Fast check-in Reception staff very helpful and friendly Regular bus service right outside Hotel direct to City Centre Room was Spacious, warm and beds very comfortable Great Shower and facilities Portobello beach within 15mins walk Easily reachable by car from A1 which is 1min away and plenty of spaces in Hotel Car Park Great value compared to City Centre Hotels and only 25mins by Number 44 bus from close to Waverley Train Station and Main Bus Station Quiet Area Great Swimming pool and Gym free to Hotel Guests Great choice of Food and Drinks at Breakfast and good Restaurant onsite

Only one small niggle and that was the cooked Breakfast items were cold,, possibly due to the fact that it was -7 degrees outside and the area where the cooked items were being kept was pretty cold

Everything regarding hotel was good,welcoming freindly staff,everywhere was clean and well presented,room was nice and location meant we were 5 minutes from a dog freindly beach on portabello with plenty of other options available within 30mins drive,the breakfast in hotel was good,plenty of options for all taste and we liked fact that the dogs could sit with us and bowl was supplied for them to have scrambled eggs and sausage,dogs loved that.

I can't rearly complain,the only issue was I think considering my room was dog freindly just a couple of extra touches like a fridge in the room as having dog food,having somewhere to keep it cool when weather is warm would've been handy and a fan to help keep them cool but overall I was happy.

staff were wonderful, room spacious and lovely bathroom. Had sandwich in the restaurant and drinks in hotel bar value for money - felt we were not being ripped off. Will certainly be returning. The booklet in the hotel room was really helpful and someone had gone through a lot of trouble to collate the information and we really appreciated that. The staff welcomed my husband with balloons and a banner as the break was his birthday present and from arrival to when we left they couldnt have been more accommodating and friendly.

Just little gripe the breakfast we think let the hotel down.. the sausages hard and not good quality and the bacon, blackpudding and other items were hard because of the lights and heater... we were not that late so the items shouldnt have been that hard... Would a cover or lid stop them from drying out? Also larger range of bread would have been appreciated. Great choice of juice and glad to see tomatoe juice but 2nd day seemed to have been watered down. Didnt see any porridge... would have enjoyed that in Scotland. Bus stop outside, nightbuses and frequency made for a great stay.

The room was nice. I had a kettle, tea, coffee etc. Bathroom looked clean. The staff (all of them but particularly those working at breakfast) were very friendly. The location is also good. The bus from Edinburgh is literally across the street. and the stop going to town is also right outside the hotel. The bus will get there in about 30-40 minutes. Considering how crazy expensive Edinburgh is in the summer this hotel is a very good option.

I didn't see much of the hotel so I can't comment on all its facilities. We had one issue when we asked the front desk to get a taxi for us. It wasn't the hotel's fault but they are the visible face of the service. The lady at the reception however was very helpful. She asked us the next morning if we had made it to the castle in time.

The room was fine but not as good as the Club Room that we had stayed in previously. The food in the Bistro was very good and reasonably priced. The breakfast was good with plenty of choice. The location is good as long as you want to be on the east side of the city. Bus stops couldn't be handier located. For visiting the city you can leave the car in the car park and just use the bus.

Only issue was that we had booked twin beds on the Booking.com website, however when we checked into the room we found one large double bed and what looked like a camp bed. To be fair this was sorted out promptly.

Rooms were clean, with ample coffee/tea making facilities as well as sufficient supply of hand towels and shower towels was supplied. It was good to know that Best Western is environment friendly and we supported their initiatives with fewer room cleaning requests. Friendly and helpful staff all around who made us feel welcome.

Room temperature which probably was higher than expected and though hotel did provide us table fans, it would've helped to have rooms appropriately temperature controlled, according to the guest needs. We did convey this to the reception staff who were gracious enough to accept it. They did mention that we could've mentioned this as a special request when booking our rooms but also promised to escalate the issue.

Staff was helpful on getting to downtown using bus system. This was especially important since hotel is on outskirts. The shower was awesome. Great water pressure (unlike other places we stayed in Scotland). Plenty of parking. Workout room and pool.

Room was hot, especially the first day due to sunlight streaming thru window all day. Daytime temp was about 22C but room was much hotter. It would have helped if curtains were closed by cleaning service.

I stayed at this hotel the night before and after the Edinburgh Marathon and was extremely impressed by everything they organised for the marathon - they put on an early continental breakfast and a coach to the start line for an extra cost which was super handy and a great way to meet other runners and alleviate worry, plus a runner's buffet the night before with clean proteins, veg and rice etc. Great information via email before my arrival too and service over the phone. The check-in staff were helpful and friendly and the hotel also had a nice restaurant and bar. I didn't have time to enjoy the spa facilities unfortunately. I was assigned a Club room and was wowed by the space. I was impressed by the hotel's eco-efforts, keep it up! The hotel was easy to get to and was around a 5 min walk from Brunstane Train Station where I caught the train to/from Edinburgh Waverley. One evening I also enjoyed a short leisurely walk to nearby Portobello Beach from the hotel which was really nice.

We enjoyed our stay at the BW Kings Manor. The hotel and the room are a bit outdated, however the staff is top notch and the room was spacious, comfortable and very clean. The breakfast buffet was lovely and had everything from croissants/pastries to over easy eggs and bacon to yogurts and cereals. The hotel is located about 25 minutes by bus to downtown Edinburgh in a very quiet and safe neighborhood. The bus stop is literally in front of the hotel and easy to catch. Cost is about $3 per person for the ride to downtown Edinburgh and you can pay by credit card as you enter the bus. We do recommend this hotel and would stay again!

I can't think of anything we did not like, other than the fact that the hotel is a bit outdated.

Breakfast and breakfast team were excellent each morning. The lady that checked us in particularly was lovely. The room was great. Plenty of space for little one too.

Restricted hours to the leisure club were frustrating. I understand not wanting lots of pre teen kids thrashing around at certain times but we couldn’t even take our one year old in to sit with us. The rules are the rules…just check the times out. Fish n chips in the restaurant first night was fabulous. The scampi second night was a skimpy portion and pretty bland. Go with the fish if you like that sort of thing.
