Great, quiet location that's easy to find. It's tucked away about a block or tow off of a main street, and you'd never know that there was a lush little property back there. So much greenery, felt more like being in the wild than in the city. Room was spacious and quite comfortable. Breakfast was basic, but good. Coffee, juice, eggs however you wanted them and toast with marmalade and butter.

Stayed in one of the split bungalows, and my neighbor had a persistent cough. Walls are pretty thin, so bring earplugs.

The garden area is really cute and the team gave us advice for easy connection for the rest of our trip, just pack mosquito repulsive

Gaps house is an excellent value for the money spent. It's in a very walkable, safe area of the city with much to do during the day and at night. This is more of a backpackers hotel so amenities were few in the room. But the room was comfortable and the service (daily cleaning and hospitality) were excellent. While no restaurant, we booked including breakfast and the breakfast was very tasty. The grounds were what originally caught my eye and did not disappoint. I loved all the plants and the chirping of the birds and the local cats who came through for a visit.

We never sorted out why the shower never got above tepid water temperatures. In the summer this might have been great but it was not super warm at night and it felt chilly showering in the mornings. We weren't on the property much and I didn't get a chance to hunt the main desk manager down to figure this out. Wish there was a kettle in the room for tea while reading but understand with the sparse nature of the rooms that this wasn't available. NOTE: Despite these 2 small things, I would recommend someone stay here. The staff did everything they could to ensure we had an enjoyable stay and never saw any bugs or things in the room that would have made it a problem during our stay.

Gaps house is very close to Thapae Gate and a walking distance to explore old town. Food, sightseeing, temples, markets, massages are all a 5min walk away. The property is also very serene. The gardens are lush and it is nice to wake up with birds chirping all through the breakfast. There's a water dispenser for cold water and kettle for boiling water.

The walls are quite thin and the hot shower was not hot enough. It heats a bit but it can get cold on some nights. The breakfast is just toast, eggs and coffee

Staff is not really helpful and only sells you expensive touristic tours.

The guesthouse was a beautiful area with a lot of plants and vintage decorations. The room was spacious with a clean bath room. Everyday we received fresh water and clean towels. The breakfast was great! Coffee or tea, 2 eggs and toasts, butter, jam and fresh fruit, delicious! One day we asked for an earlier breakfast because we went on a tour and it was no problem! The location was great, with the main walking street just 50 meters away.

The hotel is set in a beautiful garden. The host and staff are helpful. The rooms are kept very clean. A central location in a quiet alleyway with everything in walking distance. Excellent value for money.

The single/twin rooms are a little small. The breakfast needs to be slightly more substantial (a few more pieces of toast). The room could have done with a water boiler.

The ratio of quality and price is very well balanced. The rooms are tastefully decorated, spacious and comfy. The bed is super comfy and perfect for 2 people. There is a lovely garden and a sitting area outside of the room, where you can work or just relax. The location is perfect as well - in a quiet side street, yet all main attractions are nearby. There is a massage salon just next door where we had a great massage. The staff, Gap and his mother are very welcoming and friendly.

The wifi could be better at times (however, maybe that's the way in the whole Chiang Mai, I don't know yet).

really nice place surrounded by plants. traditional wooden room with everything you need. simple breakfast (toast, butter, eggs, jam, fruit) but very good. very kind staff. Even though it was immersed in the nature there were no insects in the room.

A bit of mosquitoes in the "green area" but we had no problems with body protection.

Considering I can't handle city noises, this was a little piece of heaven. Very peaceful at night and the mattress was perfect. The mosquito net is the best I've seen over a double bed, much needed. Very considerate helpful staff and breakfast was something to look forward to every morning.

The WiFi is very intermittent at night, but that's it.
