I’m so amused by the negative reviews for this hotel. How people will knowingly book a budget option then compare their experience to a 5 star hotel is beyond me. For $42/night I had a king size bed with clean sheets, no pests, strong AC, decent wifi (streaming difficult but all other needs met), and the lovely staff. Yes, there are some easy fixes the property could consider, but considering the Hilton (a block away) is $1500/night, the hotel next door is $200/night and this is under $50, I can’t see how anyone would complain about a thing. Would book again if looking for an inexpensive stay on the beach.

Some easy ways the property manager could improve the guest experience: Replace the pillows on the lounge chairs and patio chairs outside each room. Attention to cleanliness will go a long way to guests’ perception of the “boutique” aspect of your business. Remind guests of the noise policy upon check in. Your property is small and the common areas are close to people’s rooms. Loud groups who (understandably) want to enjoy the common areas late at night will easily bother guests who are trying to sleep.

The lication is super central, but there is no noise from the clubs. The place is actually super nice, with the beach huts and beachy vibes, but it felt like they stopped taking care of it maybe during the pandemic.. The prople working there were very nice and helpful!

The shower and all the facets or like the toilet butten were completly rusted, but not old but just not taken care of, like noone cleaned them with a hard brush or something, like ever.. Everything looked nice but it just needed a bit of love.. Also the place is outside so there will be some bugs and little animals crawling in.. The breakfast is very small, two toasts and some fruit..

The room is large, bathroom too. The air conditioning works very well, the location is excellent, it is steps from the beach and fifth avenue. Despite being very close to several nightclubs, the accommodation is extremely quiet. The staff is kind and hardworking.

The breakfast is very simple, even for mexican standard - I don't recommend booking with breakfast. In the three days we stayed we were not offered room cleaning. The mattress on the bed was too soft for our liking.

Location was perfect. Close To everything but a little off the main area which made my stay quiet. Which I like . Comfy bed and nice lighting. Cleaned daily . Safe. Friendly Staff.

There was no food or drink available. Which would have been nice to eat at the beautiful patio area.

there is no parking (except in the street but you need to pay - either with coins (pesos) or with an app linked to your Mexican number if you get a SIM card there) breakfast could be improved the smell of the seaweeds. there was so much on the beach when we were there because of the wind and the smell is awful. unfortunately for them, they can’t do anything about it

it’s a beautiful little place in busy Playa del Carmen but so protected from the noise of all the bars and clubs. Brilliant location, wonderful staff, they even changed our room to a two bed one since we were two tall women :). very cosy place which I would choose again if staying at Playa del Carmen.

For me the swimming pool was kind of dirty. Maybe it's because we weren't there during high season. But still, it would've be a 9/10 if the swimming pool and area were cleaner. Didn't really like the free breakfast.

It felt like it wasn’t in the middle of the city, it’s surrounded by trees and lots of iguanas. It was very close to the ocean and 5th Ave! The owners were SO wonderful, accommodating, and kind.

The closest access to the ocean wasn’t that accessible but it is a short walking distance to a good swimming spot by the pier.

The staff was super friendly, helpful and accommodating, the location was perfect , close to walk everywhere but just out enough to not hear the party music all night. A cute place to stay.

Very basic accommodation, but bed was comfy, clean, hot water and really close the 5th Avenue without the noise! staff were lovely. didn’t use the pool as it looked half empty.
