Very clean and welcoming

The cleanliness and decor were top class but really, to be honest, this is not an 'hotel' more a 'B'n'B' as there is no check in reception area as you would expect at an hotel, just a tiny room where you get your key. As an hotel I give it 3 stars. As a 'B'n'B' I would give it 5 stars!! Only a couple of things, the WiFi password would have been better in the bedroom rather than on the wall of the lobby! Also, a couple of bottles of water in the bedroom would have been very welcome and cost next to nothing. Notwithstanding, we would book it again if we needed to be in the area.

Staff very friendly and helpful. Room a reasonable size for a single with decent en-suite ( needed help to control shower temperature) Breakfast was continental but reasonable choice - keeping rolls etc warm in oven a nice touch Whole place looks like been renovated recently Good location for Beckenham Junction rail station and town centre.

No bedside cabinet - only one at bottom of bed. Bath mat a bit grubby. Very hot day so room too hot on arrival but staff opened large window for me.. Step into bathroom a bit high for me ( I have had a hip replacement recently). I couldn’t control the shower temperature, again staff sorted.

Unfortunately due to traffic we were going to be late in arriving. This was no problem, excellent communication with the hotel to enable us to access our room. The hotel is spotlessly clean, comfortable and it was a nice stay.

Slight stagnant smell in bathroom but as with everywhere in the hotel, it was absolutely spotlessly clean. They possibly need to have the main overflow checked as this would probably resolve the smell issue.

The hotel had a private car park, the location was perfect in a quiet area yet close to public transport to London centre and at walking distance from the centre of Beckenham.

The window in our kids' room was broken and couldn't be opened; their room was very hot. In general the rooms have seen better days and could do with a makeover but basic comfort was okay. However, in terms of value for money the room prices were rather high.

Straightforward check in, nice location, quiet and plenty of street parking as well as on site.

No water bottles in room, felt a little more like a building with a bunch of guest rooms, the paint was cracking in the bathroom and looked a little unkept. Service was entirely remote, so if there were any issues, you'd have to wait and call the owner the next day (no calls from 22:00 etc) just some finer touches and this place would be a good repeat venue to stay.

Overall VERY happy stay and it did everything we required. Floorboards are a bit creaky especially when someone gets up in the middle of the night for a pee! But no complaints at all. Just one little note, online it says breakfast till 10am on Saturdays and Sundays but it is 9:30am. Luckily we made it just in time BUT there is a sign in the lobby saying 9:30. When waking up we checked online and thought we had extra but yet again no complaints, we would come again!

The bed was so comfy

It was very cold, luckily there's extra blankets in the room but I still felt the cold. I had a room at the front of the building and a lot of noise came in from outside - you could hear absolutely everything

Room was large, as was ensuite secure plenty of tea and coffee bed was comfy free car parking close to town centre

curtains only just covered windows and weren't very dark bedclothes were clean but very heavy on the conditioner smell, quite overwhelming breakfast didn't start until 8, and we had to leave shortly after. only saw one member of staff and he gave us necessary information, but wasn't particularly friendly or welcoming. Visitor book was very effusive, so presumably other members of staff were a little more welcoming

Hotel was clean and comfortable. All facilities expected nowadays were there including USB charging sockets and Netflix on the TV. Staff were very friendly and helpful. Nice little garden in which we were able to spend time relaxing in the rare UK October sunshine. No British style cooked breakfast but boiled eggs and toast were available . Plenty of cereals, croissants, yoghurts, jams, fruit, juices etc.

Space in the rooms was adequate but limited - no where really to put cases apart from in the wardrobe.

A good location, free parking, and shops nearby to forage in. I wasn't expecting breakfast, but there was a continental breakfast included, with coffee, toast, boiled eggs and other stuff, which was a nice surprise. My room had been converted from something like a ballroom or large lounge, so had massive floor to ceiling windows overlooking the car park. Nice light, if you don't mind folk being able to see in.
