This is in an excellent location only 50m from the beach and a few minutes walk to all the local amenities like shops, bars restaurants and the pavillion. The breakfast was a help yourself buffet style with plenty of variation and choice and high quality food. All the staff were friendly and helpful and always seemed willing to attend to residents enquiries.
My single room was in the roof space 70 steps up the stairs. It was a bit cramped so much so that the bed headboard couldn't stand upright and had to be leaned over the top of the bed because the slope of the roof cut the space at the top end of the bed. It was also pretty hot and stuffy up there even with the window wide open.

Very friendly welcome. Great checkin time of 2pm. Room was spacious and very quiet (as requested), although they did provide complimentary earplugs as well. Shower only which was fine for us (great water pressure and temperature). Beds very comfy. Fan provided which was a great touch. The tea/coffee/ hot chocolate selection in the room was impressive 👌. Breakfast included was a lovely continental breakfast with smoked salmon, salami, boiled eggs, cheeses, cereals, toast/ bread etc... a really great selection and staff friendly and helpful.
The blinds didn't keep out the light so room was a bit bright once the sun had come up, I travel with an eye mask so wasn't a problem for me, but worth noting.

If a lovely breakfast of freshly baked croissants, homemade yogurt with fresh fruit, and a bevy of other choices appeals to you- Brighton House is your place! It fit the bill for me in many ways as I was there for 11 days Feb/2024. It truly was a delight to come down to breakfast each morning greeted by Ollie or Sarah smiling face as they served freshly made coffee, and I enjoyed my breakfast on white table cloths, with gentle music in the background. I felt safe and well take care of at Brighton House and would encourage you to stay as well.

We had a warm welcome on arrival and some great tips to do for the weekend. Room was on the 2nd floor, it was large and well equipped, wentilated and clean, with a good views of Regency square and the sea. Bed was so comfortable and huge! Breakfast and service was great 😃 Thank you. We booked parking on just park so it only cost £50 Friday -Sunday.
Our room was on the 2nd floor, which was great 😃 but be aware there are 2 more floors and lots of stairs to climb if you get one on the floors above.

Really lovely guesthouse. Welcoming and warm staff, spotlessly clean, great facilities, right on the front and beautiful views from the front rooms. Great location for exploring. Quiet considering the location. Really good breakfast options, served until 10 too. There's no cooked breakfast but options available are perfect for us. Boiled eggs, cereal, yoghurt and dried fruits and nuts, fresh fruit salads every day, all manner of continental options, breads cheeses, meats, salmon, crispbread, breakfast bars, etc etc. Croissants and pain au chocolat. All dietary requirements catered for too. Fruit juices, all types of teas, and lovely coffee. My favourite place to stay in Brighton. Highly recommended.

Lovely comfortable bed, spotlessly clean, everything provided (iron, ironing board, tea/coffee facilities, hairdryer, hangers, plenty of towels,) lovely view of the square, close to the beach. Fantastic choices for breakfast, everyone catered for. Decor and upkeep just lovely. Staff really friendly and welcoming. Helpful too.
Nothing to note. My room was at the top of the house, so might not suit those that have accessibility needs but plenty of rooms on the lower floors so if you're ok with plenty of stairs there's nothing at all to worry about. I've stayed here before and it was just as lovely again.

Very handy for accessing the town. We were there for the Brighton Marathon and it was so easy to nip back and forth to the seafront and the finish line. Our room was at the top of the building with a side seaview and we could hear the sea at night (though it was pretty stormy and so was loud!) Breakfast was fantastic for a continental buffet. Lovely fresh baked croissants, fruit cake, cheese, homemade yoghurt with a good fresh fruit salad and lots of other goodies.
Oh those stairs!!! As stated before we were at the top of the building and the stairs go on forever especially after a long run. There was quite a bit of noise outside at night with people shouting and idiot drivers speeding along the beachfront. As the building and windows were old it was hard to keep the noise out but that’s just a minor downside of being in a central location.
