The room is good abd comfortable bed, location is very good.
The shower water was cold in our room and as there is no reception was nobody there to check those kind of issues and it was a bad experience expecially during the winter.

The location was perfect. Super convenient directly across from the tram and the M&S food. Lovely old building well maintained and safe. I don't know if I should add this in the like or didn't like but there was a weird creepy half door up at the ceiling that was a little questionable but no ghosts came out so I guess it was ok in the end ; ) The bed was very comfortable.
The size of the room was very small. You could barely fit in 2 pieces of luggage in there and still be able to walk around on the floor. I know it was going to be small but the reality is there was barely any walking space around the single size bed. The only other issue was the temperature in the room was very hot and there was no way that I could find to change it anywhere.

We had room number 2. Very large, with a comfortable wide double bed, a small sofa, a table and a wardrobe with drawers for clothes, and a nice bathroom with a shower. Very close to the main attractions of the city. Contrary to some comments, we had peace and quiet during these few nights even though the hotel is located on a quite busy street, one of the main ones in Edinburgh. True, we could hear the tram in the distance, but it wasn't bothersome at all. In the living room, which is open to everyone, you can make good coffee or tea. A lot of people complain about the door opening system, but it is not complicated at all. Before leaving, it was enough to watch a YouTube tutorial on how to open such a lock and that was it. A simple and very practical system, in my opinion safer and less reliable than a system based on magnetic cards that can be easily lost. The hotel is run remotely and contact with the staff is mainly through the application because there is no physical staff there. Therefore, you need to have a permanent internet connection, as they mention in the e-mail before arriving at the place. The obvious lack of breakfast and we don't know what the parking situation is like, we arrived by plane. Overall, we highly recommend it.
Due to the fact that my girlfriend is short, the mirror in the bathroom is hung a bit too high, so a user under 160 cm will have a problem. The regulation of the shower faucet is the opposite, the adjustment on the left is water and on the right is water temperature. We do not know whether this is due to the generally accepted English system or the simple negligence of the plumber. The seat in the toilet is of the old type, not slow-falling so you have to hold it to avoid making noise.

The location was convenient - not in the city centre but within 2 minutes walk was train station, tram stop and bus stops, (including the airport bus), it was an easy walk into the city centre, and had a M&S food across the road. Room was spacious, comfortable and quiet (I was at the back of the building)
Access into the shower wasn't great - it was a step up and the width of the gap to get in was narrower than my shoulders - it has a bit hard to get in and I was worried getting out and stepping down that I would slip. The kitchen was a bit dated, but it wasn't a bit deal and handy to have

We really enjoyed our stay at JOIVY Haymarket. Staff were very quick to give information and because of this check-in was well explained and easy. The system of using your phone to unlock the doors was very modern and worked well. It also meant we didn't have any keys to lose or leave inside our rooms! The rooms were small but not too bad. The beds were comfortable, and the bathroom/shower were better than I expected. On the bottom floor there is a modern and spacious kitchen and lounge which you can make use of. The kitchen included a coffee machine with free to use coffee pods and the lounge a large TV we made use of one of the nights. I would definitely stay here again.
The apartment is a little out of the city but it is right next to the central station and you can get an easy tram into the centre. There are lots of bars and restaurants nearby too. There is no parking on-site, but they provided information on where we could find a carpark nearby. We used the JustPark app by the train station which worked very well.

We liked the location. Handy to public transport. Room was good with ample space and bed was comfortable. It was an older accommodation but still quite good for the price. We stayed at this accommodation later, overnight as well. It was clean and well maintained.
We didn’t like the 3 flights of stairs to get to our room. No lift available which is difficult when you have luggage. The bathroom in our first room was too small! I bumped my arm several times just trying to dry myself. As well as the toilet being too close to the hand basin. Larger sized people would find this a very difficult bathroom and shower to use. We did have to use a provided link to our mobile phone to access the building and our room, which was a challenge at first.

The building setting and central location is fantastic. It is clear that a lot of care has been taken to preserve many of the buildings features. The staff member present was very hospitable, and once I was checked in, it was really simple. being able to use your phone as the building key and the room key is genius.
My fault for not checking in sooner after receiving the emails. I hadn't appreciated that the building codes and room key code would have been provided an hour or so after checking in online. The lady at reception gave me a temporary code to get in my room so i wasn't left waiting around, so this is a neutral point, rather than a negative.

Location as it was on the doorstep of the station and about a 20 minute walk to the main attractions in Edinburgh. Many coffee bars and restaurants nearby. The room was extremely spacious. The bed was comfortable. The room was clean. There is a fridge downstairs and a great coffee machine. Also access to an ironing board and extra towels.
For the large size of the room the bathroom was extremely small. The bathroom needs a little tender loving care as does the furniture. This is because the shower hose leaks near the head and the tiles need redoing as quite a few have visible cracks in them. There are some chips in the woodwork of the furniture. This does not match the ‘deluxe’ description.

Great location, easily reachable by train/bus/tram. Shared facilities were very nice. Free coffee and fruit was great!
The only way to get in was using the mobile phone, which was very inconvenient. I had to make sure to charge my phone during the day or get back earlier so as to be able to have enough battery to be able to get into the property. I was staying in room number 1 and on Sunday, around 9 AM, the staff started to clean and open/close doors which made a tremendous noise. I woke up with a scare with the sudden noise of a closing door and it just went on for a while. The brunette cleaning lady was very helpful, but the blonde woman which was around the property was not very nice... not even saying good morning. The room had very poor natural light and the view "to the garden" was actually to the garbage bins in the patio. The reading light close to the bed was broken.

Room 18 was clean and very spacious with a very comfy bed. Location of the accommodation was great as public transport was right outside of it. No breakfast, but really appreciated the Nespresso coffee in the common kitchen.
Upon entering the front door of the building, the door slammed and I could hear the slam and feel the door shutting hard when I was in the room. Some guests were quite noisy coming in and out after 11 pm, so that bit was unfortunate. The room door handle was bit hard to work sometimes, but was functional.
