Very close to the center, practically next to the train station, bus and tram stop. We didn't use public transport much, because all the places were just within walking distance - Royal Botanic garden, Dean Village, Edinburgh Castle, Calton Hill, National Museum of Scotland, etc.

When we booked our room we ask for twin beds, but instead, we get one big bed with one (huge) blanket. Even though we asked to remake the beds, they did not do that and all three nights we slept together as a couple :D But the bed was king size and the blanket as well, so it was not a big deal.

Bus works 24/7 4. There is a small supermarket nearby 5. Reception can keep your bags for free till registration

Registration desk is one building, but rooms are in many other buildings on the same street. These buildings have different names. It looks like there were different hotels before. In general it does not impact your stay. If you buy day bus tours, it may take up to 30 mins to go to the point where tours start.

Large room and large bathroom. very clean and comfortable. great linens. Good location within a 20 min walk of the sites and right near Haymarket tram to the Edinburgh airport or the Haymarket train stop.

When we checked in they had issues finding our reservation we made through booking.com because when they switched systems in March apparently the reservations did not transfer properly (we had booked in Feb). They asked us to sit while they figured it out which took an hour. I thought we were not going to get our room because they said they did not have one available. after an hour they found a room for us and gave us drink vouchers for the mixup. It all worked out but would have been nice if the guy had apologized and ensured us we would have a room vs making us sit there concerned for an hour. Other than this the place was great.

Perfect location combined with the charme of an historic building. Buses, tram, trains are nearby (Haymarket Station). The city centre is in walking distance. The single room I had was cosy and had a nice view to the garden/backyard.

The price seemed to be quite high on the particular weekend I was there with more than 150 GBP for a single room. (However, to be fair, increased prices were the case for most of the hotels at the time of my booking in Edinburgh.)

Good location in the city and well connected by public transport, including the tram to the airport which has a station 3 minutes away by walking. The rooms are actually spread in different local houses at that address. Decent size room, and the bathroom was clean and big enough to feel comfortable. Very nice staff and excellent English breakfast. However, there are not too many options besides that - but that is common in my experience with English hotels which are not part of a big brand.

The location of this hotel is great, right by Haymarket station (2/3 min walk), yet on a quiet side street. We had a basement room which I was nervous was going to be dark but not at all - it was a beautifully light, spacious room with its own little garden/courtyard area, as the hotel is on a slant. It was very clean and comfortable.

Very little. We stayed while both the Edinburgh marathon and Harry Styles concert was happening, therefore the price was fairly elevated, but this was to be expected.

After a week in a cramped space in London, this lovely room felt like a mansion! Spacious, clean, well lit, multiple outlets including USB outlets. Quick response to replace a light-bulb in the bathroom. Wonderful shower and an unexpected towel-warmer! We were staying downstairs in our unit, so the downstairs entrance was a step-saving bonus. I think the location is excellent -- far enough away from the city to be a little less congested, but a 20-minute walk or a short tram ride. It was also nice to be so close to the tram for our travel from and to the airport. We would absolutely stay here again.

I was surprised that there wasn't a small refrigerator somewhere in the room. That's really the only thing that I found lacking at all. Everything else met or surpassed expectations.

Beautiful, big room and the hotel's location is perfect. Just a few meters to Haymarket station and a nice walk to the city center. Very kind and helpful hotel staff who made us feel welcome. I loved the warm breakfast. It was a welcome change from continental breakfast.

There was dust on the furniture, when we arrived and every once in a while we received towels with stains. We stayed over a week and the cleaning staff didn't seem to clean the water taps, shower, toilet or floor during our stay. The rooms were quite pricey.

Did not know what to expect. This is not a commercial hotel. I knew they did not have a full restaurant (a usual criterion for us), but I liked the photos of the room. It exceeded expectations--it is more personal and informal. The staff were helpful, patient, and kind. We really liked our room and the breakfast/bar space. The hot breakfasts were exceptional (e.g. whiskey oatmeal, eggs benedict: bacon similar to Canadian--not USA, on bagels), Traditional Scottish Breakfast with tastes of everything. Bathroom has heated towel rack. Location away from central Edinburgh, but a pleasant walk, and many eateries, etc. nearby.

They do not take American Express; we had problems with MC (needed advance travel notice) but managed to resolve it--they were extremely patient. They did not have "hotel" desk & room phone and I lost cell signal indoors at the front desk. As we see is custom in Scotland, room coffee is instant, but at breakfast every desired beverage is available (incl. cappucino, etc.)

A nice location easily accessible to transit into old town and the airport. Quaint neighborhood setting and a good value for the money. Some nice cafes and great pizza within a few blocks.

We were in the basement room and it had a musty smell, like others have mentioned previously. Room was below the bar and next to the kitchen I believe, so it could be a little loud at times. No shampoo or conditioner provided, just body wash in the shower, but I didn’t ask.
