In an excellent location within walking distance of most things. The full breakfast was very good and the staff were lovely . We had a king sea view room , very clean and comfortable. We were fortunate to secure the last parking space as parking is very much at a premium in the area.

Room not serviced at all during our 3 night stay. We had an issue with our door lock which was rectified the same day but then recurred after one use so it was clearly an ongoing issue . The breakfast tea in the dining room was just awful . The lift takes forever so be prepared to go up/down the stairs whenever possible !

No weatabix for breakfast! Cor !! TV had no sound on BBC1 which was a shame because I couldn't watch eastenders, although I know that's not a major issue it saves me having to catch up when I get home. I had my tablet with me so I managed to watch it anyway. I think the hotels TV's perhaps need a retune as freeview is always doing changes which require this. This option is not there on the TV's as obviously they don't want guests changing settings. But maybe it was just the TV in my room couldn't get the sound.

Very friendly and helpful staff - behind the desk, in the dining room and behind the bar. Splendid breakfasts which lasted us until we ate elsewhere in the evening. Nice enough room, overlooking a quiet street, with an enormous bathroom! Also, excellent supply of really hot water for a good bath after a whole day of walking. Location was perfect! Views of the sea from the dining room. Victorian bandstand to the right and the i360 just to the left. Easy, flat walking distance to the main museum, then the Royal Pavilion and down onto the Pier, all in one day, with a ride up the i360 to finish it off. We didn't use them, but excellent range of shops in the main street just up the hill. Best of all, only two streets away, the widest selection of restaurants from all over the world!

We discovered, after booking with a well-known website, that the parking at the hotel was 'First come, first served' and therefore not guaranteed, but also expensive per night. This information is on the King's Hotel website, but not the one we booked on. So we had to find somewhere else to park, which we did, on another helpful website, and for less. We are not city-dwellers, so the traffic and one-way streets took some negotiating!

When In Brighton we always stay at the King's. It is the best place to be. It's a friendly, comfortable hotel and we go back there every year we are in Brighton. The beach and sea are just over the road and what more can you say, it's a great place to be. Breakfast is always good, with lots of choice as to whatever you want. There are staff there we've known for the last 20 years or so. King's has good staff relationship management as far as we can tell.

Nothing really. It's a seafront Hotel, been there for years. What can go wrong? It is a good hotel. It's called the 'Old Lady' it's been there so long. Nevertheless it is well maintained to a very high standard. if you need a Hotel in Brighton try this one.

Our initial room was on the ground floor. Although there was nothing wrong with the room, we decided we preferred a room on an upper floor as there was a lift. When approachd, reception said "no problem" and offered us a choice of 2 rooms, one of which had a sea view, which we accepted gratefully for the payment of a small premium. The breakfast was excellent and the dining staff exceelent.

We had not anticipated that there would not be a bus from the station to the hotel. We walked down, me rather slowly due to a mobility problem, which took time as it was raining. This of course was really down to ourselves as we had not done our homework beforehand.

Dog friendly for a £30 charge per stay. Right on the front close to the action. Staff were friendly and professional and helpful with the parking. Comfortable and spacious room downstairs. Everything very clean, including the courtyard outside the window which was spotless. Breakfast was excellent. Carpets seemed new everywhere and decor not tired at all. Attractive bar area. Wifi very strong. Good sized TV opposite the bed. Feel I should write more as the positives of this hotel far outweigh any minor negatives ... a great hotel and not the hotel's fault that parking fees are so crazy here.

Bring a shoelace to tie the shower head in the up position (must have got the same room as that other reviewer). Parking anywhere central is so extortionate that after 24 hours even the hotel's £23 a day charge seemed a bargain. Wasn't easy but we eventually secured a small space for our small car on the hotel lot. Just don't bring a car to Brighton as there are no other cheap options, even taking account of free overnight parking on the front. Outside the front entrance is all that let's the hotel down.

On first impressions, the hotel from the outside looks a little bit run down and I really wasn't expecting much, we walked in, and approached the reception desk and unfortunately were not welcomed with even a smile - the receptionists on duty were really miserable, and checked us without even giving us a direction of where we could locate our room. When we found our room - it was lovely, clean and well presented and surprisingly spacious. The bed was a little hard, but I quite like a firm mattress and pillows and bedding were soft. Breakfast in the morning was excellent and the staff in the dining room were exceptional especially the older gentleman serving us, whose name I cannot remember but he was Scottish and absolutely lovely.

Reception staff were rude, unfriendly and not very helpful. I would have liked to be welcomed with at least a smile, and some directions to where our room was located would have been helpful.

Our room was very nice, not cramped, had two opening windows and we could hear the sea. We asked for a quiet room and we heard no noise from any other rooms or guests. The location was excellent and well located for many bars and restaurants in the nearby roads. All the staff were very obliging and keen to help with any enquiries. Our full English breakfast was really good, but it’s not possible to swap items. We enjoyed our stay and will be returning in three weeks.

Our seaview room was nice, bright and spacious. The bed was superb, very comfortable.

The bathroom was quite basic and could do with updating. Sockets for phone charging need to be by the bed. The sockets in our room were in random locations, by a wardrobe and in the corner of the room. The wall light fittings looked like they were coming away from the wall. The room was very warm - struggled to turn the heat down on the radiator. It was also uncomfortably warm in the restaurant whilst having breakfast. We were unable to park within the hotel, which was very poorly signposted, although we knew it was a first come, first served situation.I'm Although the room was nice, bright and spacious I think it was very overpriced. I'm unsure if I'd pay that amount to stay there again.
