dangerous for a family with teenagers, we didn't feel like that at all. The area was very interesting and I would stay there again (both the area and the hotel). Extra bonus for the roof top view. It is not something super, but kudos that they thought to make it visitable by their guests.

The room was more or less like the photos on booking. The ceilings looked old and they could use some refresh but it was covered with colored decorative sheets (as shown booking.com). This was the only thing I noticed that I didn't like. Overall the hotel looked very well maintained.

Location is great, camping theme was fun, and many small amenities are provided.

Room was a little small but we'll designed. Staff are helpful and friendly but do not speak English (we couldn't ship luggage to the next hotel and ended up taking it on the train, which was very uncomfortable).

Everything was great. Nice sized room. Excellent shower. Friendly staff. Perfect location. (Click the two hearts on your TV welcome screen when you check into your room for a little naughty surprise).

Was told I was getting a non -smoking room but immediately when u walked in my allergies kicked up. Had a tough first hour in the room. Staff provided me with unlimited odor neutralizers and I had to spray everything crack and crevasse over 24 hours to get the smell to go away. Once it was gone, it was fine. Everything else about the stay was fantastic.

we found an empty soda can under our bed and a cigarette butt. this was a none smoking room but there was an ash tray and lighter provided.

Decor was cute, friendly staff, tons of free amenities and snacks!

Unfortunately the room didn't feel very clean. The shower smelled like mildew, and there were visible stains on the bed skirt and on our comforter underneath the decorative cover they put on top. Felt a little bit icky sleeping in that bed. Also, we didn't have any issues personally, but beware of walking around Kabukicho at night.

The free amenities, drinks, and snacks in the lobby cannot be overlooked. That was one of the highlights of our stay at this hotel. The room was very playful, had many light settings, and came with speakers (both in the bedroom and bathroom). Overall, it was a very comfortable stay and we were satisfied with our decision. When I come back to Shinjuku, this place will be at the top of my list for stays.

Something that can be approved is the air conditioning in the lobby and hallways. It wasn't too much of a hassle for us when we came (May) but I can see it being a problem for visitors in the summertime, especially if they decide to walk from Shinjuku station. Also, if you're an early bird, research the area (Kabukicho), because it is still quite lively in the late night.

They have everything you may need during your stay plus more. The superior room is more spacious and comfortable. We had two big suitcase and could leave them both open on the floor. The location is right in the middle of shinjuku but the closest station is about a 10 - 15 min walk (depending on how fast you walk). The staff is kind and accommodating . Loved the free hygiene and beauty products. The free drinks, soup and pastries were also nice to grab every day any time of the day! Stayed in December so the building heat stays blowing from ceiling vent but the AC in room works great (we like to sleep cold). Overall I think it was a great value and would recommend if you want to stay in shinjuku. They kindly held our luggage after checkout till we were ready to take the train.

I did have to go through and clean behind after check in. (There was some dried liquid on the headboard 😳) and hair in the sheets. Also the towels are dark so you cannot see how clean they are. They smell like mold/mildew too. Depending on which side of the hotel you stay on, you may hear noises outside like sirens and people talking. We did not hear anything on the side we stayed. Fantastic hotel. I especially appreciated the rooftop hammock and the many amenities. The bathroom was really great. Lots of free food in the lobby. The coffee was really good and the croissants were excellent

The location is great, since this is in the heart of Shinjuku, and you're within more or less equal walking distance to multiple subway stations. For Japan standards, the rooms are honestly quite decently sized, so you can stretch your legs, and got space to open your luggage. A LOT of very good skincare products and general bathroom amenities. The rooftop terrace also has a great view of the surrounding neighborhoods. The themed rooms are very fun and colorful, compared to your average hotel.

Noisy. The rooms are in no means soundproof, so you'll hear what other people are doing in a love hotel, and you'll hear everybody outside partying in a neighborhood that is know for its nightlife. You might find that there's sometimes an unpleasant smell in the bathroom.

This was a lovely little stay that ended up exceeding expectations! It's a really funbtgeme, in an excellent location. A vibrant area of Tokyo! Really fun for a visit. I felt very comfortable in our room and at this hotel. The amenities are as good as they seem! I thoroughly enjoyed all of the free beauty products, snacks, sodas, and coffee! I love the rooftop view. I would certainly stay here again! A fun, comfortable, and memorable experience. And practical! Affordable and with so much all around you to experience.
