Beautiful building, homely, large & comfortable family room, with good WiFi connectivity, and sufficient electrical & USB sockets for the whole family. The breakfast was good quality food, good selection of items, & well prepared - delicious.

All good - there are accessibility issues for those with mobility problems; presently not suitable for wheelchair access. The host was very obliging, & we were able to overcome the problems. Not everyone may be able. On street parking may be hit & miss, though there is a public car park around the corner.

Lovely old house. Gentleman running the B&B was chatty and informative about the house and area. They allowed our two dogs to stay and did not charge the earth for them. Breakfast was really tasty and good size.

Some cobwebs on light fittings. Rollar blind had long legged bugs rolled up inside it. No fresh juice in the breakfast room. Without having to ask for fruit none available.

Location was great, host v welcoming, breakfast was really good and accommodation excellent value compared to any chain hotel and much prefer supporting independent local businesses where possible. Bed v comfortable, all facilities v clean and well presented in room and no parking problems either (free on street in front of property). V happy to recommend!

Hot water in shower took a v long time to come through, but not an issue that caused any complaints, just had to let the water run for long enough.

Great host! David gave good suggestions for tours and his homemade breakfast was very good. You can have your personal choice from the menu each day. Secure and free parking on the street. The beds were comfy.

The bathroom in the twin room is an extra build in room with the ventilation streaming out in the room. Quite noisy. Space for hanging and drying towels is limited.

Quiet location close to the town centre, good size rooms with all expected facilities. Friendly welcome and a good breakfast. Gluten free options available. Flexible on timing to allow us to leave early for onward travel.

Free car parking but on street with relatively little space when we arrived in the evening; this was however as described so no complaints.

Dave is an amazing host. We arrived 2 hours past the check in time which was midnight. Dave was awake to receive us. He served us hot breakfast as per our convenience in the morning. When our daughter was not happy with the menu, he made fresh pancakes for her. Overall it was a very satisfying experience. Would definitely recommend Dave’s property

Breakfast was excellent, on-street parking opposite front door. Room was comfortable and well appointed, host was very friendly and likeable.

No real gripes, The Old Rectory satisfied 100% and the location is what it is. Annan has very little to offer as a destination but was a convenient distance along my long-distance journey.

The breakfast is amazing. The host is wonderful. The town is also very good with some wonderful walls either along the River Annan up to Brydekirk or down towards the Solway Firth. Views are amazing

The road out on the front can have some lorries passing by early in the morning or into the late evening.

Very open and patient..we were delayed. Room.was warm.and bed incredibly comfortable ..and I have a bad back! Breakfast was great and he was very flexible..herbs even on grilled tomato. He was very helpful in pointing us to a garage that could help with the car. Good value.

We only visited om our way up to Inverness so didn't explore..

We stayed one night as a stop over on route further North, the accommodation was very good. We were welcomed by Dave who met all our needs. The bedroom was spacious with a very large bed I had to send an email to her wishing her goodnight it was so large ;) and it was very comfortable. Breakfast was lovely and set us up for the journey ahead. Parking is on the street but there was plenty of spaces and a very quiet street. We would certainly stay again.
