Very good hotel.It time our arrival was at reception very nice staff, who after wellcome explained us all necessary. Rooms are well equiped (maybe wardrobe will be good for room for two people). Rooms has boiling can for coffee or tea. Breakfast was very good -standard quality what is suitable for start of day when you are walking in the city. We dont need it, but hotel has a lot of space for guests with car. In proximity of hotel us station of local tram and new shopping centre.In 20 minutes you are in the Centre.Tram is going to airport too.

A walls are little bit thin so sometime its a bit noisy.

We very frequently stay at Holiday Inn Express hotels due to price, breakfast included and fast and kind service by staff. We knew upfront that location was not close to the city downtown area, which initially could sound like a disadvantage but ended being positive as it was away from the crowds. Staff informed about available public transportation, which was very convenient and cheap as well. Breakfast was very good and, although the hotel seemed to be full, it was easy to get a convenient table and self serve.

There was nothing we didn't like. Location is not a 10 but convenient public transportation is available, plus proximity to city port allowed a nice tour around and visit to the Brittania royal yatch, just a couple of blocks away.

building works all around plus Ocean Shopping Centre has hardly any shops in it as most was empty Restaurants on the expensive side i.e. one Restaurant was charging £46 for two portions of Fish & Chips The menu for the Restaurant in the hotel could do with being more varied as only a few choices but what we had was very nice

We found the room to be very modern, efficient, and clean. The beds were very comfortable, and the bathroom was very nice. The staff was extremely helpful when asked for help with transportation, directions, etc... The breakfast was typical continental breakfast hotel fare, well stocked, and well managed by the dedicated staff members. Although the Leith Waterfront area is quite far from the tourist sites we had planned to visit (Old Town, Royal Mile, Castle, etc...) we were able to easily get to these sites by bus (about 30 minutes each way), and enjoyed the quieter but quality restaurants/pubs just a few blocks down the street.

We used the pull-out couch as a bed for our son (there 3 of us in our family), and when the bed was out, it was quite tight in the small room. It was difficult to fit our suitcases and still navigate ourselves around the room, but we made it work.

The staff were excellent, your front of house team are welcoming and nothing is too difficult for them! Thank you to them all for helping us on more than one occasion with local knowledge and advise. Your breakfast was brilliant for the price. The location seems out of the way but actually such a simple bus ride away from the centre of town and close to a number of restaurants.

Your orange juice however is shockingly bad!! That is literally the only complaint we have.

Obviously the hotel is a 'bedroom factory' but our room was a good size and well appointed. It was quiet, despite being on the road side of the building. We wanted to be in Leith, where our son lives. It's an exciting and interesting area but away from the touristy centre. However, the Edinburgh bus service is truly excellent, when not disrupted by the tram developments.

Although there was a reasonable choice for breakfast, the quality of the ingredients was extremely low. I can't remember having such poor breakfasts in a British hotel before. I realise that Edinburgh is an expensive place to stay in and hotel inflation is rampant at present but £190 a night seems excessive to me.

We liked there being a helpful front desk, a bar, and a place to chill instead of going up to our room in the evening. We enjoyed the area and walks and it was near my brothers place in Portobello so worked well for us

We were urged to come early for breakfast otherwise it would be very crowded and in doing so it was very crowded and felt rushed which was a shame as we would like to have felt relaxed on Easter Sunday. If we had come when we had wanted there was no crowd. We wondered if we were told there could be 45 min wait unless we came early was so that families 'got out of the way' for other guests ....

Easy to find, good location for what we needed. The receptionist who checked us in was super helpful and printed some documents out for us that my son needed for an appointment the next day, which was amazing. The next day, after his appointment, my son was really stressed as new documentation was needed and again the receptionist printed these out for him which really helped relieve some of our stress and we were so grateful. Customer service exceeded our expectations and made our stay much more relaxed than it would have been if we had to go and find somewhere to print documents in a city we don’t know. Thank you

Parking spaces were very tight.

The hotel was located in a place which was peaceful and quiet. The hotel had a parking space and a spacious reception/seating space. The dining area was also biggish with several tables and chairs. I really liked the breakfast (included in my booking). The double room was compact but not uncomfortable. It had all the facilities, including a TV, ironing, hair dryer, etc. The bathroom could've been bigger but it did the job. There is no bathtub. In terms of connectivity, the Ocean Terminal Bus Station is very close to the hotel, and from here one can take a direct bus to the airport (Skylink 200). There are a few restaurants in the area but I did not visit any of them. There is a convenience store not too far from the hotel (Scotmid Coop). One other grocery store and a much bigger one is called Aldi which is around half a kilometre from the hotel. Overall, it was a pleasant stay.

The bathroom could've been bigger. And for the amount I was paying, I definitely expected a bathtub.
