We have stayed here before. We had the same room as before which was great. Location is a short walk to the beach or a short walk to restaurants and some bars. Breakfast is continental - it's nice to stay somewhere and not have a cooked breakfast on the menu. People are very friendly, helpful and accommodating when we asked to leave our case on day of arrival and day of departure - it was no problem on both days - it was locked in their breakfast room on both occasions.

The shower was weak, but it did the job. The tray leaks a little as well. Toilet flush uses a macerator which is fine once you get used to the noise but it did seem to go off at random times during the night - perhaps it needs some maintenance.

Good location for the purposes of my stay, very close to the seafront and a short walk away from other amenities, including restaurants, shops and supermarkets. Comfortable room with working TV and WiFi, plus a desk, a kettle, cups and instant coffee sachets (bring tea bags if this is important), single desk chair, small bureau with some hanging space, two large mirrors and bedside tables. I was allocated a triple room, having booked a regular double, so there was an additional single bed in the room. Toiletries included a small bar of hard soap and sachets of shower gel and shampoo. Good, filling continental breakfast comprising granary and white sliced bread, individual portions of jam/Nutella, slices of ham and cheese, cereal boxes, porridge pots, yoghurt pots, orange and apple juice, fruit (bananas, satsumas and apples on the day of my visit), plus warm croissants and pain au chocolat (both fairly standard, rather than anything really tasty). I noticed alternative milks including coconut and oat in the fridge, for use in tea/coffee. Galaxy hot chocolate sachets were also available.

I found the shower controls confusing as it wasn't immediately clear to me which way the dials should point to get warm water! Not the strongest pressure or hottest water but perhaps to be expected on the 3rd floor. The addition of a shelf in the shower would have been welcomed. There was some internal noise from others on the landing when they returned late and left early, but this wasn't a big issue for me.

Amazing value for money, breakfast was lovely it’s clean and tidy and I was pleasantly surprised that there was towels and shower gel on the bed, tea and coffee making facilities with complimentary biscuits and there was plenty of tea and coffee for a number of days if we needed it. Very pleased with the stay

Minor things really but the cold tap in the bathroom is broken and the whole thing moves (I totally forgot to let them know when I checked out) and I would have liked to be made aware the room was on a high floor so a lot of stairs which my mum struggles with because of a health condition however we were only there for one night after a show and once up we didn’t need to come back down till check out. I would like to point out that’s just a personal opinion and should not discourage you booking here!

Lovey property. Room four is a family room, very spacious, high ceilings, shutters and heavy drapes, small fridge, kettle and tea/coffee facilities. Tv with remote, mirrored dressing table, two side tables and wardrobe. Bathroom was sliding door, shower, toilet, sink and full size mirrored cabinet. Free breakfast was included continental style - fresh fruit, yogurts, large cereal collection, toast, spreads and butters, filtered coffee, selection of teas, pastries, and milk, orange juice and apple juice! Absolutely loved our stay.

The property is old and has no lift, but that did not detract from our stay in any way.

Great little hotel in an excellent location. The price was really reasonable so we weren’t expecting luxury but the hotel had good clean rooms with comfy beds. The breakfast was continental and self service but had a great selection of cereals, breads and drinks. We will definitely stay again when we are back in Brighton.

We had a basement room which was fine except there was only a shower and sink in our room and no toilet. There was a shared toilet just down the corridor which was no problem but it would have been nice to have been told about this beforehand.

Friendly and polite staff and a well stocked continental breakfast. Contrary to previous reviews, the WiFi is now fixed and was working well. The beds were comfortable with wonderful duvets. Overall I felt well looked after and safe during my stay, and I was very grateful that the staff let me store my luggage for a few hours post check out.

I was in a basement room which was chilly despite the summers day, so could have done with an extra blanket being provided; I also felt I had to keep the blind closed because the contents of my room were visible from the street and there were sometimes loud drunk people outside (can't be helped, it's the city centre!). The room has a glass shower cubicle inside which was fine for a couple but perhaps not ideal for a twin room.

The staff was very friendly from the very beginning. Very flexible and customer service oriented. Location of the hotel was great: close to the sea, close to the shops, restaurants etc. Everything at the walking distance. Breakfast was rated continental but the variety exceeded all our expectations by far. Nice to recieve a proper breakfast substitute for the last morning of our stay as we had an early departure. We will certainly return if we stay in Brighton again.

The bathroom was a little bit crowded and some hooks for towels would have helped. The superior room we stayed in was big and wide, newly renovated and clean but the first impression was a bit shaggy. But the comfortable stay changed my first impression entirely.

Considering this is a 2-star hotel, I was very impressed. It was clean, staff were friendly. We had a small double room with a comfy bed, small ensuite bathroom, clean towels and shower gel. Kettle in the room and plenty of teabags, milk, sugar, coffee. Our room was at the front of the property so we had a view of the sea, the i360 and Regency Square. Continental breakfast was included, self-service in the dining room, with fresh coffee, orange juice, cereal, fresh fruit, cheese and ham, pastries, toast and marmalade. Location just off the seafront. Very good value for money.

There's no lift, so lots of stairs. Like many hotels of this type (old converted house), it was a bit stuffy but we could open the window - not too noisy - and there's a fan in the room.

We enjoyed our stay. The location was perfect, walking distance to the beach, shops and pubs. The beds were comfy and the staff were friendly. We didn’t have any trouble with noise. The room was very warm but a fan was provided. The continental breakfast was plentiful and tea, coffee and shampoo were provided in the room.

As others have said- be prepared for the stairs if you are in one of the rooms at the top and check before staying if you have mobility/health issues. The shower was either full hot or full cold and the cold sink tap wasn’t working. Not the end of the world for our short stay though.
