A very friendly B&B. Our room was spotless and was a recently built extension furnished attractively. It had a walk in shower, so no clambering over a bath edge for a shower. There were two different shower heads, a large waterfall one and a smaller detachable one for washing hair. It was at the back of the house so very quiet, with a view of the garden and a distant view of part of the Firth of Forth. It had an excellent bus service nearby into the centre of Edinburgh and taxis came very quickly, which we needed to get to the university area all dressed up for our grandson’s graduation and Lynne or Rob ordered it for us. It’s wise not to take your car into Edinburgh because the parking is difficult and costly and the excellent nearby bus service is cheap. Our car had to have an emergency repair of a new clutch, which Mazda pulled out the stops to do before we left, and Lynne & Rob went out of their way to help us sort out the buses and looked after our luggage on the last day whilst we waited for the car until late afternoon. It was lovely chatting to Lynne every morning over breakfast, who helped us find busses to our different destinations and even worked out the best route for me to walk to Arthur’s seat so I was able to climb it. The beach of Portobello, with it’s many eating places, is also within walking distance.

Nothing really. It's a bit out of the centre of the city so you cannot wander around Edinburgh without catching a bus but they are frequent from Another Room and you are soon into the centre.

Just came back from two nights and what a fantastic stay. Hosts were very welcoming and gave detailed instructions on how to find them. We stayed in a room that would easily accommodate a family of 4. Great views of Edinburgh and can even see the sea. Clean and comfortable with a lovely window seat to relax at the end of the day. Breakfast was an absolute feast and even provided with a goodie bag of freshly made scones, muffins and pancakes. Lovely to be just out of the city. Only visited the beach on the last day and couldn't believe how beautiful it was. Would recommend the short walk. Public transport was very reasonable and reliable!

Nothing, it was clean, well equipped and great hosts. Can't go wrong.

Very very sweet couple who made us amazing breakfast everyday. Very friendly and helpful with any sort of insights you want about Edinburgh. The place is also well maintained and clean. Equipped with all the required essentials. The location is also perfect with the bus stop just a few meters away. Time to city center is only about 20 mins, which is good enough if you want to be away from the noisy city, and yet adequately close.

The price was quite high. However, that is the situation across Edinburgh, not just this place.

The breakfast of legends! Lynne served up an absolute feast complete with bags to take her amazing scones with us for the day. Room was lovely, comfortable, spacious and spotless. Rob gave us some great advice tailored to our son who really enjoyed the National Flight Museum. The location is brilliant, easy drive or bus ride into town with plentiful free street parking. Lynne and Rob explained how the bus worked and gave us great tips for the city. A wonderful stay, highly recommended! Thank you both!

We liked many things there:) It is the perfect type of ‘small family guesthouse’. The owners are welcoming and willing to chat, happy to share advice and provide a large selection of plentiful food. It is also located close to bus stops and near supermarkets and thanks to the Edinburgh 'daily tickets' you can travel anywhere for only 5 pounds/person.

The size of the room is fine for 2 people with luggage, but I'd say it it's hard to imagine accommodating 4 people there ;)

Best two-night stay in Edinburgh. Why pay exorbitant room rates for inns/hotels - Another Room Edinburgh is THE perfect stay. Minimum two-night booking. Location is 10 mins walk to Portobello Beach and 40 mins easy stroll, passing Holyrool Park to the Royal Mile up to Edinburgh Castle. Lynne is an amazing host and makes the best traditional scones. She is kind enough to share her family recipe with her guests. She makes an excellent breakfast, and I get pleasant surprises each morning

Lynne was absolutely lovely, friendly and full of helpful information. She ordered us a taxi at the crack of dawn for the day we departed. Her generosity was overwhelming. It was our wedding anniversary and she bought us a card with a lottery ticket!! The breakfast was enormous! Lynne home cooked everything, catering to dietary needs. Unfortunately, I'm a small eater and was unable to eat all she cooked.

A suggestion would be re breakfast. As there is a list of breakfast items in the room (rather like a menu), I would suggest that each guest select their breakfast items to avoid food wastage.

Another Room is a wonderful place to stay. Located an easy walk down to the seaside area and places to eat. The room is very comfortable and quiet. There lots of bus stops nearby to get you anywhere you want. The hosts, Lynne and Rab were wonderful, always available to answer questions and to give suggestions of where to visit and if there’s any special events happening locally. Lynne’s breakfasts will leave you wondering if you can fit in lunch and is happy to supply local foods to try, haggis, kippers etc. had a wonderful time in Edinburg, made all the better for staying at Another Room

There’s nothing fault about the stay here, it was everything I expected and more.

The hospitality by Rob and Lynne was fantastic right from the moment they welcomed us into the property. The room was well furnished, clean and had a great sense of air and light. Lovely view from our window and there was even a skylight above the bed; great touch! The breakfast was simply amazing; freshly made and a great variety of items even with us being vegetarians we loved it. The home made scones and jam were irresistible; you could tell they were made with love and passion. It was refreshing to have a nice chat with Rob and Lynne every day as they shared their vast knowledge of the city and surroundings, they made us feel at home.

Parking was a bit of a challenge to find as its street parking only. However, it’s only a small drawback and an understandable one given the property’s location. We felt the shower didn’t have enough pressure. Perhaps the use of shower heads that can increase the pressure might help.

The breakfast was lovely and plentiful with some different Scottish breakfast items to try every day. Lynne also baked fresh scones and bread daily and encouraged us to pack up the leftovers for lunch. The property has excellent bus links to the city centre and is within walking distance of the beach. The hosts were very friendly and Lynne recommended restaurants and places to visit. The walk in shower in the room is a real plus!
