The hotel is situated in the heart of Chiang Mai Old Town, making it very eassy to walk around the town. The hotel is elegantly decorated throughout, with a beautiful courtyard area leading to the pool. The staff were incredibly friendly and helpful, the check-in process was simple and we enjoyed our welcome drink while we waited for our room (we arrived a little early). The staff were also really helpful in recommending local restaurants, attractions and transport. The room itself was entirely done out in black & white and was stunning. The bed was extremely comfortable and our patio doors lead directly to the pool via a small private terrace. The facilities were faultless, excellent air conditioning, large TV (with Netflix), very strong Wifi throughout. The bathroom was again in the elegant black & white style, with a sink and toilet and separate wet room area with a large bath and a separate shower. The towels were clean and fluffy and the toiletries were lovely. Breakfast was very good, there was a small selection of the basics, fruit, cereal, yoghurts, breads etc as well as a good selection of hot buffet food, both local and western. There were also a number of al la carte options to choose from. The pool area was relatively small as you expect in a city location, with 6 sunbeds. Because the pool is in a semi courtyard area, it only gets the sun for a few hours a day (this could be seen as a positive or negative). There is an area by the pool where you can help yourself to complimentary water, tea, coffee, snacks and ice cream, this was a lovely touch. The 99 Heritage is as good as any 5* luxury hotel I have stayed in and this is clearly due to the hard work of the owners and staff.

Nothing really.... yes the price point is a little high for Chiang Mai, however it was worth every penny, especially if you are travelling around a want accommodation at the last minute (as many people do in the region) and are able to get a last minute discount price (which I noticed was availble on Booking.com when I looked at their property one day).

The location was amazing, it was walking distance to many notable temples, multiple coffee places and the sunday night market ends right around the corner! 7-11, boots and chiang mai cosmetics are all 1-2 minutes away - all visited multiple times during our stay in the city. The room and premises are clean and comfortable. Tea/Coffee/Cold bottled water/Snacks/Cold towels are available throughout the day during our stay. We thoroughly enjoyed our time at the hotel!

The gym is minimal and in a small room - we didn't end up using it. The room is secured with a key and knob system (as opposed to a dead bolt) which can be further secured with a chain latch from the inside - not an issue for us, just an observation that can be improved. The local breakfast served was a little salty for our liking - also not an issue as there are multiple options available (I enjoyed their selection of fruits and french toast).

What a beautiful place. It was truly an oasis in the city. From the moment we arrived till we left it felt like we were in a (large) home. The rooms were cleaned very well and the nice complimentary snacks and drinks in lobby were a nice touch. My 7 year old especially loved the free ice cream. What really made the difference like in any good establishment was the staff. They were all very kind but Imm really stood out. A true treasure for the hotel. You really get the feeling that she cares about the guests and takes pride in her job. Having travelled around the world we meet many hotel staff and some really stand out and stay in the mind, Imm is one of them. Also they catered very well to my vegan diet! tip: try to get a heritage balcony room overlooking the Wat

Loved everything. But for those less mobile take note there is no lift. For us that was not an issue

The staff is discreet yet very polite and efficient under the management of Khun Jon. The pool is pleasant. The breakfast is very good and there are a lot of benefits like free cooking classes on the weekend (my kids/teens did the green curry and the Thai dessert and they loved it) - free ice cream during the day with refreshing towels and snacks. As we stayed 4 nights we received complimentary vouchers for high tea and lunch which is really valuable. In the room the bed was super comfy I would say even more than most 5 star hotels like Hilton and to top it up there is Netflix on the tv which was great.

As we were only at the hotel for 2 nights, we were upgraded to a poolside ground floor room. Breakfast had varied options and a few dishes cooked to order. Very accessible for the Sunday Night Walking Street and fabulous temple opposite. Hotel hosted events for guests - cooking classes and during our stay, joining staff at the local temple for Visakha Bucha Day. Felt very special to be included.

Nothing, we had a really enjoyable stay. Wished we could have stayed a bit longer.

The 99 Heritage is a small boutique hotel located in the historic Old Town of Chiang Mai. It is very convenient for walking to many sites. The staff was very accommodating and helpful. The lobby area is pleasant for sitting and enjoying the ambiance of the hotel. Nice comfy bed.

The lighting in the bedroom was fine...bright and plentiful but the bathroom was so poorly lit. Very dim! Our shower kept leaking out onto the bathroom floor even though we tried to keep the shower curtain tight to the wall. A really lovely hotel but the bathrooms need some work.

Truly excellent service worthy of a five-star, particular thanks to Beer for helping us to organise an elephant sanctuary visit at short notice! Pretty lobby area with Japanese-style garden where we enjoyed breakfasts and a complimentary afternoon tea. The photos on booking.com are accurate. The room was a good size considering the very central location, two suitcases could easily be opened even with an extra cot for our baby. The laundry room with modern machines and individual packs of detergent available from reception. We washed 8kg for about CHF 4.

It's worth being aware that due to the very central location stopping a tour van outside the hotel for longer than a couple of minutes is not that easy. We would have liked a bar at reception in the evening. Although the hotel is central, there are not many bars to choose from within easy walking distance.

Amazing service, every staff member was fantastic and helpful. The pool was just bliss. Relaxing music coming from the lobby and nice and cool. The help yourself water fridge was such a great touch (as well as icecream, snacks and little flavoured milk boxes). The room was beautiful, i had a room beside the garden on the lower level but there was never a problem with noise. Aircon system was quiet and there was also a fan in the room. The bed was so comfortable and the pillows were perfect. Breakfast was incredible. It was all the small touches and outstanding service that made this place 10/10 for me!! I can't wait to come back.

The hotel was in the centre of the old quarter. The arrival drinks & customer service were superb. The decor around the hotel was very tastefully done in a heritage style, with old paintings, maps, gramaphone etc. The reception & dining areas were surrounded by tropical plants and waterfalls that added to the olde worlde ambience. Unlimited complimentary snacks & ice cream were a nice added touch.

No lift to the first floor, but the staff carried our cases up anyway.

Location was great, our room on the ground floor opening onto the pool area was fab. The bed was comfortable and the shower was lovely. The provision of toiletries was a nice touch and the supply of beer and peanuts at a reasonable cost was a great feature. The supply of complimentary snacks was really good. Breakfast choice and quality was excellent. staff were wonderful, so helpful and attentive.

Pool is very small and there is no bar.
