This 17th Century cottage with 9 rooms available is exceptional. The building itself has so much character & lots of it's original brick work. This is the second time we have had the absolute pleasure of staying here in an amazing King Room. The owners Mike & Brian go beyond expectations. Sarah is brilliant & so helpful. She is such a lovely person. Sharron with the two R's was lovely, after meeting her for the first time on our second visit. The Langley arms pub next door is an additional bonus. The staff & customers are lovely & extremely friendly. Sorry we didn't see you this time Steve. We are so sad that this has now been sold. We hope with all our hearts that the new owners are just as good & keep the prices the same👍 as we want to come back soon in the near future.
There was a hiccup with our original room when we arrived. Fortunately after speaking to Sarah , she sorted it out for us the next day. We spent a further 4 days, happy in the originally booked room.

Pros: Beautiful building, comfortable room and friendly helpful staff.
Cons: "continental breakfast" consists of cereal/toast/croissants - so could have been better. Expecting guests to pay an additional £7 for a cooked breakfast isn't good. Only handwash provided, no other soap/shampoo. No wifi code available in rooms & mobile signal in the area is only 3G Be aware that there is a pub next door and it can get quite noisy.

Room was very good, The location is very good, not far from the M4 and M32. Sarah, the only staff member we saw, was brilliant
As it advertises as a B&B expected an English breakfast not a continental breakfast. Full breakfast is available as an extra.

The fact that we could book a room in an emergency and we were charged the usual rate. Thank you for that. The key was left in the safe so that, despite arriving at 1.30am, we could get in easily. Very quiet room at the top. The breakfast was mainly good. Lovely orange juice, tea and great hot cross bun.
Not enough bedding. Cold at night woke me several times. Would have been nice to have berries with my cereal. A bin in the bathroom is am absolute necessity, but there wasn't one. The parking arts needs to be extended to have properly paved parking bays.

Second stay here. Staff are lovely and down to earth. The building is lovely and old and the pub/restaurant is huge. We love the King size bedroom on the top floor (number 9), the bed is fab and comfy and the room is so spacious. Cooked Breakfast is good too. Good easy plentiful parking and in a nice residential area. Lots of places in easy distance to get to and about 7 miles from Bristol centre. Would stay again for a third visit.
Room 9 needs - bathroom storage, a bigger bin, a dresser area to put Toiletries and make up. Also no place to hang anything. Appreciate its got sloping roofs but think it could still have these things added. Dinner - it was only Thai food on offer which was lovely however on a Saturday night we would have preferred more choice of just pub classics.

We loved the old buildings and the ambiance. We liked the owners and the staff, who were very good to us, especially in upgrading us to a suite because we were staying a whole week. We loved coming back in the evening to have a drink in front of the fire in the pub, and we liked the fact that bus stop was 5 minutes away. The cooked breakfast for £7.00 was excellent, and straight from pan to plate and piping hot.
The only problem was a bright green light above the door to our room, which lit up the room and could not be turned off. Luckily I had an eye mask. The continental breakfast was OK but not very modern - lacking fresh fruit (only bananas) and plain yoghurt (only sweetened fruit yoghurts) , and the jams were in single-use plastic. No savoury option. Proper tea pots but only instant coffee. Bathroom products were not provided, apart from handwash.

The Langley Arms proved to be an exceptional place to stay. The facilities were top standard and the staff consummate professionals, yet extremely friendly and would go that extra mile to help. The breakfast menu was plentiful and the bedroom I stayed in was extremely spacious and of a good standard. Sarah stood out as an asset to the business and a highly valued member of staff, who made you feel extremely welcome. Nothing was too much trouble. The cleanliness of the room was exceptional and it was kept to that standard each day.
This is not applicable as i was content with every aspect of my stay. this was from the room, the staff and the food.

Big ,comfortable and interesting rooms. Full of character and charm.Very comfortable bed and hot and powerful shower. The food in the old pub was traditional , well cooked and delicious with big portions. The staff were friendly and helpful. Great stay. There was a beautiful park walk Infront of the property ,well worth doing ,even in the rain !
It could have had some soap and shampoo and a hairdryer .

Very friendly staff and comfortable room with a comfortable bed. It was a bonus having the family pub right next door to the accommodation. Good breakfast in pleasant surroundings. It was in an ideal location for us.
The only problem for us was the emergency lighting on the ceiling in the bedroom, it was a bit too bright when your trying to sleep. Did manage to sleep though.

Room is very spacious and provides all the essential things. The property itself is very interesting and full of character. Very quiet location despite proximity to the pub. Loads of parking. Good shower pressure. The property isn't close to the city centre but provides brilliant value for money when compared to hotels in the city centre.
A few things are slightly worn, such as the basin tap is minority broken, some damaged plaster is repaired with duct tape. The breakfast included is only continental and a £7 surcharge is payable for cooked, which I would like to be clearer on the listing. You also need to decide if you want it the night before which I understand the need for, but personally was not able to say if I would want that the next day.
